Decorating• We at Starward Homes cordially invite you to visit our state

of the art Design Studio to preview the grand selection of our interior fi nishes and start the personalization process of your new Starward Home.

• Included in your contract are 2 colour selection appoint-ments with our Starward Interior Design Consultant. Ap-pointments will be weekdays at either 9 am or 1 pm, and will last for a maximum of 3 hours. If required, additional appointments can be purchased at a rate of $300 per appointment.

• Gas fi replace (which is optional) is Direct Vent gas with decorative surround (no masonry chimney).• All walls to be painted one coat primer, one coat fl at latex standard pastel colour throughout (from builder’s samples).• Exterior of house to have one coat primer, one coat fi nished paint on all wood trim and doors.• All interior trim and doors to be painted white.• Six panel smooth doors. • Plate glass mirrors in all bathrooms.• Interior door handles are Door Hardware Level 1 from Weiser with choice of standard fi nishes.

Tile Work and Carpet• DensSheild tile wall backer will be used in tub and shower

enclosure.• Main bathroom to have a ceramic tile tub alcove up to and including drop ceiling. Concrete• Poured 8” concrete basement walls reinforced with rebar.• Exterior Basement is Delta wrap and spray. A strong foundation goes a long way.• 4” weeping tile covered with clear 6” of crushed stone

around foundation walls.

Exterior• Each home, designed and built by Starward, emphasizes

the creation of distinctive elevations, utilizing vinyl siding and other unique materials. Purchasers to have choice of exterior colours from builder’s standard samples. All elevations are under architectural control by Fort Max Limited Partnership. No two like elevations or siding colour selections side by side.

• Windows to be vinyl Low E Argon gas thermapane insulated glass, with a 25 year limited sealed glass warranty. All operating windows to have screens in habitable areas.

• Exterior entrance doors to be insulated, metal-clad doors.• Exterior siding to be vinyl. Facia, soffi t and eavestrough to be pre-fi nished aluminium, as per plan. • 20 year self-sealing asphalt shingles.• Garage door will be a non-insulated door. • Front doors with sidelight windows as per plans. • All exterior porches to be pressure treated wood.

Drywall and Insulation• All fi nished rooms are drywalled, taped, sanded, primed

and painted.• Exterior walls will have R22 with 2 x 6 wall construction. • Basement walls will be wrapped with Basement Blanket R12 insulation to 12” above basement fl oor.• To minimize truss uplift, metal channels are screwed between ceiling drywall and trusses. See Sales Representative for further details.• Textured white ceilings have a smooth border (slope ceilings and basement area excepted).• Kitchen, bathroom, laundry room have fl at ceilings.• Garage is fully drywalled, with rough coat tape only.• If plan permits, a man door is included in every home for direct access from garage to house for your convenience.
