Th e Sunshine Coast has an annual growth rate of around 3.5 per cent per year, according to the Australian Bureau of Statistics. But when it comes to people moving to the area permanently, what is the trend? Our cover story this week looks at the link between tourism and permanent occupancy/growth. Th ere appears to be a pattern occurring, where tourists come for holidays and pretty much never leave. Th ey decide, while holidaying in our resorts, caravan parks and holiday homes, that they too want to adopt the lucrative live, play and work lifestyle that the Coast so generously supplies. And it’s this thriving tourism industry here on the Coast that helps to keep our property market afl oat in turbulent times as seen recently. Th ese tourists become part of the property cycle, where they move to the area aft er holidaying here, then rent property for six or 12 months, then buy a property. Th e Coast’s busiest tourism season is almost upon us as we head into summer, making it the ideal time to sell property, should you be pondering the thought.

It’s no secret that the Sunshine Coast is one of Australia’s most popular holiday destinations, off ering beautiful beaches, a subtropical climate,

lush hinterland and national parks. Year in and year out, families, couples, retirees and

intrepid travellers from around Australia and the globe make the Coast their holiday destination.

But what about those tourists who don’t want to go home? What about those who fall under the area’s magical spell and come to realise what locals have always known – that the Sunshine Coast is one of the world’s greatest places to live?

Chair of the Sunshine Coast branch of the Real Estate Institute of Queensland and principal of Jean Hamer Prime Properties, Jean Hamer, says tourists account for around 50 per cent of enquiries made to her team. “Tourists are certainly one of our main sources of clientele within the property market,” Jean says. “We fi nd a lot of tourists staying here come in to see us on their last day as they are starting to think about the end of their holiday and don’t want to go back.

“While packing and starting to prepare for the trip home, they start to realise that here is where they want to be, permanently.”

Jean says tourists holiday on the Coast all year round, but the biggest time the Mooloolaba-based team notices an infl ux is during the winter season.

“Some are looking at buying to live in, some are looking for holiday homes for them and their family or some are just looking to buy something, rent it out, and then live in it permanently in three to four years’ time,” Jean says.

“We recently had a couple come into the offi ce who were holidaying at the Spit [in Mooloolaba] and were really enjoying their holiday. He was walking every morning and was starting to feel healthier and they both enjoyed the warmer weather.

“We showed them around fi ve to six properties

in diff erent buildings while they were here. Th ey went back home and discussed it over and ended up buying a $1.5 million apartment along the Esplanade.”

Jean says this type of story is not uncommon. “I’m also currently talking to a woman who came to

see us during one of her many holidays here,” she says. “We’ve been communicating with her over a couple of months and she’s coming up here soon and we’ll show her a couple of properties we have in mind for her.”

Obtaining fi gures of the conversion of tourists to residents on the Sunshine Coast seems to be near impossible, and Jean predicts this is because most

tourists who come here rent before they purchase, leaving it hard to record how many come.

“Once tourists decide to move here permanently, they generally rent here for six to 12 months to decide where they want to live and where is possible for work and schools,” Jean says.

“From my experience, traditionally, tourists have come from within Queensland – places like Townsville or Toowoomba – or interstate like Victoria and, more recently, Sydney.

“However, we have noticed over the past 12 months that more and more people from England and South Africa are immigrating aft er holidaying here.”

So where are all these new or future residents coming from and how did they fi nd the Coast?

Tourism Sunshine Coast reports that the Coast is predominantly a domestic market, with key source markets in Brisbane, Sydney and Melbourne as well as New Zealand internationally.

However, Tourism Sunshine Coast CEO Russell Mason says during the past 12 months he has noticed an emerging international market, such as Europe, the UK and North America, has shown a strong growth, despite the economic conditions.

“Interestingly, New Zealand and Europe are now on par at 76,000 visitors per annum,” Russell says.

“Th e Sunshine Coast brand positions the destination as a natural and relaxed, coastal and hinterland destination, with spectacular outdoor activities and attractions in a warm temperate climate.

Much of the Coast’s population growth is due to tourists who visit and just don’t want to go home. But where do they come from, and why do they decide to stay?

Sarah and Scott Lewis It’s like being on a permanent holiday.

