Who or what is driving MMC?

› Costs are the key driver

› Quality is a direct beneficiary

› A more sustainable form of construction emerges

› Exploration of alternative construction methods are often contractor driven

› Where design teams specify particular Modern Methods of Construction it may restrict the ability of some contractors to return tenders

› Therefore MMC need to be flexible and be able to adapt to various designs rather than driving a particular design solution

Challenges for Design of Residential Volumetric Modules

› Typically used on low density developments

› Generally the layout of accommodation is non urban in form

› Single use developments are generally only constructed

› Developments to date have been small scale

› There has been limited production capacity in the past for Volumetric Modules

Design of Volumetric Modules

› All design must be completed at front end, pre fabrication

› Number of module types and variation has negligible impact on costing

› Flexibility of Module required to achieve diversity in façade design

› System must have BBA or IBA certification

› In Ireland system must have DOE approval, this includes full testing of the external envelope from internal to external surfaces for each variation of material type.
