9 Easy Mistakes Homeowners Make on Their TaxesBy G. M. Filisko
Don’t rouse the IRS or pay more taxes than necessary — know the score on each home tax deduction and credit.
As you calculate your tax returns, be careful not to commit any of these nine home-related tax mistakes, which tax pros say are especially common and can cost you money or draw the IRS to your doorstep.
Sin #1: Deducting the wrong year for property taxesYou take a tax deduction for property taxes in the year you (or the holder of your escrow account) actually paid them. Some taxing authorities work a year behind — that is, you’re not billed for 2013 property taxes until 2014. But that’s irrelevant to the feds.
Enter on your federal forms whatever amount you actually paid in that tax year, no matter what the date is on your tax bill. Dave Hampton, CPA, a tax department manager at the Cincinnati accounting firm of Burke & Schindler, has seen homeowners confuse payments for di^erent years and claim the incorrect amount.
Sin #2: Confusing escrow amount for actual taxes paidIf your lender escrows funds to pay your property taxes, don’t just deduct the amount escrowed. The regular amount you pay into your escrow account each month to cover property taxes is probably a little more or a little less than your property tax bill. Your lender will adjust the amount every year or so to realign the two.
For example, your tax bill might be $1,200, but your lender may have collected $1,100 or $1,300 in escrow over the year. Deduct only $1,200 or the amount of property taxes noted on the Form 1098 that your lender sends. If you don’t receive Form 1098, contact the agency that collects property tax to find out how much you paid.
Sin #3: Deducting points paid to refinanceDeduct points you paid your lender to secure your mortgage in full for the year you bought your home. However, when you refinance, you must deduct points over the life of your new loan.
For example, if you paid $2,000 in points to refinance into a 15-year mortgage, your tax deduction is $2,000 divided by 15 years, or $133 per year.
Sin #4: Misjudging the home oJce tax deductionThe deduction is complicated, often doesn’t amount to much of a deduction, has to be recaptured if you turn a profit when you sell your home, and can pique the IRS’s interest in your return.
But there’s good news. There’s a new simplified home o\ce deduction option if you don’t want to claim actual costs. If you’re eligible, you can deduct $5 per square foot up to 300 feet of o\ce space, or up to $1,500 per year.
Sin #5: Failing to repay the first-time homebuyer tax creditIf you used the original homebuyer tax credit in 2008, you must repay 1/15th of the credit over 15 years.
If you used the tax credit in 2009 or 2010 and then within 36 months you sold your house or stopped using it as your primary residence, you also have to pay back the credit.The IRS has a tool you can use to help figure out what you owe.
Sin #6: Failing to track home-related expensesIf the IRS comes a-knockin’, don’t be scrambling to compile your records. File or scan and store home o\ce and home improvement expense receipts and other home-related documents as you go.
Sin #7: Forgetting to keep track of capital gainsIf you sold your main home last year, don’t forget to pay capital gains taxes on any profit. You can typically exclude $250,000 of any profits from taxes (or $500,000 if you’re married filing jointly).So if your cost basis for your home is $100,000 (what you paid for it plus any improvements) and you sold it for $400,000, your capital gains are $300,000. If you’re single, you owe taxes on $50,000 of gains.
However, there are minimum time limits for holding property to take advantage of the exclusions, and other details. Consult IRS Publication 523. And high-income earners could
get hit with an additional tax.Sin #8: Filing incorrectly for energy tax creditsIf you made any eligible improvements in 2014, such as installing energy-e\cient windows and doors, you may be able to take a 10% tax credit (up to $500; with some systems your cap is even lower than $500). But keep in mind, it’s a lifetime credit. If you claimed the credit in any recent years, you’re done.
Installing a solar electric, solar water heater, geothermal, or small wind energy system can also make you eligible to take the Residential Energy E\cient Property Credit.
To claim the deduction, you have to use the complicated Form 5695, which can mean cross-checking with half a dozen other IRS forms. Read the instructions carefully.
Sin #9: Claiming too much for the mortgage interest tax deductionTaxpayers are allowed to deduct mortgage interest on home acquisition debt up to $1 million, plus they can also deduct up to $100,000 in home equity debt.

RENTAL CAR INSURANCE PROBABLY NOT NECESSARY
Q: I TRAVEL A LOT FOR WORK, AND USE RENTAL CARS PRETTY FREQUENTLY. EVERY TIME I RENT A CAR, REGARDLESS OF WHAT COMPANY I RENT IT FROM, I’M ASKED IF I WANT TO BUY ADDITIONAL INSURANCE THROUGH THE RENTAL COM-PANY. ALMOST ALL OF THE RENTAL COM-PANIES INSIST THAT MY PERSONAL AUTO INSURANCE WON’T COVER ANYTHING AND I WOULD BE PERSONALLY LIABLE IF I GOT INTO AN ACCIDENT. IS THIS TYPE OF ADDI-TIONAL INSURANCE REALLY NECESSARY, OR IS MY PERSONAL AUTO INSURANCE POLICY SUFFICIENT?
