The Landlady Building Opinions

The shared freehold experience is a commonfixture of Brighton & Hove life which seesleaseholders both planning and paying for

the maintenance of their most expensiveassets. Historic buildings often suffer thoughsimply because there is not the expertise, driveor willingness available to ensure that workstake place.

Ventnor Villasin Hove was builtfrom the 1850sand featuresseveral buildingsof note. Number28A, NewportLodge, stands outfor its yellow-brickdouble-frontedfaçade alongsidetaller, rendered,townhouses. Likethe road on whichit stands, itsname comes froma town on the Isle of Wight, in reference to QueenVictoria’s move to the island (after selling the RoyalPavilion and its contents!).

The three-storey Victorian villa was convertedinto five flats in 1962 (one in the basement, two onthe ground floor and two on the first floor). Large rooms were chopped andfireplaces removed. Lots of coving survives though, as do the original curvedbay windows – complete with curved glass. The building’s leaseholders kindlyshowed me around, and helped me to solve a few mysteries. Severalconundrums remain though, like why the steps up to the raised ground floor areon the inside, how the basement was originally accessed internally, and whatwas in mind when the front garden was completely dug out to form the deepmoat-like pit which separates house from pavement.

Newport Lodge was built on land that belonged to the Reverend John NelsonGoulty, alongside what is now the United Reform Church, yet it was never thevicarage. The United Reform Church was founded as the CliftonvilleCongragational Church in 1863 by a group from the Union Chapel in Brighton.Goulty was Minister of the Union Chapel and his name graces a local bus to thisday. The fact that Newport Lodge was numbered ‘28A’ confirms that it was builtafter the rest of the street, probably during the 1880s.

At Newport Lodge, things are on the up. A programme of works is now beingdiscussed that should see all sorts of niggling tasks carried out, including theremoval of layers of unwanted cables on the building’s façade. It is easy toforget that the building is probably worth more than £1,000,000 and that theapproach to maintenance should reflect this. Iam not very good with time on my hands. When I have time on my hands,rather than doing something useful, creative, or active, I am more likely tobe found lying on the sofa with a cream horn watching Deal Or No Deal, until

wine o’clock, when a large glass of white can be added to the mix. None ofthese activities are good for either the brain or the health, so it’s better that I’musefully employed elsewhere.

Lucky then, that along with my hours atThe Supermarket, I have also inheritedthe Big Daughter’s job in anestablishment on the Pier, while she’saway travelling. It is an enjoyable job,with a clientele about as far removedfrom The Supermarket clientele as it’spossible to be without working on adifferent planet. I think I prefer the pierclientele, who are mainly smiley tourists – and quite a lot of seemingly mad people – all enjoying their day out in Brighton.

My new 10-hour day work rota has put paid toexcessive cream horn eating and wine-drinking,and the shop, which cannot be left unattended,is far enough away from the bar and the fishand chip shop to provide too much temptation.

My friend Katy and I, who have owned a flatin Hastings together for 12 years now, havedecided to bite the bullet and do it up properly.This means replacing the kitchen with swankynew units and being generous enough toprovide a fridge freezer, cooker and washingmachine. In the past, we left our tenants totheir own devices as far as white goods wereconcerned, which is probably why we havebeen in receipt of such a low rent for the past10 years, both from a financial and tenant point of view.

Before I realised how many hours at the pier I would be doing, I agreed to takeon the painting and decorating of our flat, along with the tiling of the kitchen andbathroom. It is quite a large two-bedroom flat, so will take a few days todecorate, leaving me little time to myself for the next few weeks. Added to thework melee is the fact that my three winter students have moved in and requirea hot meal every night, meaning that the timer function on the cooker is almost

worn out. Fortunately, The Small Daughter, who isnow almost as tall as me, has taken an

almost un-natural interest in cooking, which

neither of myolder offspringhas done. She

enjoys makingfairly exotic and

skilful dishes andalthough her use of

precise minute timers isquite excessive, I am sure I

will be putting her new talents tothe test over the next few weeks..

N ick Andrews, wife Louise andson Jamie are a family ofcommunicators: Louise is a

speech and language specialist, Nickis a music teacher and son Jamie isalready a fine trumpeter and brightyoung man; all of them are happy tochat about their home and the waythey live.

The Andrews family were longtimeresidents of Seven Dials but theirattached home was no longer asuitable place for Nick to give musiclessons as the neighbours were wearyof the noise. They knew that a movewas needed, and they knew it wouldneed to be a detached property thatwould give the new neighbours a levelof insulation from the music making.

When they found their new homethey were delighted. It was a 1950’sdetached house, probably built on thesite of a WWII bomb, and it had spacearound it to provide sound proofing. Italso had a lovely garden with maturefruit trees and a large conservatory.

Now, to many, a conservatorywould sound like a bonus, but not tothe Andrews family. This was a hugeunheated glass structure that washome to the kitchen. In the wintermonths it was so cold that it wasnecessary to put outdoor clothes on

to make a cup of tea. Something hadto be done – immediately.

The family had read about DMBSolutions in Latest Homes. “We hadalready spoken to some buildingcompanies but they simply did notgive off the right vibes,” says Nick.

“But when James came round fromDMB we were very impressed. Weexplained that we needed DMB tobuild a room in which we couldcommunicate. A place to hang out, to sit down and talk, dine, share ourday. And we wanted someone whocould take on the project frombeginning to end. James came upwith a plan and some great ideas.

“He knew that we wanted akitchen and a nice warm room. We wanted it to be light and airy, but also practical. He was extremelyforthcoming with ideas and madegreat suggestions that we wouldnever have considered.

“And throughout the wholeprocess he’s struck us as a man with integrity. I never saw us beingfeatured on one of those TV exposèsof cowboy builders, far from it. Infact, the whole team displayed ahigh level of competence andconfidence throughout the build.

“Of course no build of this scalecould ever be completely trauma-free, after all, a huge part of yourhome is going to be filled withtradesmen or inaccessible. But wewere happy to live out of our spareroom and accept that we wouldhave that intrusion.

In the end we were happy to havethe builders in our house because wecould see that at the end of theprocess we would have the home wereally wanted. We managed with amicrowave because we knew in theend we would also have a dishwasher.

“We got very involved in thekitchen design and DMB work withHowdens. We went to see theirkitchen designer and they had theplans from James at DMB. Theyprojected the designs full size onto

You need to be freeto form a civil partnership (in other

words single, divorced or widowed)and not closely related to yourproposed civil partner. There are two steps to entering into a civilpartnership: you have to give noticeto your local register office and, atleast 16 days after giving notice, haveeither a religious or civil ceremony.
