One of estate agency’s fundamental tasks is to secure the highest pricethat an able purchaser will pay for a client’s property in a given market.In an ideal world, we would have a hot-line to Camelot who would feed us

with a regular supply of lottery winners prepared to pay ridiculous prices formodest properties. Unlikely, but we’re working on it!

In the real world, most estate agents operate using certain procedures andprotocols that have been employed for decades if not centuries. In addition to thesomewhat archaic system of property transfer we have in this country, there aretraditional elements of the sales process that have become “the norm”.

Examples of these include the way in which viewings are conducted andhow buyers and sellers are treated, both of which could do with a concertedmakeover nationwide. The most obvious example is the way in which prices aremaximised. As an industry, estate agents have facilitated a culture of offersbelow the asking price in this country, which is surely counterproductive to theagents’ primary objective.

Promoting offers below the asking price encourages sellers to quoteambitious prices in order to accommodate low offers, which in itself canreduce the number of viewings. Offers below the asking price should beregarded as a failure, not a success. Our reputation thrives best, not on aculture of satisfied clients, but of delighted ones, and we find this is achievedwhen we submit offers in excess of the asking price.

There are several ways ofachieving this, using well-proven and highly strategicmarketing initiatives. It wouldcertainly be un-commercial of usto detail these here, but when thetime comes for you to sell, werecommend you question youragent as to strategy behind“quoting an asking price” and howthey will methodically achieve thevery highest price the market will pay.

The 116-step so-called ‘Cats Creep’ takespedestrians all the way up from thealready high Roundhill Crescent in

central Brighton to Wakefield Road fromwhere the views are dizzying.

At a glance, 24 Wakefield Road looks justlike its neighbours. Down the street, No. 13 isa little odd as an inconspicuous tunnelbeneath it leads to No. 14, a hidden housebehind. No. 24 though looks just like the restof the terrace, save for the orientation of itschimney stack.

I was shown around by the house’s owner,Dr Sadegh Moghadas, a former film editorand university lecturer who bought thebuilding in 1980. The house has threestoreys along with a generous loft room. It isn’t rectangular though, like a typicalterraced house. The rear is actually widerthan the front, which explains whythe chimney doesn’t runperpendicular to the façade.

Round Hill – the area that isbounded by Ditchling Road, LewesRoad and the railway – is blessedwith impressive views across thevalley below. A walk up WakefieldRoad gives little clue to this as, well,the houses are in the way. Thismakes the surprise view from therear windows of each house allthe more overwhelming. FromNo. 24, the sea, Pavilion, Dome,Brighton Wheel, Pepperpot,Racecourse and Downs may allbe seen. It may well be the bestoutlook in the city.

A rear patio that is accessed from the basement kitchen is about the samesize as the other rear gardens on the terrace. Some steps lead away from itthough, down the hill. Where they go is not immediately clear as trees quicklyobscure what’s beyond. It’s soon clear that the rear patio is a gateway to aprivate wooded area within the centre of the block, the size of half a footballpitch, that comes with the house. I’ve never seen anything like it.

Various sources suggest that the land was once an orchard. The building’sdeeds offer a variety of clues on the house’s history. A prominent locallandowner, John George Blaker (the namesake of nearby Blaker Park) appearsto have been the owner in 1909. The name of the house, ‘Hillside’, which hasbeen exposed from under layers of paint on the front of the building, ismentioned at this point. Documents from 1917 mention the Cats Creep.The house is currently for sale with Bonett’s Estate Agents.

“It may well be the bestoutlook in the city”

Ido not want another baby. Friends of mine reading this, who haven’t seenme for a few months might be having a mild stroke now, but it’s OK. I’m notpregnant. It’s just that for the first time in my life I have come to the

conclusion that having another baby would, besides being a miracle, besomething of a disaster. I only bring the subject up, because I was discussingit with someone the other day and I thought about it for the first time in someyears. If I’d been asked the same question four or even three years ago, Iwould have definitely come to the opposite conclusion. It’s lucky that I’vedecided that I don’t want any more children as I fear that this particular bushas already left the depot, and is well on its way to the terminus.

Children are hard work. They arestill hard work, even though two ofthem are fully-fledged adults andthe other, The Small Daughter, isbecoming a very independentbeing. She veers seamlesslybetween viewing me with totalcontempt, to wanting to hang outand spend time with me. The‘wanting to spend time with me’ is only appropriate when no one who knowsher is within a ten-mile radius, as it is deemed totally uncool to hang out withyour decrepit parents. She won’t even walk to the bus stop in the morning withme. This manic veering between love and hate is a vast improvement on theteenage years of The Big Son, who was generally not to be found at home ever,as he was too busy perfecting his teenage career as a charismatic criminal inthe style of a Brighton Raffles. I have to interject that, The Big Daughter, whowill probably read this, would argue at this point that her younger brother, farfrom being ‘loveable’ was absolutely vile during his teenage years. She isprobably right, and fortunately after nine suspensions from school, he grewout of this phase, as many do.

Having said that, a few Sundays ago, I was on my way – with a terriblehangover – to see The Small Daughter perform in a play in Hangleton. Justmanaging to catch the 5B bus, I staggered upstairs, only to find The Big Sonfast asleep on the bus. When I tapped him on the shoulder to ask if he’dmissed his stop, the look of utter confusion on his face (why was his mum onthe bus? why was he on the bus?) was beyond hilarious. Believe it or not, itwas Mother’s Day.
