Buying your first home is a big step, but also an
exciting one! There is quite a bit to consider before buying your first home. To make things easier, we’ve put together a list of some of the things to go through when purchasing a property for the first time.
BUDGETA good place to start is to draw up
a budget of what you can realistically afford, factoring any additional expenses to home ownership (detailed below under Additional Costs). Once you’ve drafted a personal budget, the next step is to talk to your bank or a mortgage broker about the best home loan on the market for you and the possibility of home loan pre-approval. Pre-approval makes the lending process a lot easier when it does come time to formally apply for a home loan.
DUE DILIGENCEIt’s vital to do your due diligence
before buying a home. This means inspecting the property in person, and ensuring the proper building inspections are carried out. Building inspections do incur a cost, however they ensure there is no structural
damage and give peace of mind. Some contracts can actually be subject to a condition which says that a building inspection is to be carried out before confirmation. What this enables you to do is ensure an inspection is carried out prior to confirmation, and means no other offers are able to be accepted by the sellers during this time.
BUYING AT AUCTIONDoing your due diligence is
essential no matter the method of sale, however if the home you are interested in is being sold via auction, you will need to carry out all building inspections before the auction, even in the event you are not
the successful bidder. This is because sales by auction are not subject to the usual conditions of sale.
ADDITIONAL COSTSApart from a home deposit and
the ongoing cost of mortgage repayments, there are other fees and charges you should be aware of before buying your first home.• Lawyers/conveyancing fees
It is a good idea to have a lawyer look over the contract of sale and mortgage documents before signing a sale agreement. A lawyer can also assist with conveyancing, the process of transferring titles. Fees can vary, so ring and get a quote first.• Building inspection
As mentioned earlier, it’s definitely worth investing in a one-off building inspection before signing a contract or as part of a condition of sale to ensure your potential home is structurally sound.• Home and contents insurance
Remember that home insurance is an essential part of the home-buying process. Insuring your home is something that needs to be organised and ready to take effect as soon as you settle on your property, not necessarily the date you move in. So make sure you have looked
at your options and chosen the premium that best suits your needs and budget.

A lounge is a space for families to relax. It’s an area to unwind after a long day’s work and put up your feet, or laugh together while you watch TV shows snuggled up on the couch. Because of this, the lounge is in many ways the ‘holiday’ destination of your house. Immersing it in shades of sea blue and soft, sandy whites can really help create a vacation vibe.
Nautical themes make the space fun, feeling like you are out on the open waters with the sea spray on your face and the wind in your hair. There is something blissful about the combination of blue and white, like being on a permanent holiday near the ocean. So, why not turn your lounge into a sailor’s dream?
Oceanic coloursThere are so many different
varieties of blue tones to choose from, it’s like they could fill up the seven seas. Find a rich navy hue that would work really well with white wicker furniture. On the other hand, if you want to be reminded of the shimmering, sparkling ocean waters use a lighter, aqua blue.
Add cushions in the classic nautical blue and white stripes to complement the theme. Even the little details can make a big difference, such as tying your curtains closed with thick ropes in sailor’s knots.
Beautiful erosion from the waves
There are few things in life prettier than a wooden pier reaching out to sea, its vintage, aged wood exposed to the current. The waves erode the wood with beautiful patterns, certain parts chipping and stripping away to leave behind natural brown and beige undertones.
An easy and quick way to add this look to your lounge is by using textured wallpaper which take inspiration from distressed wood. Maritime blue hues, dark brown and grey work together to offer a naturally aged look. These wallpapers would look great as a feature wall, or in smaller panels such as above a fireplace or papered to the backs of bookshelves.
From the sea shore to the shelves
The next time you go to the beach, take a small bucket or container and collect plenty of sea shells. Put the shells in a glass vase and display them around the room.
You can also put some water in and pop in some fresh flowers in shades of white and blue, such as bright blue proteas, indigo peonies
and white lilies.
Also take some old jam jars to the beach and fill them up with sand. Tie some thin brown twine around the lid of the jar, and sink some small candles into the sand inside. These pretty DIY lanterns will offer some beachy whitewashed texture charm to the lounge.
Whitewashed wood always brings to mind memories of a home beside the sea, and there are whitewash paints to help you achieve this look.
Paint all the wooden furniture in the room with this, especially eye-catching central items like your coffee table between the sofas. For a complete beachy look, paint your timber floors. Walking barefoot
on whitewashed ground is sure to remind you of strolling along the sand.
Art to make you say ‘ahoy!’Print a picture of the outline of
an anchor, cut it out and glue it to cardboard to make a stencil. Dab your favourite paint testpot on, then let it dry. Mix some sand into your testpot to add some texture.
Make sure the stencil is firmly in place the whole time, so that when you lift it off you are left with the crisp shape of an anchor on the woven canvas — the weaves will remind you of sails and the anchor will complement the room’s theme!

of pests in the garden?There are several easy-to-make concoctions using ingredients from your kitchen - and they're not just economical, they're also safe to use around pets and children because they're made from natural ingredients.
Garlic oil sprayThis kills bugs, as well as mould, on
contact. Four simple ingredients are all you need:
1 whole garlic clove, minced1 cup vegetable oil1 litre waterA few drops dishwashing liquid
Combine the garlic and vegetable oil in a jar with a tight lid. Refrigerate it for a day or two, giving the garlic plenty of time to infuse the oil.
Strain out and discard the garlic.
Put two teaspoons of the garlic oil mix in a large spray bottle (reserve the remaining oil for future use), and mix in water and dishwashing liquid.
Spray generously as needed several times a week.
This solution works well on insects, mould and even mildew.

Soap solutionAn easy option for pest control.
This solution kills bugs as well as fungus. You need only three ingredients:
2 tbsp dishwashing liquid1 tbsp baking soda3.8 litres warm water
Mix all ingredients together and pour the solution into a spray bottle. Label the bottle for easy identification, and use as often as you need. Spray it directly on your plants or anywhere you see fungus and pests.
Simple oil sprayThis not only kills bugs on contact,
but it can also prevent bugs from returning to problem spots. Again, this recipe requires only three ingredients:
1 cup vegetable oil1 tbsp dishwashing liquid2 cups water
Combine all ingredients in a bottle. Cap it and shake well before use.
Spray wherever pests seem to be a problem, and reapply after one to two weeks or as needed. Ideally, you should reapply it after a heavy rain.
