Lakes on Eldridge - May 2008 Volume 7, Issue 5 Official Newsletter May 2008 www.lakesoneldridge.net 2008 2008 LOE Quiz Night The Lakes on Eldridge Quiz Night, planned for May 3rd, has had to be postponed to Saturday June 7th. The format remains the same: arrive at the Clubhouse at 7.30pm for a complimentary welcome cocktail or soft drink. Bring a small team of friends and neighbors to compete as a team or else we will help to arrange groups of 6-8. Grab a table, choose a team name, and settle in with your own drinks. The Quizmaster will pose a range of Trivial Pursuit type questions and you may confer to try to win the fabulous winners’ and booby prizes! Please pre-register: for this sort of event we need to know approximate numbers and space will be limited. E-mail to [email protected], or telephone 713 492 6232, or Elizabeth Tobin: 832 467 1369. Teenage children welcome with parents. Bring your own drinks and a plateful of finger-food to share if you can. We look forward to meeting you! Notes from the LOE Social Committee The Social Committee Brown Bag Meeting was held on April 2, 2008 at 12:00 noon in the Beach Club. Georgia Shotwell and Rosa Clay agreed to sponsor the Christmas party. The committee discussed the upcoming Quiz Night to be held at the Beach Club on June 7, 2008 beginning at 7:30 pm. Those who can help with the set up were asked to be at the Beach Club by 3:00 pm. Brigid Lomax will set a date for for one final organizational meeting before June 7. The committee discussed the 4th of July family celebration to be held at the Beach Club and pool area. . Rosa Clay indicated that the swim team would sponsor the hot dog lunch. The social committee intends to sponsor and organize the children’s bike parade. The committee discussed the idea of holding an Oktoberfest event in October. Melissa Hunszeker volunteered to research beer distributors and report back to the committee. The meeting was adjourned at 1:15. PROPERTY APPRAISALS It is that time of year again when you will receive a notice from the Harris County Appraisal District (HCAD) of your property value for tax purposes. IT IS VERY IMPORTANT THAT UNLESS YOU BELIEVE YOUR PROPERTY WILL SELL FOR THE VALUE LISTED, YOU FILE A PROTEST. A high appraisal will not raise the selling price of your home – it only means you pay more taxes!! If you do not wish to personally protest your value, there are many organizations that will protest your property value for you. Their fees are only a portion of what they save you. Remember, HCAD can raise your property tax value 10% each year if you don’t protest. Also if you don’t protest, you cause all the properties around you to be artificially raised because one of the determinants HCAD uses is the property tax value of your neighbors. The easiest way to protest your property values is to determine the sales price for homes on your street with the same basic configuration as yours – single story or two-story. Then calculate the sq. footage price and multiply that number by your sq. footage. If your calculated number is less that HCAD’s appraisal, you have a legitimate protest. PLEASE TAKE THE TIME TO REVIEW YOUR APPRAISAL AND RESPOND. Even if you have a 65 year old+ exemption, you can still save money by filing. Congrats Seniors!

I’m Texas Energy Analyst Alan Lammey. Maybe you’ve heard me on the radio talking about the market forces that drive energy prices. I’m here to tell you that you’re not stuck paying those high prices to big electric companies anymore! Stop it.

Why pay more than you have to? Those days are over!

Why would you want to go with an electric provider that charges you more, when you can go towww.sparkpowerbank.com and pay far less for the same electricity?

Here’s What Some Of My Previous Clients Have Said About My Service... “So let me just say that if you want the hardest working, most straightforward, most thorough, friendliest real estate agent you could ever hope for, call Tim.” Dave & Elaine R.

“We really appreciated the direct one-on-one contact you were able to provide to us, along with your outstanding knowledge of the market, how to present the home and your negotiating skills” Paul & Alinta S.

“It was very important to my wife and I that our agent was available when needed. Tim proved readily available when contacted via telephone and email. Tim also followed up with every agent that showed the house to obtain feedback on a potential sale as well as to obtain advice on how to improve showings.”

Christopher & Jenny H.

“I have bought and sold two other homes and Tim is the best realtor I ever had. He is smart and knowledgeable, professional and friendly, and helpful, looks after your interests, is always on time and available by phone or email.” Karl B.

“I am writing to thank you for all your help in successfully marketing & selling our US home as part of my transfer from Houston to Stavanger, Norway. Your professional, no-nonsense approach and sound pre-sale preparatory advice was much appreciated. Your knowledge and ability to navigate the intricate processes of international oil company sale procedures was also very helpful. Your experience and understanding of the north-west Houston market proved valuable in pitching our house appropriately.”
