Estate agency is an intensely localbusiness. It is essential thatagents are fully conversant withthe issues of the day relating to

the buying and selling of property within what is often nomore than a mile or two from theiroffice. Preferably they shouldthemselves be resident in the area in which they are selling.

At Maslen Estate Agents, we are moreconscious than most of the overridingimportance of providing a local service,

delivered passionately by local people. Perhaps this is one of the reasonswhy we enjoy such a good atmosphere in our offices. Most of our staff, including our MD David Maslen, live in Brighton & Hove, and most ofthem have been with us for many years.

This combination of experience and local expertise delivers anunsurpassed and intense market knowledge of the area, meaning thatproperty buyers and sellers can expect to receive the most relevant andup to date comment and opinion when it comes to property valuation, market intelligence and strategic marketing advice.

In our experience, too many estate agencies simply have tokenrepresentation in the area, with a mobile workforce managed by remotedirectors concentrating on building an empire, rather than earning theloyalty and respect of local people over the years.

We believe that close customer contact, regular communication andstraight-talking expert advice is what the public deserves. This can only be delivered via a wholeheartedly independent and thoroughly local estateagency with its clients’ best interests at heart. As a buyer or seller you have a choice of agency, so choose wisely! Choose Maslen Estate Agents.David Maslen Estate Agents, 290 Ditchling Road, Brighton, BN1 6JF 01273 566777, www.maslen.co.uk

Rents across Great Britain wentup by 1% in the 12 months to September, the Office forNational Statistics has reported.

There were large regional variations. In Scotland, rents rose by 1.4%, inEngland by 1% and in Wales by just 0.2%.

The place with the biggest annualrent rise was London, at 1.5%. ExcludingLondon, rents across Great Britain grewby 0.8% – reflecting just how much thecapital distorts the national picture.

The large weight that London has in the overall ONS index reflects itshigh average rental prices and its large volume of privaterented property.

The lowest annual rent rises were in the north-west at 0.3%. The north-east and Yorkshire &The Humber both scored low rent rises at 0.4%. The ONS survey, which isdescribed as “experimental”, does not quoteany actual rent prices.

However, according to national property firmSL, parent company of Reeds Rains and Your Moveagents, rents edged to an all-time record at the end ofSeptember to average £768 in England and Wales.

The figure is £10 (1.5%) higher than in September 2013, meaning thatLSL puts rent inflation higher than the ONS does.Avard Estate Agents, www.avard.co.ukSales: 01273 696000/[email protected] Lettings: 01273 748828/[email protected]

Paul Bott & Company officially openedin September 2014, rising to thechallenge of the busy property marketplace of Kemp Town, and two months

on have kept their customer promise and arecontinuing to go from strength to strength.

So far, the journey of Paul Bott & Companyhas exceeded expectations. Kathy Bott, Directorand co-owner, elaborates: “The warmth andkindness that has been shown to us by KempTown regulars and local traders has blown meaway. When we looked at opening an estateagency, we thought about every small detail andmade a decision that we plan to keep anindependent family run agency that delivers inevery way, and keeps that promise.

“To us, Paul Bott & Company isn’t aboutawards, expensive flashy brochures or cars. Our promise was simple:• Valuations done by our Valuations Director• All viewings to be handled by a Director• No Saturday staff or ‘professional viewer’• Free photography• Free floor plans• Constant contact with either buyer or seller• Open 7 days a week, 7am-8pm (yes, we are

open on a Sunday!)• Friendly and approachable• Monthly ‘Local Hero’ and local charity donation

We wanted to be different and stand out; ourflyers are slightly quirky, our office décorreflects the ambience of a lounge, we havesweets and coffee, and our family dogs are onguard duty.

