As the national housing market continues its recovery, who are today’s home buyers and what motivates them to make a purchase?

Recent data from the National Association of Homes Builders of the latest American Housing Survey (AHS) gives insight into recent home buyers and the home buying process. Conducted in odd-numbered years by the U.S. Census Bureau, the 2013 AHS studied 13.7 million households that bought a home in the previous two years.

While the number of households buying a home had been falling since 2005, the number of recent home buyers actually doubled between the 2011 and 2013 surveys. Of these 13.7 million households, 43% were buying their first home, while 11% were purchasing a new home.

In general, new home buyers are older, make more money, and are purchasing bigger, more expensive homes. On the other hand, first-time home buyers are younger, make less money, and are purchasing smaller, less expensive homes.

Home buyers said the top two reasons for choosing a home were its size and room layout or design. The house’s price and the neighborhood came in tied for third. However, for first-time buyers, price was the top consideration.

When asked about making their neighborhood selection, home buyers noted their top reasons for choosing a neighborhood as “the house itself” and safety. First-time home buyers, who have a median age of 32, also seem to prioritize a healthy home-work balance. Proximity to job and friends/family tended to be more important to this group of buyers.

The size of a purchased home hasn’t changed much in recent years. In fact, the median size of all homes purchased has been 1,800 square feet since 2005. However, the median size of new homes bumped up from 2,100 square feet in 2011 to 2,200 square feet in 2013.

So how long does it take buyers to find the right home? Home buyers looked at 10 different homes before deciding which one to purchase.

And when they’re ready to commit to their new home, about half of the buyers used their savings for a downpayment while 17 percent used the sale of a previous home. Only 11 percent purchased their home without a downpayment. This includes cases where a home was purchased in full with cash and when a home was purchased with a zero-downpayment loan.

RELOCATION DOESN’T HAVE TO BE OVERWHELMING

Q: MY WIFE AND I ARE CONSIDERING RELOCATING TO THE LAFAYETTE AREA AND WE ARE BOTH A BIT OVERWHELMED. THERE IS SOME INFORMATION ON THE INTERNET, BUT WE DON’T KNOW HOW TRUSTWORTHY IT IS. WE WOULD LIKE TO GET AN INSIDER’S OPINION ON WHERE WE CAN FIND NEIGHBORHOODS THAT HAVE MIDDLE-PRICED HOMES WITHIN A GOOD PUBLIC MIDDLE SCHOOL AND HIGH SCHOOL DISTRICTS. ANY SUGGESTIONS?

A: Most real-estate companies have a relocation division. Generally, you can call them and they can pro-vide you and your wife with the kind of information you are seeking. Talking to a relocation expert will give you and your wife the chance to gather all of the information necessary to narrow your search and make an informed decision.

For example, what do you and your wife consider a middle-priced home? This could vary from person to person. An experienced relocation expert should be able to ask you a handful of questions and then narrow down potential neighborhoods. They should also be able to answer your questions about school districts and neighborhood amenities. Additionally, relocation experts can provide you with other helpful information such as neighborhood associations, property taxes, and shop-ping availability.

If you and your wife don’t know where to start, you can start your search on the web. The Lafayette Board of Realtors has a website that lists all of the local real estate agencies and gives you their contact information. Using a firm’s relocation service does not obligate you to purchase a home from the firm providing information; however, you should be upfront with the individual help-ing you to ensure that everyone is on the same page.

HOME BUSINESS MAY OR MAY NOT BE OK

Q: OUR CONDO ASSOCIATION BOARD SUSPECTS THAT AN OWNER IS CON-DUCTING SOME KIND OF BUSINESS OUT OF HIS UNIT. THERE’S A LOT OF COMING AND GOING DURING THE DAY AND NIGHT. WHAT SHOULD WE DO?

A: First, you need to answer for yourself whether an owner can run a business from his condo. Most condo-miniums have written rules regarding whether or not an owner can operate a business from his unit. Most prob-ably prohibit it, but there are certainly some that allow it, if it is not burdensome or disturbing to other owners. There are some condos whose rules and regulations are silent on the issue.

You should carefully read your condo association’s by-laws and perhaps the condominium declaration to determine where you stand.

Then, if you’re still bothered by this situation, you should politely ask the owner whether they are operat-ing a business out of his unit. This is a step that gets missed a lot of times. As long as you frame the conver-sation as a question, you shouldn’t have to worry about a defamation suit.

Remember, just because one owner gets more mail or has more visitors doesn’t necessarily mean they are running a business from their home. However, if you accuse the owner of running a business and insinuate that it’s an illegal one, then you could very well be on shaky ground.

If after asking the owner, you have reason to suspect that illegal activity is taking place, my advice would be to contact the police and get them involved. They are in a better place than you to gather information and get to the bottom of things.