That’s how Sarah Lewis describes living on the Sunshine Coast to MPR, while lazing by the pool of her family’s Kawana Island home.

Sarah and her husband Scott relocated their family of four children aged under nine to the Sunshine Coast, after years of holidaying in Noosa and Mooloolaba and never wanting to leave.

“We moved here from Geelong a year ago last week, not that we’re counting,” laughs Sarah. “I’ve been holidaying on the Coast since I was around eight years old, then around three times with my own family.

“Moving up here had always been on our minds. Scott and I began talking about making the move around fi ve years ago, and every time we visited here it would be a little harder to leave.”

While holidaying on the Coast in October 2007, the Lewis family made the decision to make the move they had always planned.

“We talked about it for a year after returning from holidays and when Scott got offered a job up here we put things in motion to fi nally make the move,” she says.

The family is currently renting their Kawana Island house, but is in search of the perfect home with fi ve bedrooms and the most essential item, a pool.

“We’re either looking to buy or for somewhere to build,” Sarah says. “We’re looking around here [Kawana Island] or around Buderim.”

Sarah says that property on the Sunshine Coast is more expensive than in Geelong. “However, we feel it is defi nitely worth the price tag to have such a wonderful lifestyle,” she adds.

“We’ve got such a better life now. The kids are at Nippers and little athletics, which they wouldn’t have been able to do back in Victoria as it’s too cold outside.

“We don’t miss living in Victoria at all,” Sarah says. “The move was ridiculously smooth, we had no dramas whatsoever.

“We’ve never regretted the decision, not once. I just wish the rest of my family was up here too.

“But don’t worry, I’m working on them.”

“Although we aim to build visitor awareness, the enviable Sunshine Coast lifestyle naturally resonates through much of our destination marketing.”

So what are the drawcards for tourists to make the plunge and call the Coast home?

Th e attractive lifestyle, natural beauty and economic growth of the Sunshine Coast are listed as key motivations for making the area one of the fastest-growing regions in Queensland.

Th e Sunshine Coast has become increasingly recognised as one of the most desirable places to live in the country, with recent fi gures from the Australian Bureau of Statistics showing that the Coast’s population growth is now at 3.5 per cent a year, the third highest in the state behind the Gold Coast and Brisbane.

Th is growth has prompted the establishment of not-for-profi t organisation Integration Queensland, which is a group of Coast businesses committed to providing support and solutions to new residents.

Integration Queensland spokeswoman Diane Epps says two thirds of her placements have been from interstate or overseas.

“Th ese people have initially been tourists and decided to move here for the lifestyle and wonderful

climate,” Diane says. “Of the placements I have made, approximately one quarter of these would have relocated from overseas – mainly New Zealand, South Africa and the United Kingdom.

“Th e majority has relocated from interstate, mainly NSW and Victoria, a lesser number from Tasmania and South Australia.

“Th eir main motivation seems to be lifestyle, climate, beaches and the hinterland. Also our close proximity to Brisbane has been another motivator.”

Diane says feedback about the Coast’s property market is varied. “Previously, the Sunshine Coast provided great value for money in terms of purchasing property, however, more recently [lack of] low-cost housing has become more of an issue for some interstate migrants,” she says.

“As the values increased, people relocating from Melbourne, for instance, used to have spare change in the pocket when they purchased here – this is no longer the case and in a lot of instances our housing can be more expensive.

“Feedback suggests that the Coast provides great value for money for people relocating from the UK, due to the value of the pound,” she says.

“Th e general consensus is that our market usually gives more value for money in terms of the size of the home they can purchase and, of course, they are always overwhelmed by the great Sunshine Coast lifestyle, which is certainly unique.”

Traditionally, tourists have come from within Queensland or interstate.

Carlee and Andrew DriscollIt was on the last night of a six-week trip around Australia that Carlee and Andrew Driscoll decided they didn’t want to leave the country. As soon they returned home to England they began planning their relocation to Australia.

“The weather and lifestyle of Australia had always made me want to travel here and then live here,” Andrew says.

“As soon as we got here we fell in love with the place,” Carlee says. “We really didn’t want to leave. I remember crying my eyes out on the last night because I didn’t want to go home. As soon as we got back to the UK we started saving to come back and live. Three years later we moved out here.”