“Our office isn’t just an estate agents, wehave locals that just pop in for a chat or acoffee. I was amazed the other day by a lovely

Kemp Town’s newest estate agency, Paul Bott & Company, are successfully merging industry expertise with integrity andcommunity spirit

man who popped in for a chat; he had lived inthe area for over 40 years and told me all aboutthe history of a property we have for sale, dating back over 100 years. It was fantastic tolearn and hear about the history of such aproperty that we could then go on and informour potential buyers about. Thirty minuteslater, we were still chatting. Brighton and Hovehave cast a magic spell on us and opened theirhearts – we feel truly blessed.

“Our customer promise of longer openinghours – 7am-8pm, open Saturdays and Sundays– has been warmly welcomed by vendors andbuyers alike. The honesty, transparency andopenness of the team have been described as ‘abreath of fresh air’ in today’s market place.

“The big question we asked ourselves was:“What is your property worth without a strongcommunity?” There’s the local greengrocers,Proto, Brampton’s butchers, Artisan coffeeshop, White House Hotel and the flea market –it is essential that local businesses are kept alive.Brighton and Hove has so many different areaswith local traders, which makes each area-pocket special. We wanted to relay this messagein our office window, and on our website.

“Paul Bott & Company decided that localcharities would benefit from our help withdonations each month, so we hand pick aBrighton and Hove charity or organisation thatneeds a little extra assistance. Our Septemberdonation was to Brighton Pebbles, who are asupport group for families who have childrenwith learning and physical disabilities, whohave gone on to use their donation from us toenjoy a half-term day out.

“For our October charity, we have donated toWhoopsadaisy, who specialise in using theprinciples of Conductive Education to helpchildren with physical disabilities live life asindependently as possible. Paul Bott & Companydonated a cheque of £250; in addition, Paulhimself held a raffle at a charity boxing matchand raised a further £500 for Whoopsadaisy.

“Paul continues to support MoulsecoombAmateur Boxing Club, where he trains the localchildren, and recently donated new boxinggloves to the club. For us, estate agency isn’tabout the pre-conceived thoughts andstereotypes that an estate agent unfortunatelyhas (that it’s all about the money); it is aboutdelivering promises and giving a helping handto those who are in need.”

What does the future hold for Paul Bott &Co.? “We will keep on delivering our promisesto our customers throughout Brighton andHove, and look forward to an exciting 2015!” Paul Bott & Company29 Upper St James’s Street, Kemp Town,Brighton, BN2 1JN01273 605530www.paulbottandcompany.co.uk

Good news storyBUYERSDavid: “Paul Bott & Co. have a refreshingapproach and have reinstated our faith inestate agents. They listened to what wewanted, and, using their experience of thearea, found us the perfect property in anarea we were not initially looking at. Theirprofessionalism and friendly manner is forother agents to aspire to.”

Kathy: “As buyers and not in the area it wasvery important to us to find an agent thatcould be open and honest and guide us. Wefound PB very willing to spend time talkingand listening to us, and with that informationthey kept us posted on properties andimportantly, showed us properties that madeus think about our brief.

Whilst we always understood they workedfor the vendor, they never lead us down thegarden path. With their collective patience,we have found a super property that reallyfits our requirements.

Along the way we have also found out lotsabout the area and how things work. We arealso sure they will continue to be supporterspost completion. A great find, and a goodand refreshing view on estate agents.”

VENDORNick: “From day one, dealing with Paul,Kathy and all the team has been a pleasure. They are all incredibly professional, polite, and above all welcoming and friendly.

When Paul valued the property it cameacross immediately how well he knew thearea, the property’s position in the marketand how much to value it at. As a seller all I ever want is to be kept informed. And everyone at Paul Bott & Co. have been fantastic at letting my wife and I knowexactly what's going on with the sale, andhow everything is progressing. I know whenit comes to selling in the future that I will usePaul again without a moment’s hesitation.”

THE LANDLADYUnlucky trio ...

#703©

2014 Antony Hodgson

In November 2004, a deal was signed by Brighton and Hove CityCouncil and Karis Holdings, with architect Frank Gehry, for theredevelopment of the King Alfred site in Hove, which was to include anew £30 million sports centre and 590 homes. By November 2014, ten

years later, potential developers must have registered interest if theywant to be involved in the next attempt.

