Low interest rates look set to continue as the

Reserve Bank’s annual report emphasises the

importance of maintaining a flexible monetary policy

in the face of global economic challenges.

The RBNZ’s Annual Report 2014-15 shows that while New Zealand’s economy has performed much better than many other economies, it remains subject to major challenges in the global environment. Governor Graeme Wheeler said international forces remain a major influence on the economy. These include large declines in commodity prices – particularly dairy and oil, low international interest rates, and record net immigration levels.

ASB economist, Chris Tennent-Brown, recently said because the Reserve Bank was expected to keep the official cash rate low for the next few years, rolling six-month fixed terms looked to be the cheapest home loan strategy.

Infometrics economist Benje Patterson agreed short-term fixed rates looked attractive. “Given these expectations of falling fixed rates, mortgage holders who choose to only fix for less than one year are likely to be able to lock in an even lower rate in the first half of 2016,” he said.

Mortgage brokers still seem to be the easiest way to determine your borrowing for an investment rental, first home or a move to a bigger or smaller home as they can come to

your home and determine your needs based upon what bank has the best offer for you, usually at no cost to you at all.

How to make your home sell fasterHome Maintenance

Preparing your home for viewers, or “staging” as it’s called, is important.

It will not only ensure your property is sold faster, but can potentially add thousands of dollars to its value.

De-clutter – but don’t depersonalise

Get rid of all the excess items that has accumulated in every nook and cranny. Put it in storage or give it to a friend.

People need to be able to envisage what the property would look like if they were living there and often find this difficult, so make it easy for them to see all the fantastic living space you’re offering them.

Don’t make it look like a generic hotel - leave some personality. Apart from anything else it gives unimaginative buyers suggestions as to what they might do.

People are often buying into a lifestyle as much as a property. Be sure to show them the attractive side of your lifestyle.

Consider removing any bulky furniture that makes the room feel small and replacing it with smaller furniture.

A fresh lick of paintGiving your walls a fresh lick of

neutral paint will make your home seem lighter and bigger and will enable the viewers to more easily imagine how they would adapt the rooms to their needs.

It will be easier for the buyers to move in and use the rooms immediately than if the walls were still bright purple or lime green

Create a good first impression – give the front door a new coat of bright coloured paint.

Fix and cleanMake any minor repairs necessary

– holes in walls, broken door knobs, cracked tiles, torn or threadbare carpets. Many buyers want to move in without making changes, so allow

for this.

Clean everything until it sparkles and get rid of limescale, clean and repair tile grout, wax wooden floors, get rid of all odours and hang up fresh towels. This will make the place more appealing and allow viewers to imagine living there.

Tidy up the garden - cut bushes back, clean the patio and furniture of lichen and dirt, and cut the grass. While this doesn’t add much value to your home, it makes it more likely to sell as people visualise themselves using the garden.

Update the kitchenThe kitchen is the most valuable

room in a house as it is worth the most per square foot and can make the difference when buyers are uncertain and wavering.

Consider re-facing your kitchen cabinetry - this is much cheaper than installing new cabinetry and often as effective – upgrading kitchen counter tops is expensive but can add serious value.

De-clutter the surfaces and just leave a bowl of fruit out and take out any bulky appliances.

Consider upgrading the plumbing fixtures and white goods, but keep in mind that while that could make your property sell faster, you will be unlikely to recoup their full value.

Light and airyWall mirrors make a room

look much bigger and lighter. Consider putting some up, especially in smaller rooms or hallways.

Clean windows inside and out, and replace any broken light bulbs as it makes the place feel light and airy and rooms feel bigger as well as the property being more attractive.

Ensure that you have lamps on in any dark corners - putting a soft lamp in the bathroom can create a warm glow.

Light a fireIf it’s a cold evening, or even a

chilly day, light your fire. Consider

burning some pine cones for the delicious smell. This will make your home feel warm and inviting. If you don’t have a fire then ensure the fireplace is clean.

Make it look prettyMake sure the windows are

properly dressed with blinds or curtains as naked windows make a place feel impersonal and run down. Buy some cheap ones if necessary.

Plants and flowers bring colour, life and light to a room and also smell delicious. So does that fruit bowl on your kitchen counter.

Get the right smellsBad smells are the single

biggest turn off for prospective buyers. Don’t just cover them up, fix the source of the smell. Clear drains, wash bins, open windows, air the kitchen from old cooking smells, get rid of furniture that is embedded with cigarette smoke, and wash any grimy bed sheets.

If you are a smoker, place bowls of vinegar around the house and leave out for three days. Though the vinegar will smell when you open the windows it will disappear quickly taking most of the stale cigarette smell out with it.

Conversely, good smells can make a property feel like an alluring home. While it might be impractical to bake fresh bread, cakes or brownies for every viewer that visits your home, you could perhaps brew some fresh coffee.

If you’ve got an area in your garden where you want to create a

mass of colour, you can’t go past petunias.

They are prolific bloomers and, if looked after, will continue to flower all summer.

There are many different varieties of petunia – depending on the season – which grow to heights of between 25 and 50cm.

And there is bound to be one or more colours you like. You can choose from plain purple, red, pink or white. How about purple with dashes of white like on the primetime violet star? Or the duo red and white variety which, like the name suggests, produces a beautiful mixture of red and white flower?

Not sure what colour to select? Then try a mixed bundles and let

that do the deciding for you.

If you don’t have a big garden to fill with bedding flowers, don’t worry about that either. All petunias really need to flourish is a sunny, free-draining spot. They grow equally as well in pots and hanging baskets making them perfect for just about any garden.

You can grab your petunia

seedlings from your local supermarket, hardware or garden centre. Alternatively, you can buy online and have them delivered direct to your door. Once you’ve selected your seedlings and sunny spot to plant, simply dig small holes, around 3cm deep and 25cm apart, and plant.

Be sure to watch out for slugs or trying using a beer bait. It also pays to keep an eye out for aphids. If you spot these pesky pests, a general insecticide or spray of organic alternative, neem oil will sort that problem.

And make sure to keep them watered. If you’re not sure how thirsty they are, stick your finger in the soil 2cm deep. If the soil is dry, they will need a drink.

Then sit back and wait just four to six weeks for your beautiful petunias to bloom. Remember to pick off dead heads to encourage re-flowering.
