As real estate sales people we are often asked this and other derivatives of

this question. It would be fair to assume that most

people consider that spring through until the autumn is best because the gardens and lawns etc are looking at their best............and you would assume that there are fewer sales in the winter months.

The real estate market is no different to any other market place and it is governed by supply and demand. Obviously the best time to sell is when

there are more buyers than sellers in the market and in real estate this can happen in any season and for a variety of reasons from interest rates to changes of government and immigration policies etc.

The Auckland and Christchurch markets have been excellent examples of boom markets in recent times and both for very different reasons.

So, taking that theory further, the next best time would be when there a fewer products similar to yours on the market and the worst time to sell would be when the market is flooded with products similar to yours.

Conversely, buyers are looking at the best time to buy and for them it is when there are lots of properties on the market and they have plenty of choice

Properties sell for a variety of reasons........... so having your home lovely and warm when you bring a buyer in from the cold in the middle of winter may be just as valid as having the pool uncovered and the deck chairs out sparkling blue water on a hot summers day.

In the winter buyers comment often that they are seeing the house and gardens at the worst time of year and know where the sun will be etc.

In the summer buyers comment about the indoor/outdoor flow and that the gardens look lovely etc.

I thought I would do some checking on the latest statistics and see if there

was a clear winner as to which season had the highest numbers of house sales.

The summer months obviously are shortened in terms of business time with the Christmas holidays and a number of people taking holidays through January but it is also a time where families are together and often make plans for coming months and year.

I looked back over the past four years and averaged out the number of sales for each season and the results were as follows:-

For the summer months from December through until the end of February there were 117 sales per year.

Autumn had the highest average with the average being 146 sales per year from the 1st March through until the 31st of May.

Surprisingly the winter months of June through until the end of August were quite active with the average number of sales being 127 which was only slightly lower than the spring months which averaged 132 sales per year.

The best time to sell depends on a number of factors, but if you had the of choice the best time to sell it may not be related to seasonal factors, but more so how is the market is affecting properties similar to yours.

Rather than asking “when is a good time to market my home”........... maybe it should be “how much competition is on the market for my home at the moment.”

A Rotary Club of Ashburton house building project, underway in the

new Braebrook Drive subdivision, is powering

along thanks to the ongoing support of the

community and the drive of its backers.

Once finished the stylish four bedroom house will be sold to raise money to support the Rotary Club's children's literacy programmes, both in Mid Canterbury and overseas.

The fundraising initiative follows on from the Rotary Club's literacy programme in Samoa and was seen as part of the club's ongoing commitment to help improve children's literacy by increasing their access to books.

All the proceeds from the house sale will go toward these programmes.

of Grant Love Homes, says the project is moving forward with the building-wrap now on the house in preparation for delivery of the aluminium windows early next week.

He says the next stage will see the internal plumbing and wiring done.

"It's on schedule," he says, of the work.

With the roof on, and all internal framing separating the internal rooms, there is a better idea on the size of the build. The final plan is for a 227 square metre property, comprising a four-bedroom, two-bathroom house on an easy care 700 square metre section.

The fourth bedroom could be a multi-use room, sitting off the living room.

The property also has wide frontage with the internal access garage to the front of the section. The popular house style has been chosen to best-fit the section and take full advantage of the afternoon sun. With bi-folding doors planned from the kitchen to the patio area, it's likely to be perfect for enjoying any indoor/outdoor entertaining.

Rotary Club of Ashburton member Walter van der Kley is the building sponsorship co-ordinator.

Walter was initially hopeful the work would be completed by April, however the ongoing success of the build may see it finished ahead of time.

A charitable trust had been set up to manage the financial aspects but the build carried no financial risk to the Rotary Club of Ashburton, as some individual members had underwritten the project.

Initially nine businesses had offered different levels of sponsorship with the build, giving time or materials to help support it. However, since building had started more had offered to help.

Prior to Christmas scaffolding and safety nets went up, which Mr van der Kley says the Rotary Club were fortunate to have given at no cost.

Elite Scaffolding provided the scaffolding and Ashburton Scaffold Systems Ltd who are the registered installers of Salus Safety residential nets, provided and installed the nets at the site. They were removed once the roof was on.

While it was a community project and used some volunteer time, the project is being run as a commercial building site to keep the building work on time.

It will be sold fully finished and fully landscaped.

Water and mulch.Getting your plants to stay healthy

during summer can be tricky – particularly if you go on holiday. One trick to reduce the need for watering is to apply mulch around your garden.