If momentum continues, we should be seeing a debate next year onwhich scheme, and which architect, will be picked. Ten years ago, it wasbetween architects Frank Gehry, Richard Rogers and Wilkinson Eyre.Thinking back to Gehry’s unpopular proposal, I suspect that towers andweird architecture will be avoided this time.

It is thought that the new sports centre is likely to cost £40 million, including its £7 million underground car park. This is a lot of money toraise from the 400-500 homes that will no doubt end up on the site. Ishould mention that the new centre does not have to be built in thecurrent location and may well end up, instead, by Hove station or onBenfield Valley. This discussion is still to be had.

Last month, a petition with 2,068 signatures calling for a flexible 50mpool (rather than the series of separate small pools which have beenproposed by the council) was submitted by Mike Weatherley, Member ofParliament for Hove. Every local swimming club including the Shiverers,Brighton Swimming Club and the Dolphins Disabled Swimming Club, backsthe 50m option. It would be a brave developer who ignores those who caredeeply about, and actually understand, swimming provision locally.

Similarly, the council has proposed a three-rink bowls hall for the newcentre. Such an arrangement would immediately spell the end for thethriving King Alfred Indoor Bowls Club which was founded in 1946. Whoeverdrew up the specification should have known that six rinks are required forany meaningful competition. Another petition is being prepared now.

My own dream scheme would occupy the current seafront site withThomas Heatherwick as architect. It would have a 50m pool and six-rinkbowls hall, and possibly a single sleek modest tower on the west side. From there, a long winding path, through a revamped Western Lawnswith landscaped gardens and adult exercise parks, would lead to HoveLagoon. Most importantly though, it would embrace Hove, not fight it.www.buildingopinions.com [email protected]

As a landlady, and indeed, in life ingeneral, I find that once somethinggoes wrong it is unlikely to be theonly thing to go wrong; it attracts

other problems like flies round theproverbial. Last week, while doing a loadof washing, my (incredibly expensive)machine suddenly began to emit anirritating 'alarm-clock-type' sound, thenstopped working mid-cycle. 'Waterproof',flashed the sophisticated display on thefront. This explained nothing about whythe wretched thing had stopped working.

By some miracle, I managed to find the manual, and in the ‘trouble-shooting’ section next to the problem listed as ‘Machine sayswaterproof’ it gave no further instruction apart from ‘phone agent’,whereas all other problems had a practical solution.

Greatly angered andreluctant to telephonethe ‘agent’, who would nodoubt drag me through aseries of call optionhoops with no ultimatesolution and wouldcharge me handsomelyfor doing so, I had a lookat the machine myself tosee if there was anobvious problem. I soonfound a dinner-plate-sized rend in the rubberseal, thus rendering themachine far from ‘waterproof’.

As I fumed next to the machine, The Big Son appeared behind mewith an armful of washing. I told him the machine was not working.“Well, there’s a big effing hole in the rubber thing, so I’m not surprised,”said The Big Son. The Big Son has always had a deeply annoyingpropensity for discovering problems in the house with cataclysmicpotential and saying absolutely nothing about them until it’s too late;this being a prime example. As I was about to stuff him in the ‘big effinghole’, my telephone rang. It was my downstairs tenant informing methat her overhead lights had fused.

So there was problem number two, then. Fortunately, both problemswere fixed (at great expense) before I headed off to Turkey at the end ofthe week, although I was tempted to leave The Big Son with no washingmachine. As I sat on the ferry from Bodrum to Datca – where I live inTurkey – I smugly assumed that by leaving the country I’d managed toswerve the third problem that might follow the first two.

When I arrived at my little house, all appeared to be well. At first. Asdarkness fell, I switched on the light ... and nothing happened. Therewas no electricity. At least The Big Son wasn’t there to tell me that ithadn’t been working for ages.