The couple fi rst moved to Brisbane as a central base until they decided where they wanted to settle.

“We chose Brisbane because it was a big city, not isolated, and would have more of a transient community so we could fi t in more easily,” Andrew says.

“I remember on our fi rst trip to Australia we had a quick stop-off in Noosa for an hour,” Carlee says. “We bought an ice-cream and spent half an hour sitting near the Noosa Surf Club and looking over the main beach.

“I remember thinking, ‘wow this place is amazing’.”

The couple used every opportunity to explore the country, but it was on a couple of short holidays to the Sunshine Coast that they made their decision.

“It was during a camping trip at Dicky Beach on Valentine’s Day that we got more realistic about moving to the Coast,” Carlee says. “We started seriously looking at the property market and open homes. We rented a place in Buderim while we searched for a home to buy that ticked off all our boxes.”

Carlee and Andrew agree that Australia’s

property market is different to England’s. “The pace of buying a home in England is

very slow – you can get out of contracts at any time, which makes the process go on for some time,” Carlee says.

“We prefer the Australian system. It’s much more regimented and straightforward.

“In England, for the same price, we would have got a three-bedroom semi-detached home. Not a three-bedroom home on a 650-square metre block with a huge deck, bush outlook, and double lock-up garage, with room to put in a pool and spa.

“Whenever we have friends come over from England they walk in and say ‘oh my god, it’s huge, you must be doing so well,’ which makes us laugh.”

Andrew says he and Carlee still pinch themselves regularly despite having lived here for the past four years.

“The Coast ticked off all the boxes for us in what we wanted from our Australian home,” he says.

Th ere are many reasons why you should appoint an agent and not attempt to sell your home yourself. An agent has access to signifi cant information that will help guide the pricing of your property and can provide you with a comparative market analysis. An experienced agent will advise you on the most appropriate method of sale, how to best present your home to potential buyers, and which marketing program to choose. Th ey will also have a database of potential buyers and the know-how to screen these buyers and negotiate the best price.

Be sure to ask your potential agent for contact details of recent clients, and then follow up with these people for further insight into the agent’s operations.

Just as the agent with the highest valuation for your property is not necessarily the best one for the job, neither is the agent with the lowest commission structure. Some agents will off er to charge a very lowfee to sell your home. While this may seem like a great deal for you, think about the implications this may have on your sale – the agent may want to sell it quicker for a lower price. Th e commission rate is an important factor in determining which agent to use, but you must consider all the other benefi ts an agent can off er.

Do your research. Speak to your friends and colleagues, especially those who have sold recently, and ask who they would recommend. Who seems to be selling the most properties in your suburb? Drive around your area and take note of who is selling what. Look into similar homes on the market in your suburb and research their listed prices. Th ey key to selling your home is promoting it to as many potential buyers as possible, which is why it’s important to invest in a comprehensive marketing program. Ask your agent for his or her recommended marketing strategy up front to ensure their thoughts are in line with yours. Th is plan could include ‘for sale’ or ‘auction’ signage, open-house listings, online advertising and, of course, advertising in your favourite property publication. You should view these marketing costs as an investment in your sale.

To work in the real estate industry in Queensland, an agent must meet the educational requirements set by

the Queensland Offi ce of Fair Trading. On completion of this training, agents

receive a relevant real estate license – so be sure your agent has one of these before contracting them to sell your home.

Meet with a number of agents and treat these meetings like job interviews, where you are the boss. Aft er all, you are contracting this person to sell your most valuable asset, so you’re entitled to ask a few questions. Select someone you trust, respect and have a natural rapport with. Th ey should present well and show a genuine interest in your property. You need to be sure they will act in your best interests, be honest with you at all times, and work hard to get the highest price possible in the least amount of time.

It’s a mistake to appoint an agent merely on the price that they believe they can achieve for your home, as no one can guarantee what your property will ultimately fetch. Th at said, it’s important to get a feel for the value an agent places on your property. Agents will probably suggest they meet at your house, which will give them a chance to conduct an appraisal. Th is service should be provided for free and in no way means you are obliged to go with that agent.

Go Gecko turns oneMPR would like to wish the team at Go Gecko Caloundra a very happy fi rst birthday.

