To All Bidders: All bidders shall acknowledge receipt of this Addendum on the bid form.
Acknowledgement of receipt of this Addendum shall be taken as prime facie evidence that, prior to submission of this bid, the bidder was fully cognizant of all provisions of the Addendum and of all work and conditions affected thereby.
FAILURE TO ACKNOWLEDGE RECEIPT OF THIS ADDENDUM MAY BE CAUSE TO REJECT BID AS BEING NON-RESPONSIVE.
In case of conflict among Bid Documents, Contract Documents and this Addendum, this Addendum shall govern.
This Addendum forms a part of the Bid Documents and modifies the original bid documents for the above-referenced project. The following changes, additions, or deletes shall be made. All other terms and conditions remain the same.
Changes/Additions: Item No. 1: Hardware cut sheets, see attachments Item No. 2: Added project summary schedule, see attachments RESPONSE TO RFIs:
QUESTION 1: Is there a DVBE for this project? Response: This purchase does not require DVBE participation goal. QUESTION 2: Why is single story modular required to be steel rigid frame construction?
A shear wall building will serve purpose and comply with all codes. Response: See Lines 12 – 19 on the Sim Lab and Computer Lab Modular
Specification Chart that call for Type V non-rated and wood floor.

Page 2 of 10 QUESTION 3: Type-V non rate 2013 code, this should be to 2016 code? Response : Yes, the 2016 code. QUESTION 4: What window coverings are to be provided? Response: The owner will provide the window shades. QUESTION 5: Will this project require DSA approval? Response: No, but we want it built to DSA standards QUESTION 6: Will it require HCD approval? Response: Yes QUESTION 7: Will local city approvals and permits for the foundation and ramps be
required? Response: No QUESTION 8: If this is a DSA project would we be using our PC plans to submit over the
counter? Response: N/A QUESTION 9: Is an Architect assigned to the project? Response: N/A QUESTION 10: The site plan for building “A” depicts an existing building. Who is
responsible for removing or demolishing building? Response: The Owner will have the existing modular removed prior to the modular
vendor’s work starting. QUESTION 11: Is there a soils report available? Response: Not yet, assume a continuous poured in place concrete footing, on the
perimeter, 3’-2” deep by 1’-4” wide, with 2’-6” below grade, with intermediary footings to support the interior frames. Awarded vendor will be provided with final soils report, and the contract amount adjusted based upon quantities of materials.
QUESTION 12: Is the modular vendor responsible for excavating the pits and removing
the soil?

Page 3 of 10 Response: Yes, all underground work / soil preparation and construction of the
foundation will be the responsibility of the modular vendor. The site utilities, power, water, sewer and data will be provided by the Site Utilities contractor, as a separate contract.
QUESTION 13: Are there civil plans available showing existing underground utilities and
site elevations? Response: Yes, We will provide a civil plan and a package of site utilities will be bid
as a separate project on April 6, 2017 at 10:00 am. The Site Utilities contractor will pull the existing utilities out of the way of the foundation zone and then install the new utilities inside the foundation for hooking up the new modular.
QUESTION 14: Will the modular vendor responsible for providing temporary fencing? Response: Yes, See General conditions handed out at the job walk. Mt SAC will move
the existing K-rail for access on the east and west sides. QUESTION 15: We noticed that building B shows concrete decks and ramps, will this be
the same on building A and is the modular vendor responsible for these? Response: Yes, See item 25 on the Modular Spec charts and the site plans. The units
are to be set at +8” aff on the north side for the SIM Lab and at the north side for the Computer Lab, so the area will drain around the units. The ramps are to be concrete for longevity and constructability due to the low height of the ramps to the doors. NOTE there are ramps to all of the exit doors on each modular (2 exit doors per modular).
QUESTION 16: Will the modular vendor be responsible for designing and installing a fire
alarm system? Response: No, the school has a fire alarm vendor who can provide that service. QUESTION 17: Is a fire sprinkler system required? Response: No QUESTION 18: What type of HVAC system will be required end mounted or roof mounted
system? Response: A roof mounted system will be preferred due to the anticipated longevity
these units. QUESTION 19: The specification charts refer to other specifications i.e. item #35 states:
“See specs for sinks, faucets, valves and hardware”? Is there another specification document other than the matrix charts?
Response: Yes, see 18 page cut sheets for the following:

QUESTION 20: The floor plan for building “A” shows a Tub in one of the restrooms, will a
shower head also be required? Response: Yes this is to be a residential quality bathroom. QUESTION 21: Will the modular vendor be responsible for providing any of the furniture
shown on the plans? Response: No QUESTION 22: What is the engineer estimate on the project? Response: The estimated cost is $270,000, but feel free to bid less QUESTION 23: Will there be public opening of the bid? Response: Yes, see posted documents – Bids are due at April 13, at 2:00 pm. QUESTION 24: Will there be a scheduled job walk on the project? Response: Yes it was held on April 4, 2017 at 10:00 am
a) If not can we arrange a site visit? Response : No, we cannot reschedule another job walk. QUESTION 25: Is the Bid no. 3156 or 3157? Response: Bid no 3156

above project? Response: http://www.mtsac.edu/purchasing/bid_info.html QUESTION 27: What code “CBC or IBC” do we use for the modular building? Response: Use CBC 2016 QUESTION 28: General condition list “A”. Item #1.1 – modular vendor to supply 4 each of
33 gallon trash cans and 1 broom and dust pans. Does Mt. Sac have any specification requirements on what type or model?
Response: No any good functional broom and dust pan, and heavy duty plastic trash
cans with lids will work. QUESTION 29: Item 11.2 – modular vendor to protect the site with construction
fence. Please provide how much area do we need to cover so all bidder will have the same quantity?
Response: The site plans are scaled. Provide fence inside the K-rail at the SIM Lab
or 5 ft. out from the Computer Lab modular on all sides. QUESTION 30: Building “A” drawing I-1.0 furniture plan: Who is responsible on providing
the furniture’s? Response: See response to question 20.
QUESTION 31: What is the occupancy classification “A” or “B” or “E” or “I” for the 36 x 60? Response: Type B QUESTION 32: Page 2 of 5 of the bid #3156 under additional scope of work page 2. Item
#1: “in-ground foundation as per plans”, and should make certain exterior dimensions are true dimensions and any modification to the building chassis shall be included.
a) Where is this drawings in the RFP package?
Response: See response to 25 above. There should be no chassis on a modular.
b) What type of in ground foundation “wood” or “concrete”?
Response: Provide a poured in place concrete foundation per response on question
10 above. c) Who is responsible on construction of the foundation, inclusive of the saw cut, demo, shoring, excavation, backfill, haul off, rebar and concrete?

including the saw cut, demo, excavation, backfill, haul off, rebar, concrete and patching back the asphalt.
QUESTION 33: Page 2 of 5 of the Bid #3156 under additional scope of work page 2. Item #2: Contractor to submit shop drawings of buildings 2 weeks after notice of intent before fabrication. How do we spend money on drawings when the contract is only notice of intent?
Response: Per the revised bid documents, shop drawings of buildings will be four (4) weeks (minimum) after Notice of Intent before fabrication can start.
QUESTION 34: Did you mean notice to proceed?
Response: No, after notice of intent.
QUESTION 35: Will the building being requested on this bid be “new” or “like new” or “used”?
Response : New
QUESTION 36: Building “B” to be set and hooked up on 2/21/2018 to 2/23/2018. When do we deliver the building?
Response: In December after we remove the existing unit, then the construction of the foundation can begin – see schedules attached.
QUESTION 37: If this building is to be stored at modular facility, will the client provide insurance?
Response: No, not until it is completed on site. The fabrication date of the Computer Lab can be set so the storage time is limited.
QUESTION 38: Will the contractor be paid once the building is fabricated and not delivered?
Response: No, a partial payment can be made for the design drawings, and a payment made once the units are delivered, and a final payment upon completion.
QUESTION 39: When will the warranty take in effect at the time the building is done at the factory?
Response: No, the warranty starts when the building is completed on site.
QUESTION 40: Modular specification chart “A”. Item #10 – 20 lb. roof with 3 GNC build up roof with gutters and downspouts. Will the client accept a more energy efficient roofing materials on the buildings?

Page 7 of 10 Response: Bid as specified and we will consider an alternate after award designation. QUESTION 41: Item #12 – 85 mph exposure. Will the client accept code compliance
exposure on the project? Response: No QUESTION 42: Item #18, 19 and 24, is the modular contractor responsible on providing
concrete foundation? Response: Yes, the modular and the foundation is considered one system. QUESTION 43: Who is responsible on providing the geotechnical report? Response: The Owner will provide a geotechnical report. QUESTION 44: If there is no geotechnical report available at this time, how do prepare the
soil prior to foundation installation? Response: See response to question 10. QUESTION 45: How do we determine on what demo do we need without site scope of
work parameters? Response: Use the requirements for your modular and fit it on the site. The utilities
are a separate bid project. QUESTION 46: Item #26 – flooring. It shows that the flooring contractor to install, is there
any requirements for us to prepare the subfloor and walls? Response: Yes, smooth plywood and straight walls. Modular vendor is to install coved
sheet vinyl in the 3 restrooms, and the Owner will have the flooring installed in all other rooms on site.
QUESTION 47: Item #30 T-bar ceiling at 8 ft. 6 inches, is this nominal height of the ceiling? Response: Yes in our classrooms. QUESTION 48: Item #31& 32 insulation – if this is a new building we will need to comply
to the latest energy code. Response: Yes QUESTION 49: Can we deviate from your specification? Response: Yes if the specification is a higher level of quality than specified. We will
be the ones to determine the level of quality.

