Newspapers vs internet

Talking about real estate

and newspapersThe reliance on Newspapers by

the Real Estate Industry has been an enduring relationship – one that has seen many a boom and bust in our industry cycles and yet we have been inseparable.

But for how long?

As with every industry the newspaper medium has seen the

steady march of the internet and there have been some cracks developing in our relationship. Newspaper has been great at getting into everyone’s homes in the past and offered a visual medium critical in portraying a property for sale at what has been a cost effective rate. Individual agents have grabbed this opportunity to profile themselves as part of the newspaper adverts. All very efficient and mutually supportive.

As an aside the new Real Estate Agents Act came into effect in November 2008 and this has brought changes that affect our industry. In the past the real estate organisations’ have been able to make a profit from marketing campaigns that cost the clients more than the company. Now discounts or bonuses received have to be disclosed to the clients

Sooo, what's with the internet?

Website vs newspaper is becoming a battleground for selling property. The fact is a third of the metropolitan paper is real estate advertising making the

property section sometimes bigger than the national news section, and the reason for this mass of paper based adverts is the state of the market and the behaviour of the purchaser and vendor.

In New Zealand the vast majority of property searches start online. In the most recent study undertaken in New Zealand by Nielsen Online showed 80% of respondents sighted real estate websites as a first point of contact with property compared with 49.6% for metropolitan newspapers and websites are increasing at the detriment of newspapers in these areas.

Customers we deal with in my office have all spent time on the websites taking tours of the property deciding which properties to visit. Instead of visiting all the listings of open homes they weed out properties based on judgments’ made on line.

The statistics you would think would drive us as real estate agents and our client’s to abandon the world of newsprint for just the websites. But the truth is - it’s not happening and some would say it is head in the sand mentality.

Why!!

Newspapers arrive into people’s homes with news from the world as well as local news and items about what is going on in the community.

It is the news in the front of the paper that gives the advertisers credibility. The public still has a belief that newspapers are still very

Plant new season veges like silver beet, spinach, lettuce

and cucumber. Been craving beans?

It’s also a great time to get your dwarf beans and scarlet runners in the ground. Scarlet runners will need a bean frame and you can eat both straight from the garden.

If you’ve got sensitive seedlings like zucchini, capsicum and tomato in your vege patch, make sure to protect them from any late frosts. You can use plastic milk bottles - cut the base off and place over the top of the seedlings - or purchase a closure from your local garden

centre. A closure is a form of white netting that lets in light and air but no frost. And if you haven’t got these tasty summer plants in your garden yet, there’s still plenty of time.

Now you’ve got the vege garden sorted it’s time to add some colour to your garden. Try planting livingstone daisies, lobelia, sweet peas, dianthus, dahlia, larkspur and petunia.

Once planted, mulch all your flower beds to keep out weeds and protect your plants from cooler weather.

Cut the seed heads off your rhubarb stalks before they sap the energy from the plants. And check regularly as they will pop

up quickly.

Need more to do this month?

Try making your own compost. Compost will improve your soil structure, reduce the need for synthetic fertiliser and help with water retention in summer.

Lastly, if you haven’t already, finish splitting and replanting your strawberry runners before they start to shoot away.