A. The additional insurance offered by the rental companies is not necessary if you have full coverage (liability and collision) with your personal auto insurance policy. Almost all stan-dard policies, that include liability and collision coverage, will cover any vehicle you operate, even rental cars. You also may have excess coverage through your credit card. Some credit card companies provide that benefit.
That said, even though you’re covered by your own insurance, you might still want to accept the additional coverage in order to make your per-sonal policy secondary to the rental insurance. If you buy the additional coverage through the rental company, and you have a wreck, you probably won’t have to file a claim with your own insurance company. Chances are the rental coverage you purchased would be sufficient to cover any damages caused by the accident. If that’s the case, you don’t have to submit a claim to your own insurance company, and you could avoid a possible increase in your rates.
LIVING SEPARATE AND APART DOESN’T NECESSARILY EQUAL SEPARATE PROPERTY
Q: MY HUSBAND AND I ARE SEPARATED, AND HAVE BEEN FOR TWO YEARS. NEITHER OF US IS WILLING TO PULL THE PLUG ON THE MARRIAGE AND FILE FOR DIVORCE. ONE OF THE MAJOR MARITAL ISSUES WE HAVE IS OUR FINANCES. HE SIMPLY CANNOT STICK TO A BUDGET AND HAS A TENDENCY TO MAX OUT CREDIT CARD AFTER CREDIT CARD. NOW THAT WE AREN’T LIVING TOGETHER, HIS DEBTS ARE HIS RIGHT?
A: Unfortunately, unless you have entered into a separate property agreement, then no his debts are not just his. Since divorce is not an option right now, the only other option is to enter into a sepa-rate property agreement. Although you and your spouse would still be married, you could both agree that your incomes are your own separate property. You could also designate which accounts and other investments are your own separate property and which ones are your spouse’s separate property.
But, because you are already married, you will have to have any separate property agreement you desire to enter into approved by a judge. Before a judge will approve this type of agreement, you will have to make a showing that both parties are will-ingly entering into it, and that it is in the best interest of both parties. This shouldn’t be too much of a problem if you are both in agreement about making everything separate.
After the agreement is signed and approved by the Judge, the two of you will no longer own any community property. You earnings at work and your earnings from your separate property invest-ments will be your separate property, and the same goes for your spouse. You can also agree that your present and future debts are separate-property debts.
However, because you live in Louisiana, which is a community property state, credit card com-panies (for cards you or your spouse have before the agreement is signed) will assume that your spouse’s debts are also your debts, especially if you signed the credit card applications. To prevent this, you will have to contact each company and instruct them to take you off of the credit card as a guarantor.
Unfortunately, if there is an outstanding balance on the card (that was incurred before the separate property agreement was signed), they may not agree to release you from liability for the debt. So if your spouse fails to pay on the credit card, you may find the credit card companies coming after you to pay her bills.
Also, it sounds like your spouse could benefit from some credit counseling. There are several reputable consumer credit counseling agencies in Lafayette that offer services ranging from educa-tional programs to debt management assistance. Good luck.

(BPT) - When buying a first home, most people are making one of the biggest purchases of their lives. Without home buying experience, it’s hard to separate fact from fiction.
“Buying a first home can be exciting and stressful for most young buyers, especially the financing process,” says Clete Thompson, vice president at imortgage, a division of loanDepot LLC. “There’s a lot of paperwork, many choices, and sometimes budgets don’t stretch very far. Our licensed loan officers specialize in helping first-time buyers navigate the home finance process, which can be stressful if you’re not work-ing with a seasoned professional.”
To help first-time buyers, the experts at imortgage are uncovering prevalent myths about financing a home purchase:
Myth: It takes a 20 percent down payment to buy a home.
Reality: Required down payment amounts vary by type of loan and they are on average much smaller than people think. Last year, the median down payment for all first-time buyers was 6 percent, accord-ing to the National Association of Realtors. One reason is that many first-time buyers use FHA loans, which require down payments as low as 3 to 3.5 percent. VA loans require nothing down for qualified veterans or active military person-nel. If you want to take out a con-ventional loan, many lenders do require 20 percent down, but you can lower that percentage with pri-vate mortgage insurance. There are also hundreds of down payment assistance programs that eliminate
or reduce down payment require-ments for qualified borrowers.
