Bella Vista, a truly one-of-a-kind family estate perched high on Rabbit Ears Pass above Lake

W hether you’re a buyer or seller, one of the more important aspects of the market you’ll want to be keenly aware is

inventory. But this is not simply knowing how many properties with your criteria are listed, but more telling is how quickly those properties are consumed (absorbed) by the market, over time.

For example, it may seem like having 250 condominiums listed for sale between $250,000 and $500,000 is high, and only 20 condominiums listed for sale between $1 million to $2 million is low, but if the market absorbs (buys) 500 homes in the $250k to $500k range a year, and only 5 are bought in that $1m to $2m price range a year, it takes (on average) 6 months to sell lesser expensive condos (250/500 x 12 months) than the 20 condos at 5 per year, where it would take 48 months to sell (20/5 x 12 months).

If you’re in the buying mode, the more properties that are on the market within your price range, the more options you have available, as excess supply typically brings lower prices. Buyers will want to know how quickly properties are getting snatched up and how aggressive they’ll need to be in making an offer from both a timing and pricing standpoint. In the ex-ample given above, if you’re shopping for a $400,000 condo, you may want to make an offer sooner rather than later when you fi nd the right one, whereas if you are look-ing in the $1m+ range you may be a little more patient.

If you’re selling, the fewer properties on the market means less competition, and a higher price may be demanded. When you receive an offer, if you’re in an active price range and an offer comes in at a price not to your liking, you may want to counter or wait for a better offer; while if you’re positioned in a less active segment, getting any reasonable offer may be some-thing to consider.

In the fi rst quarter (QI) of 2009, the Steamboat Springs real estate market hit a two-plus decade low in demand, where the Steamboat Springs Multiple Listing Ser-vice (MLS) posted a mere 62 transactions. From the supply side, the MLS posted an all-time record high of 2,385 listings in QII of 2010. Now, with six years of slow and steady recovery, supply and demand have created different opportunities on both sides of the table.

To see where these inventory opportuni-ties exist, we’ll take a look at the Months of Inventory in various price ranges within Steamboat Springs and the ever-popular South Valley, for the three residential cat-egories of Single Family Homes, Town-homes and Condominiums, as well as va-cant Land. Furthermore, I thought it would be interesting to see where the market was

for the record-breaking year of 2007, when it hit bottom for activity in 2009, bottom for value in 2013 and currently 2016, which is actually May 22, 2015 to May 21, 2016 (the most recent 12 month period).

Single Family HomesNot surprising, the $250,000 to $500,000

price range, was very tight with 36 sales over the last year. There are currently two listings, giving a one month supply. The most active price range is between $500k to $1m, where 97 transactions occurred and only 44 listings exist. The most interesting fi nd with this exercise is that in 2007 a total of 178 single family homes were purchased, and over the past twelve months 173 have been recorded…only fi ve short of the market high.

TownhomesIn 2009, 12 townhomes in the $3m to

$4m range were on the market and only one sold, representing a twelve year sup-ply. Those have been slowly absorbed where now a 12 month supply exists. Again, the lower the price point the lower the time it takes to sell.

Condominiums116 condos have been purchased over

the past year under $250k. With only 23 listed, a mere two month supply exists. 128 have been purchased between $250k and $500k, but 116 are now listed (seven month supply). More listings will need to be added in these two price ranges to

feed demand. Notice how the Months of Inventory in the most expensive categories have all declined, particularly between $1.5m and $2.0m, where fi ve sales and nine listings in 2016 have created a six month supply.

LandAlthough no new land developments

have entered the market in quite some time, there still appears to be plenty of inventory for buyers. 2007 saw 129 sales, but in two quick years that dropped to 13. Interest in land has been picking up, how-ever with 55 sales in the past 12 months.

ConclusionAcross all property types, buyers for

introductory-priced properties need to act quickly. Along these same lines, should the market continue to improve, sellers should be able to increase for introductory properties. The other end of the pricing spectrum is totally different, where plenty of inventory in the luxury market exists. Sellers with high-end properties should look to competitively price their property to shorten that timeframe, and attract buy-ers with value. The market has certainly changed since 2009 and 2013, and, in some aspects, looking more like 2007. For the best outcome, buyers and sellers need to know the market and in particular, how the market absorbs their property for a reasonable expectation.

During an earnings report in early May, executives with Intrawest, the parent company

of Steamboat Ski and Resort Corp., said the real estate market was ripe for development at its resorts.

