Selling's essential checklist1. Disconnecting your emotions.

Buying real estate is often an emotional decision, but when you are selling real estate you need to remove emotion from the equation.

You need to think of your house as a marketable commodity. Your goal is to get others to see it as their potential home, not yours. If you do not consciously make this decision, you could inadvertently create a situation where it takes longer to sell your property.

2. First impressions are important.

Tidy the garden and entrance. Finish small repairs such as peeling paint and cracked windows.

Tidy rooms and cupboards to remove clutter and remove extra furniture so that rooms look more spacious (if necessary, rent a storage unit temporarily or give away items you no longer use).

The house should sparkle - take special care with the kitchen, bathrooms and windows. Watch for and remove cobwebs on the ceilings.

3. Put together pertinent information.

Information such as the title documents, valuation documents, surveys, mortgage statements, power, gas and rates bills, information on upgrades, plans for improvements, etc.

4. Select a property sales agent.

7. Set a realistic marketing price.

Lock away valuables or take them with you, remove pets where possible, make sure the atmosphere is light and warm, display fresh flowers and add inviting aromas such as freshly-brewed coffee or home made baking.

9. Dealing with offers.

You may either accept the offer as is, reject it, or make changes and sign it back to the purchaser to see if they are willing to accept your changes.

If you make changes to it, this means you have rejected the original offer and the purchaser is no longer bound by their original offer. It is the buyers' option to either accept your counter-offer with the changes, reject it, or come back with another counter-offer.

This process continues until you can either reach agreement or the negotiations terminate. If you have more than one offer, take time to consider each one carefully. But, be aware that it doesn't always follow that the highest bid is the best; you must consider the conditions that are attached to the offer.

10. Follow your solicitor's advice.

When you receive an offer on your property, make sure a copy of the contract is sent to your solicitor and be sure to follow their advice.

Grow virtually anything you’ve

ever wanted to try. The warmer soil temperature and moderate weather means now is a great time to get busy in the garden.

Beginner gardeners should try planting easy-to-grow and quick-producing seedlings like lettuce, courgette, cucumber, spinach and beet, or herbs like thyme, oregano and mint.

The more advanced gardeners should be getting carrots, beans, peas, basil and tomatoes in the ground around now. And it’s not too late for dwarf beans. Once they’re planted, water regularly and add mulch in dry areas.

Next brighten up your flowerbeds with impatiens, lobelia, pansies and anything else available from online stores or your local garden centres.

If you’re keen to get some bulbs in the garden, it’s not too late to plant gladioli, zantedeschia and hippeastrums as well as main crop potatoes, all of which are available online or from your local garden centres.

Now is also a good time to lightly fertilise and water on the surface of where your bulbs are planted to help them prepare for next year's flowering.

Watch out for narcissus fly which often lays its eggs at the base of the leaves on daffodils and hyacinths at

this time of year. Sprinkle some soil insect killer around the bulb leaves.

It also pays to keep an eye out for aphids in your garden during spring. Hose them off with a strong stream of water then use a pyrethroid based spray like Neem, or try making your own homemade garlic spray or citrus spray.

Be sure to get on top of any aphids quickly before they get on top of your garden! While you’re on the look-out for aphids, watch those birds too. Before the grass really starts to grow it can be slim pickings for birds and they might take a fancy to your newly-planted crops. Installing bird netting over the top can help protect your plants.

Now is a good time to sprinkle a good general fertiliser on your lawns and garden beds. If you put it on your lawn make sure it’s about to rain so that it dissolves into the soil.