Myth: If you owe a lot of student loan debt, there is no way you can get a mortgage.
Reality: Don’t assume that hav-ing a lot of student loan debt auto-matically disqualifies you from get-ting a mortgage. The key factor is not necessarily the size of your loan obligation, but the amount of your total monthly debt payments compared to your monthly income. This is called DTI. imortgage, for example, has approved thousands of loans to first-time buyers whose monthly student loan payments were as high as $300, and many more could qualify by increasing their monthly income.
Myth: If your credit score is low, you should not even try to get a mortgage.
Reality: Millions of potential buyers assume they will not be approved for a mortgage even though many could qualify, accord-ing to a national survey commis-sioned by loanDepot LLC. Today,
median FICO scores for mortgages to buy a home are 683 for FHA loans and 754 for conventional loans. But hundreds of thousands of buyers with scores lower than those are getting mortgages if they have good income and low levels of debt.
Myth: Buying a home isn’t a good investment.
Reality: Real estate, like other assets, rises and falls based on sup-ply and demand. Over the past two years, home values in most markets have been rising. While all real estate is local, if you bought a home in March 2012, by August 2014 the national median home price as measured by Case-Shiller had risen 29.6 percent.
Myth: The mortgage-interest tax deduction is going away.
Reality: Though the deduction has its critics, most observers believe it is unlikely that Congress will elimi-nate the mortgage interest deduc-tion any time soon. Many states also allow homeowners to write off the interest they pay on their mort-gages from their state income taxes.
Check with your accountant or CPA on if you can qualify for this type of tax deduction.
Myth: I’m about to get married and the wedding is so expensive I won’t be able to buy a home.
Reality: According to TheKnot, the average wedding has 138 guests who typically give a gift val-ued at $100 each. That’s $13,800 in spatulas, baking pans and other things. If every guest contributed to a Down Payment Fund, you could have enough saved for a down pay-ment on a $276,000 home in San Diego.
“These are just a few of the myths about home buying that surface fre-quently in our conversations with first-time buyers,” says Thompson. “I always advise potential buyers, especially first- time buyers, to get in touch with one of our local imort-gage loan officers if they’re inter-ested in straight answers to specific questions about financing a home. (BPT) - Kitchens are the heart of the home. It’s where you prepare meals, help your kids with home-work and entertain guests. It’s the room in the house where everyone gathers, where memories are made, and, with solid investment, can sin-gle-handedly increase the value of your home and help you build more of a nest egg. Even if you’re consid-ering selling your home, all eyes of prospective buyers will inevitably be on the kitchen.
“When making investments in your home, the kitchen is unani-mously the best place to start,” says Nate Berkus, renowned decorator, designer and artistic advisor for LG Studio appliances. “For me, a great kitchen is one that feels time-
less. To accomplish that, reach for what feels classic for the space like subway tiles and stainless steel, and allow the elements that tell your story to come through in the non-permanent fixtures like the furni-ture, fabrics and details.”
Here are Berkus’ five tips for designing a forever kitchen that will sustain its value, whether you’re looking to put your house on the market or simply updating it for your family’s enjoyment:
1. A timeless look: When it comes to making big design deci-sions in your kitchen, put aside trends and go with timeless and elegant. Reach for what feels classic like white subway tiles, brass and

2. Paint: I don’t know why people always grimace when I say to paint wood. It isn’t a cardinal sin, especially in the kitchen. clients this all the time - lighting is one of the most important decisions you can make in any room, includ-ing the kitchen. I love vintage pen-dant lights over an island or table. Since lighting can often add to a dated vibe of the space, swapping it out for something more time-less immediately makes the space appear more modernized - perfect for illuminating any potential buy-ers.
4. The long haul: Making over a kitchen is no small feat. It’s expen-sive and time consuming. Trust me when I say I get it. So, your best asset is information. Start build-ing that Pinterest board to identify what you like. Once you have that, you can start to attach costs. Mine
always starts with what’s perma-nent like the cabinets, appliances and tiles. These, along with the appropriate team to help you make and install all of it, are your best investments. From there, consider ways that you can have what you want at a price you can live with. I’ve seen the most amazing islands fashioned from unique things like a farm table, or hutches that are free standing on a wall as opposed to extending your cabinets. These can all be ways to get a big look without the big price tag.
5. Consider technology: The home of the future is actually here today. It’s one that is wired for sound, TV and Wi-Fi. Simply put, our kitchen island is command central
for more than meal prep. For many of us it’s also the office. So, to add value to this space, don’t under-value what will make life easier, like outlets that have USB ports in the wall and island, charging docks and
TVs. We do so much more in this
space than cook. So, to add value,