It’s been a hugely successful year for the new business, which was opened by Shane Strong and Emma Wallace last year. Th e pair had been involved in real estate and developed a few diff erent businesses over the years. So why open a Go Gecko? “I believed in the concept when I saw it,” Shane says, about the company’s policy of capping commission at $5950 for properties over $300,000.

“We have saved vendors over $225,000 in commission this year.”

Shane adds, “We are getting results. Last week alone our team of four signed nine contracts in seven days.”

Shane says they have “been that fl at out” that they haven’t even had time for a party. “But I am sure the team will have a few celebratory drinks.” Here’s cheers to another successful 12 months.

Th e RE/MAX in-room auction at Garry Crick Prestige in Maroochydore was held last week. Th ree properties went to auction and each of the 50 seats was fi lled as would-be buyers showed up to take part in the action.

Enthusiastic bidding resulted in the property in Toorbul being sold under the hammer. Th e other two properties, in Maleny and Warana, didn’t quite meet their reserve prices and RE/MAX is now looking for off ers on those homes.

Looking upNew home sales rocketed during August, fuelled by a new wave of interest from fi rst-home buyers.

A Housing Industry Association (HIA) survey of Australia’s largest building companies found that new home sales jumped by more than 11 per cent in August from the previous month, which represented the best monthly result in almost four years.

HIA chief economist Harley Dale says there had been a late surge in sales to fi rst-home buyers ahead of the step down in the new-home booster package.

“Th e boost to new home construction from the tripling of the First Home Owner Grant for new dwellings will be apparent throughout the second half of 2009 and well into 2010,” he says.

Th e number of detached house sales rose by 11.8 per cent across the nation during August, while the number of apartments sold went up by 7.5 per cent.

Harley says the stimulus to fi rst-home buyers was clearly still exerting a positive

infl uence on demand for new homes.“At the same time, there is moderate

evidence of a lift in trade-up buyer activity in the new home market, but it is diffi cult to say the same for investors,” he adds.

Detached home sales in Queensland were up 20.9 per cent, a close second to Victoria on 21.8 per cent and followed by 15.1 per cent in Western Australia.

Other states are not faring as well – sales fell by 11.3 per cent in NSW and by 2.5 per cent in South Australia.

“It remains the case that we need to see further evidence of a broad-based recovery in private new home demand to complement the activity that will be generated in 2010 by federal programs,” Harley says.

Caloundra has had the ‘no vacancy’ signs out this week, with letting agencies reporting that most holiday accommodation is fully booked.

Henzells Agency reported that 95 per cent of its 125 holiday letting properties were booked out by Monday.

During the fi rst week of the Queensland school holidays, occupancy rates were more than 90 per cent.

Henzells senior holiday lettings manager Sarah Watts says it had been one of the strongest September school holiday seasons for years, as growing numbers of interstate visitors are drawn to Caloundra’s sunshine, beaches and activities.

“We are fi nding several generations of families are returning to Caloundra each year,” Sarah says.

“As people grow up and have children of their own, they remember the good times they enjoyed here during their own childhood and come back year aft er year.”

Beerwah, once the stereotypical Sunshine Coast country town where local farmers turned up

once a week to deliver produce to the railway station, has shed its sleepy hollow image and found itself at the

centre of one of the emerging ‘most desirable’ residential areas in the hinterland.

In less than a decade, it has shed its country bumpkin image to become a thriving commercial hub that off ers its

residents easy access to both Brisbane and the Coast.

And resident numbers are growing rapidly as the town’s demographic changes to younger couples recognising its potential to off er a perfect place to

live while still being close to employment opportunities. Investors are also realising the town’s potential for future growth.

activity centre as set down in State Government planning,” John King of Glasshouse Country First National says.

“Th is status underpins and reinforces Beerwah’s role as the hub of this end of the hinterland.”

And it shows no sign of slowing. Aldi supermarket has bought a site

in town and is awaiting fi nal council approval, and plans are also with the council for a radical expansion of the current Woolworths shopping centre.

A major multimillion-dollar renovation of the local pub has recently been completed and the massive overhead bridge is virtually completed.

“Th ere is a massive spend going on here,” John says. “Th e upgrade of the rail line is in process and Beerwah will be the departure station for the CAMCOS link to the coast.

