Let’s talk real estate & newspapers

The reliance on newspapers by the real estate Industry has been an enduring relationship – one that has seen many a boom and bust in our industry cycles and yet we have been inseparable.

BUT FOR HOW LONG?

As with every industry the newspaper medium has seen the steady march of the internet and there have been some cracks developing in our relationship. Newspaper has been great at getting into everyone’s homes in the past and offered a visual medium critical in portraying a property for sale at what has been a cost effective rate. Individual agents

have grabbed this opportunity to profile themselves as part of the newspaper adverts. All very efficient and mutually supportive.

As an aside the new Real Estate Agents Act came into effect in November 2008 and this has brought changes that affect our industry. In the past real estate organisations’ have been able to make a profit from marketing campaigns that cost the clients more than the company. Now, discounts or bonuses received have to be disclosed to the clients

Sooo, what's with the internet?

Website versus newspaper is becoming a battle ground for selling property. The fact is a third of a metropolitan paper are real estate adverts, making the property section sometimes bigger than the national news section and the reason for this mass of paper based adverts is the state of the market and the behaviour of the purchaser and vendor.

In New Zealand the vast majority of property searches start online. The most recent study undertaken in New Zealand by Nielsen Online showed 80% of respondents sighted Real

Estate websites as a first point of contact with property compared with 49.6% for metropolitan newspapers and websites are increasing at the detriment of newspapers in these areas.

Customers we deal with in my office have all spent time on the websites taking tours of the property deciding which properties to visit. Instead of visiting all the listings of Open Homes they weed out properties based on judgments’ made on line.

These statistics, you would think, would drive us, as real estate agents and our client’s, to abandon the world of newsprint for just websites.

But the truth is - it’s not happening and some would say it is a head-in-the-sand mentality.

Plant new brassicas (broccoli, cauliflower, kale, cabbage etc) for

harvesting in summer and new season potatoes, yams and kumara for

enjoying at Christmas. Grow lettuce, peas, broad beans,

silver beet, beetroot and new season rhubarb. But before you do, dig over the garden and add some NPK fertiliser and a bit of mulch to give the soil a boost.

When the weather starts to warm up – hopefully at the end of the month - you can start to plant carrots and radish.

Brighten up your flower beds by growing pansy, viola, stock and lobelia seedlings. Or try planting perennials like new season lavender, peony roses or hostas.

It’s also a good time to plant fruit trees.

If you're keen to freshen up your back yard with some nice smart lawn, now's the time to prepare the soil.

Give it a good rake, level it off and get ready to apply your grass seed and fertiliser. How do you know when to do this? Once the soil temperature has started rising - that's the time to apply your grass seed. And, how do you know when the soil temperature is rising? That's easy - when you find you're mowing your lawns more often than not - the soil temperature has increased.

Finish off your rose pruning. And, lastly check for aphids on everything, but particularly new shoots on your roses. If you spot aphids on your plants simply hose them off with a strong stream of water and spray the plant with Neem, organic oil, sold at Awapuni Nurseries.

Bookshelves!

This is such a simple but functional idea. Where you have holes, stains or rough patches on your walls why not put up a bracket and put some elegant hardback books in place!

Hide the air conditioning unit:Now this will take a little D.I.Y but is well worth it! If you have an air conditioning unit that sits idle for most of the year why not cover it in a functional blackboard? All you need is some wood and a few D.I.Y tools to make it like a box lid that is able to be taken on and off easily.

Funky way to re-use jars

We all have a plethora of jars around our house in various shapes and sizes. Why not wash the labels off and use them to their full potential! They have the ability to a wonderful adornment or gift – especially around Christmas time.

Try these ideas!

Marbled jar light:

Get some coloured stones from your local craft shop or glass decorations, glue them on to the jar then tie a ribbon around the top, insert a small candle and you have a wonderful marbled light!

The recipe jar:

This is a wonderful idea at any time

of year for a friend or someone you want to say thank-you too. Make sure you make up plenty and stock them in your cupboard – you will delight in your recipient’s reaction. Simply get your favourite cake recipe or biscuit recipe and start with the flour in the bottom and carefully layer it with the other ingredients to form the recipe. Attach a pretty label with baling twine to the outside and get some pinking shears to cut a material lid.

Another cute idea is to add a cookie cutter if you are doing a biscuit recipe!

The drinking cup complete with cosy!

It is very trendy to use jars as a drinking utensil at the moment – so why not use it for hot chocolate! Knit a simple cosy to go around the jar and you avoid burning your hands! A jar can also make a great wine glass, just tie a string around the top and add a wine charm.

The advent calendar:

How about turning each lid into a day in December. Wrap each jar in a Xmas fabric – or decorate lavishly so that you can use them as a special family tradition year after year. It

doesn’t matter if they are varying sizes – just put in goodies for each day that suits the size and your children! Imagine the fun when they open the jar!

Snow globe:

This is so simple but wonderful! Find something you want to put in your jar – ie a Christmas garland and glue it to the inside of the jar lid. Then fill the jar with water – add glitter decorations and you have a snow globe! This is a great activity for kids as well – especially in the winter holidays!

Your kids best stationary item:

Get some different paint colours. Pour some into a jar or a mixture of colours, put the lid on and shake it around so it is entirely covered, take lid off and let dry. A perfect colourful stationary station for pens and pencils awaits you!