Page 8 of 10 QUESTION 50: Item #33 – (6) 20” dia. Tubular skylight. The number of skylight might now
work due to the latest energy code. Will the client accept on what is the acceptable quantity of skylight based on the latest code?
Response: Bid per quantity specified.
QUESTION 51: How will this layout in the roof if the building requires rooftop HVAC units, in lieu of wall mounted units?
Response: This will be part of the design process and we can take credits if we don’t use all 6 skylights.
QUESTION 52: Will the client require exterior ladder for the building for roof maintenance due to skylight?
Response: Yes, with locking panel to prevent aberrant climbers.
QUESTION 53: Item #41 aluminum frame windows. Based on latest energy code it will be more costly to provide aluminum frame window, will the client accept windows that is cost effective base on the code?
Response: Bid dual paned metal windows with Low E and UV coatings.
QUESTION 54: Item #43 – T1-11 siding is an old product for modular building, will the client accept smart or Hardi panel?
Response: Yes
QUESTION 55: Item #49 – what interior wall finishes will the IDF room requires ?
Response: Provide fire resistant ¾” Plywood, painted white with fire resistant paint, (except do not paint the labels), mounted at +4”” aff. on all 4 sides)
QUESTION 56: Item #52 – split system cooling. Please provide how much heat we will need to cool the room (example: BTU), so we can properly engineer the cooling system?
Response: This is a classroom, we are counting on the modular vendor to engineer the design for this size and use.
QUESTION 57: Item #78 – testing. What type of testing will you require on the project?
Response: We require testing on all elements that would be required by DSA, including but not limited to soils compaction, foundation forms, rebar, concrete, electrical on site work, water chlorination, air balance, fire alarm testing, ADA door pull testing. We have our own on-site DSA inspector.
QUESTION 58: Item #86 – campus hardware schlage hardware specs. Please provide a copy of the campus standard spec?

Response: See attached specifications for hardware.
QUESTION 59: Item #64 – medical curtain track mounted to ceiling per plan. Please provide structural cut sheets on how the curtain will be supported?
Response: Use DSA standard details for mounting ceiling elements.
QUESTION 60: Please provide cut sheets on curtains?
Response: These will be custom made – we have no cut sheets. They will be medical curtains as shown on the lighting plans.
QUESTION 61: Item #88 – ADA ramp. On the bid documents is stated that this building will be in-ground foundation, why do we require ADA ramp? And if Mt. Sac require ADA ramp what kind (wood or steel)?
Response: The SIM and Computer Lab Modular Specification Charts say on line 25 that the finished floor will be set at + 8 inches above grade, (i.e. the pavement), so the floor level will be above the ground level. The optimum way to build a ramp 8 inches tall is in concrete.
QUESTION 62: Drawing E-1.0 “SIM Lab Electrical Plan”. Who is responsible on providing the stove and hood or appliances?
Response: The owner will provide the range, hood, refrigerators. The modular vendor provides items specified herein, as noted above in question 18.
QUESTION 63: I would like to request 1 week bid extension on the project?
Response: No, we have to have the bids due on April 13, 2017 for funding reasons.
QUESTION 64: Can Restrooms be provided with sheet vinyl flooring from factory to be delivered complete? w/ transition to site flooring by others.
Response: See response to question 46. Restrooms are to be self-coved sheet vinyl provided by the modular manufacturer.
QUESTION 65: Is a membrane roof acceptable in lieu of a built-up roof?
Response: Yes if seams are well done.
QUESTION 66: Are there (6) 20" solatubes and in addition (1) skylight in restroom per restroom? If restroom is different, please provide spec.
Response: Include the 3 restroom skylights in with the count of 6 total skylights.
QUESTION 67: HVAC is to be fully ducted, but plan does not show plenum space at front of trailers which will take up approx. 18" the full width of modular.

Response: We will adjust the floor plan to accommodate the loss in the length.
QUESTION 68: We are advised to see specs for sinks, faucets, valves and hardware; specs not provided.
Response: See response to question 18 and cut sheets added for items listed.
QUESTION 69: Are ramp details available?
Response: No, design of an 8” high ramp with a handrail can be per the code details.
QUESTION 70: With answers pending, request the bid date be changed to 4/17 at a minimum.
Response: No, see response to question 40.