Mulch protects the soil from heat and provides a cooler soil temperature, which enables roots to pump water efficiently. If the soil is dry when you poke your finger into the ground, it needs more water.

At this time of year most of your plants will need extra watering and your fruity plants – like tomatoes, strawberries and other berries – will need even more if you want them to ripen faster and become juicy.

Water either early in the morning or evening when the outside temperature is cooler. This will allow the water to soak into the soil and not dry out as quickly.

If you’re going on holiday you might have to rely on automatic sprinklers, but if not, it’s preferable to water by hand so you can aim at the roots. Your plants will absorb the water better this way and it encourages deeper root growth.

Try not to over-water as it can rot your plants. Sometimes the wind can dry the soil on the top but if you check further down (around five to 10cm) you might find it’s not dry after all.

It’s also a good time to deadhead flowers and cut back roses To get the best out of your flowers like marigolds and petunias remember to deadhead.

Removing the flowers that have passed their use- by-date will stop them rotting and keep the planting looking at its best.

Cut or your roses back to where the stem is as thick as a pencil. When you’ve found the right spot to cut, make sure you make the actual cut just above the outside bud nearest to your spot.

Cutting your roses will encourage them to continue flowering until around June, rather than finishing in March.

Lastly, keep planting! Now’s a

good time to grow lots of different varieties of herbs, vegetables and flowers.

There are hundreds of different varieties of seedlings available at Awapuni at the moment.

And keep planting your fast growing gourmet veges and herbs like fancy lettuces, rocket, basil, spring onions and spinach. These plants all mature quickly and planting often will ensure you have a regular supply – just remember to keep eating it!

New Year is a great time to improve or make changes around the home.

One of the most used spaces in a home is the living room, so it's a great place to start.

The living room is the place people sit and relax, where guests are seated and the place people are drawn to: the heart of the house - whether it be for its comfortable, uncluttered state or for its warm and inviting fireplace.

The setup of a living room is important: it needs to be as functional as possible but also relaxing.

Firstly, check out the space you have, make a paper plan and place your furniture around the room to invite conversation between the people in all the seating positions, with limited obstructions.

A coffee table is good to create intimacy, and a place to put your cup, but is not ideal in a walkway area or too oversized in a small room.

So consider the space you have.

A small room should be minimalistic in its contents – too much clutter will make the walls feel

like they are closing in and it's not relaxing.

In a big room, there are better options to accessorise – extra seating can be added even creating pockets of intimate space, then additional tables, a decent bookshelf and/or mirrors can create a stylish, warm environment.

Well positioned furniture is important to ensure its appeal to those in the home and visitors.

Television viewing and any window view should also be considered when placing the lounge suite: some people want to see outside, for others it's a distraction. For some, the television is the entertainment hub of the house and the location of

the television often depends on cable connections, but consider whether you want it as a focal point or not.

Whichever way you frame the living room, it's important not to shut out any natural light flooding the space: it's good for the soul.

While the colour of a living room is sometimes unchangeable in rental accommodation, most are painted or wallpapered in neutral colours, but if you have the chance and the skill, try adding bit of colour. Even if it's just in your accessories like cushions, candles or floor rugs.

It's nice to have some colour to suit your furniture, match your personality and encourage positive feelings.

The Mid-Canterbury Summer Singing School is now it's in 15th year and has grown from its humble beginnings to a massive 122 students and a 90 minute show this year.

It was begun by local singing tutor Jo Castelow who asked director Alice Sollis from Timaru to join her and the pair have been a winning combination ever since.

The students come from far and wide in the Canterbury district and it is a camp where the musical theatre techniques are taught in a very fast paced atmosphere. The onus is put on the candidates to be studious and learn their music so interpretation, movement and singing technique can be taught.

This musical theatre camp achieves in five days what most shows achieve in three months. Many students return every year and some will be on their eighth or ninth camp.

The singing in the seniors this year is exceptional and the audience are in for a fantastic treat.

Many students come up through the ranks from junior to senior and by the time they transition into the seniors, where the demands are much greater, they are seasoned campaigners and know what is expected of them.

Last year some of the seniors were the entertainment for the South Island Rotary Conference and were very warmly received by the audience, who were astounded at their performance. There are two senior scholarships for students studying singing/musical theatre at a higher level given and they are to be announced on the Saturday night.

If you haven't seen these shows before make sure you join the many who come to watch the show every year, you won't be disappointed, this community has a wealth of talent.
