Lifestyle properties a hot commodityREINZ

The Real Estate Institute of New Zealand (REINZ)

has provided the latest statistics giving

a clear indication the appeal of lifestyle property living is in

New Zealand.The data shows that from June to

August 2015 there were considerably more sales with all regions recording an increase in sales compared to the three months to August 2014.

“In national terms, the lifestyle market continues to go from strength to strength, with record volumes for the current three-month period and record prices in a number of regions,” says REINZ rural spokesman Brian Peacock.

Lifestyle PropertiesThe lifestyle property market saw

a 46.7% lift (+675 sales) in sales volume in the three months to August 2015 compared to August 2014. 2,120 sales were recorded in the three months to August 2015 compared to 1,445 sales in the three

months to August 2014. Nine more sales were recorded compared to the three months to July 2015. For the 12 months to July 2015 there were 7,437 unconditional sales of lifestyle properties, an increase of 16.9% (+1,076 sales) over the 12 months to August 2014.

The year to August 2015 also saw the fifth consecutive new record value of sales for the previous 12 months at $5.39 billion.

All regions recorded an increase in sales compared to August 2014. Auckland recorded the largest increase in sales (+211) in the three months to August 2015 compared to August 2014, Waikato saw an increase of 153 sales and Northland an increase of 134 sales.

Compared to July 2015, six regions recorded an increase in sales with seven regions recording a decrease, with one unchanged.

The national median price for lifestyle blocks rose by $34,490 (+6.8%) from $510,510 for the three months to August 2014 to $545,000 for the three months to August 2015.

The median price for lifestyle blocks in Auckland rose by $77,500 (+8.9%) from $872,000 for the three

months to August 2014 to $949,500 for the three months to August 2015.

Over the same time period, the median price rose by 3.2% in Waikato to $480,000 and by 14.2% in Canterbury to $661,250 to a new record median price. Compared to July 2015 the national median sales price fell by $10,000 (-1.8%).

The median number of days to sell for lifestyle properties eased by five days, from 66 days for the three months to the end of July to 71 days for the three months to the end of August.

Compared to the three months ended August 2014 the median number of days to sell improved by 13 days. Gisborne recorded the shortest number of days to sell in August 2015 at 31 days, followed by West Coast at 37 days and Auckland and Taranaki at 49 days. Hawkes Bay recorded the longest number of days to sell at 130 days, followed by Manawatu/Wanganui at 117 days, and Northland at 117 days.

Highlights include: » Strong activity throughout the

wider Auckland/Northland region with indications of more buyers in the $1.5m to $2m bracket than

seen previously south of the city; evidence of numerous multi-offers and solid levels of listings indicating a busy spring period to come;

» An active market in the Waikato resulting in lower stocks in August; steady enquiry from Auckland; buyers cautious and doing careful due diligence relating to zoning, land developments and transport infrastructure;

» Strong activity in the Bay of Plenty with demand outstripping supply;

» Steady activity across the lower North Island and into the Nelson/Marlborough regions, although less aggressive than in the northern areas;

» A solid market in Canterbury in the $750,000 to $800,000 range. Traffic congestion north of Christchurch is changing demand from north of the city to the areas to the south/south east, with that change impacting on values to the north in some instances;

» Good activity throughout Otago and consistently steady in Southland.