“Our head of real estate, he’s been working very, very hard with our outside architects and master planning fi rm,” CEO Tom Marano said. “We have a number of good possible opportunities there.”

Marano, who joined Intrawest in November 2014, was CEO of a large, residential mortgage fi rm, Residential Capital, from 2008 to 2013. He also held a variety of positions throughout a 25-year career with Bear Stearns.

Marano pointed out that the retail price for quality resort properties has gone up about $150 per square foot. Additionally, he said, the newest developments have essentially sold out, and there is limited inventory.

According to Intrawest, the land value of its Steamboat real estate holdings is $51 million.

At Steamboat, Intrawest has an option to purchase a parcel of land behind The Steamboat Grand hotel, and it owns the parking garage across the street, as well as the Knoll and Meadows surface parking lots.

“Nothing to report right now as far as a specifi c project, but the market is primed and is ready for us to do something,” Marano said.

Despite warm weather at its ski resorts out east, Marano and CFO Travis Mayer reported quarterly earning that were above expectations. The quarter, which ended March 31, encompasses the peak ski season and the largest and most important quarter of the fi scal year, Marano said.

“Our Colorado resorts experienced growth across all lines of business due to strong visitation and growth and yield driving average revenue per visit for the company up 11 percent and effective ticket price up 13 percent,” Marano said.

During the quarter, Intrawest generated a profi t of $175.5 million,

an increase of $45.8 million from the previous year.

Intrawest operates six ski resorts, as well as the Canadian Mountain Holidays helicopter company in Canada. Intrawest does not report the fi nancial performance of its resorts individually.

Due to a warm winter, skier visits were down 18 percent at Intrawest’s resorts out east.

Total lift ticket revenue for the quarter at Intrawest’s ski resorts was $134.8 million. Lodging was $23.9 million, ski school was $22.8 million, retail and rental was $29.6 million, food and beverage was $30.8 million and “other” was $13.5 million.

“Lift revenue was the largest contributor to our growth, again confi rming the strength and performance of our season pass and frequency product programs,” Mayer said. “Season pass and frequency product programs increased 7.5 percent and comprised 41.7 percent of lift revenue versus 39.1 percent in the third quarter last year.”

Construction is abuzz in the Barn Village at Steamboat subdivision, where four homes and a duplex

are under construction and as many as a dozen more homes could break ground this summer.

Real estate broker Chris Wittemyer, who has brokered more than $33 million in sales since the development’s inception more than 10 years ago, said that, after a rocky start, the subdivision is now one of the most thriving areas for new construction in Steamboat Springs.

“Seven homes and one duplex have completed construction in the last two years, while four homes and another duplex are currently under construction,” said Wittemyer, who is a broker with Steamboat Sotheby’s International Realty. “Things will only get more busy this summer, when up to 12 more homes are anticipated to break ground.”

In many ways, the subdivision’s history represents a microcosm of the Steamboat real estate market over the past dozen years, said Wittemyer, who represented the More family, the original developers, and Gibraltar Residential in

transactions over the years. The project began in 2004, when

developers Bob Comes and Eric McAfee contracted for the purchase of 40 acres from the More family, longtime ranchers.

Planning for the subdivision took more than three years and included the creation of a four-acre park surrounding the iconic More barn, which sits at the front of the 62-parcel neighborhood along Angels View Way.

When the project was launched to the public over Labor Day weekend 2007, each of the 54 lots up for sale was reserved by a prospective homeowner, builder or developer, with many parcels having two or three prospective buyers in line.

But by the time the development was fully platted as a subdivision the following year, and before those reservations could become legally binding contracts, the recession was beginning.

Of the original 54 reserved lots, only 11 contracts closed, and through the course of the next four years, only four additional lots sold.

A promissory note for the remaining

47 lots was sold by Vectra Bank to Gibraltar Residential in 2012, and Gibraltar subsequently foreclosed on the property.

When Gibraltar reintroduced the lots to the market the following year, prices were reduced by 65 to 70 percent of original listing prices.

The reintroduction went well, and as every few lots sold, Gibrlatar would bump up the prices of the remaining lots, Wittemyer said.

Seventeen lots were sold in 2013, 11 in 2014 and nine in 2015.

“For 2016, two additional lots have sold, three are under contract and only five remain left for sale,” Wittemyer said. “The subdivision has come full circle and, today, is one of the most thriving areas for new construction in Steamboat Springs.”

Prices for the remaining lots, which are all neo-traditional lots intended to have alleyway garages, range from about $212,000 to $250,000.