Andrew: We are currently in my favouritetime of year. I love late summer, theautumn and then Christmastime. AndHalloween is always an excuse for a bit

of fun, so we thought we’d film a unique editionof ‘Exceptional Homes’ to mark the occasion. The homes in it were still exceptional – perhapstwo of the most exceptionalyet – but they also came withan extra feature: ghosts!

Now, whether you believein the paranormal or not, wrapping up on a cold nightand listening to ghost storiesby candlelight is always fun todo. I actually do believe inghosts. Perhaps it was myobsession with Ghostbusterswhen I was a kid, or perhapsit’s because I used to work ina theatre that was allegedlycrawling with spirits.

Everyone who worked there had at least oneencounter to their name. From pianos thatplayed themselves to chairs rocking back andforth on their own, to visions of women sitting inthe upper circle during hours that the auditoriumwas closed – each member of staff had a tale totell. Including me.

I was an usher. I was standing atthe top of a flight of stairs at the backof the theatre that lead down to a fireescape. I was counting out my floatfor the upcoming performance when I heard footsteps on the stairs behindme. On turning around, there was

Andrew Bullock (the believer) and Simone Thorogood(the skeptic) are ghost busting for Latest Homes Live

nothing there and the sound stopped. Musthave been my imagination, I thought.

Then they started again. I turned. Theystopped. Odd.

Then they began for a third time, and becameincreasingly louder and nearer. It was literallythe sound of somebody walking up the stairstowards me. Only this time when I looked, theydidn’t stop. Yet, still, no-one was there. I stoodat the top of the stairs as I listened to aninvisible ‘thing’ walking towards me, which gotlouder and closer, step by step. Then, theyshuffled to a stop – right in front of me.

Needless to say I was very quick to seize upmy money and make a dash back to the office, where I was told that the ghost of a nightwatchman who worked at the theatre in theearly 1900s was thought to ascend those stairs. It would seem that he and I had met.

Simone, on the other hand, is a skeptic. Soshe was on hand, whilst filming ‘ExceptionalHaunted Homes’, to keep me grounded. Wewent to visit Hangleton Manor. This statelyhome is the second most listed building(second only to the Royal Pavilion) in Brightonand Hove. It's now a stunning and historic pub-restaurant, dating back to as early as the 1500s.

Apparently, oaks were cut from the woodssurrounding Hangleton Manor to build LordNelson's fleet, and the stone in the walls hascome from Lewes Priory, demolished whenthe monasteries were abolished in 1537.Perhaps it was the transference of holybuilding materials that injected somespookiness into the house, or perhaps it wasthe goings on of the residents that frequentedthe building over time. If you want to knowwhat the monk did in the dovecote, or whatthe scullery maid threw from the attic window(each of which being an alleged cause for thehauntings) then you best tune in.

Secondly, we went to Preston Manor, wherewe were shown around and talked through theghostly tales of the many stately rooms. Again, this building used to be a home, and is nownot a residence. But its colourful historyprovides us with the reason for its exception:Built in 1250 and restored later on, PrestonManor was home firstly to the Lord of Preston.Later on, and most famously, it was owned bythe Stanford family, one of the richest familiesin Sussex. The building has a walled garden, designated as being of historic interest, hasold flint walls, a ruined wellhouse and a petgraveyard, among other features. It’s reputedto be one of the most haunted buildings inBritain: it has been the subject of many ghosttours and television programmes – LatestHomes Live being one of them.

Simone and I spent some time in the Cleves room, where seances were famouslyexecuted. It was here where the mostprominent spectre of the house, The GreyLady, revealed herself and communicated with the attendees of the seance. Her story is a fascinating one, as are the events thatcontinued to happen over the years. Want to know more? Tune in to our show!

You'll also hear about the library of thehouse, the room which is allegedly the mosthaunted and has an evil presence living in it.Then there are the maid's quarters, whichbecame a very exciting part of the show, as wemight have actually caught some paranormalactivity on film. If you weren't intriguedbefore, you must be now!