“Th ere will also be access to the highway via Roys Road and traffi c signals installed at the Roys Road intersection. Th e radical upgrade will also see links across the highway to Caloundra south.”

Demographics are changing as more young couples choose to live in the town, which is within easy commute of both Brisbane, 69 kilometres to the south, and the coast, 25 kilometres east.

As a result, John says there is now a

wide choice of housing in the town, ranging from gated communities and units to homes on small blocks rather than just the traditional larger blocks.

“Th ere are now a lot more housing choices and that trend will continue,” he says. “A lot of people are thinking longer term. It is a smart spot for investors for rentals and future returns. Th ey’ve got some very nice safety nets under them.”

While nearby Glass House Mountains will retain its village character while being a major residential centre, Beerwah has been earmarked as the focal town.

Also giving Beerwah momentum and drawing the larger project building companies to town is the Woodgrove Estate right near the centre of town.

More than 130 blocks have been sold at Woodgrove since it was fi rst launched just 18 months ago and the community is already home to more than 100 families.

Th e latest stage includes 20 new home sites ranging from 454 to 700 square metres with prices starting at $176,000. It is expected the estate of more than 300 lots will be fully sold by the middle of next year.

Stockland’s fi rst residential community in the Sunshine Coast hinterland, Woodgrove is being

snapped up by fi rst-, second- and third-home buyers, and investors, who have recognised its premium location and value for money.

“Th e company has fast-tracked the next stage aft er strong sales results over the past few months,” Stockland’s

Sunshine Coast regional manager Nick Wellwood says. “Many buyers have been existing hinterland residents looking to build a brand-new home while others have been attracted to the community by its relaxed and convenient lifestyle.”

He says home sites in the new Whistler Place land release enjoy elevated views of the natural surrounding bush land and are close to parks and the community’s central lake.

Nick says Beerwah has been designated as a major activity centre and is receiving signifi cant infrastructure investment, such as improvements to Steve Irwin Way and the new railway overpass. “Together with easy access to both Brisbane and the beach, its train service and convenient shopping and recreational facilities, this community is set for continued strong growth,’’ he says.

Th e Woodgrove community off ers a family lifestyle, with schools, child-care centres, a public pool, skate park and sporting fi elds all within walking distance.

It also has the area’s only Living Display Home centre showcasing four home designs from some of the Queensland’s best builders.

New Real Estate Institute of Queensland fi gures show that Beerwah, along with Palmwoods and Glenview, has recorded the highest percentage change in median house price over the past fi ve years. Beerwah’s median price is now $395,000 compared with the region’s $450,000.

“Ask how sustainable the materials you have chosen are,” he says. “Can you use indigenous plants? Can you divert water off paving into storage tanks? Can you replace lawn with ground-cover plants or mulches?”

So, get this room ready for summer by seeking some smart landscape design advice, popping in the right plants and merging the indoors with the out. Here are a few tips to get your started.

Seek helpHeading outside and transforming your backyard from bare to beautiful is a great idea if you’re a green thumb on a tight budget, but if you don’t know your azalea from your agapanthus, it’s a good idea to hire a professional to help. Employing the expertise of a landscape designer will ensure you get what you want and use your backyard to its full potential. You’ll also need help to nut out essentials such as access, drainage and soil.

Draw up a planJamie says one of the fi rst things to consider when drawing up a plan for your landscape design is what you will be doing in your backyard.

“Have a good think about how you will use the space,” he says. “For meditation, gardening, sport, entertaining, children, pets, relaxation? Th e clearer your brief, the better your fi nal design will suit your needs, and it helps you prioritise.”

Once you’ve determined exactly what you want from your outdoor room, sketch a rough plan. Start by fi lling in the boundaries of the space you’re working with, dropping in the house and any other permanent fi xtures, then drawing in everything else you want to include.

Plant it inWhen selecting plants, it’s not as simple as basing your decision solely on aesthetic preference, says Jamie.

“Too many people are tempted to purchase plants which look exotic and unusual for their area,” he says. “But much more successful are plants that thrive in your soil and climate, so that your garden will always fl ourish, even with fl uctuations in rainfall. Your local nursery will be a great source of information on this.”

Time to mergeIt’s always best if the connection between your indoor living spaces and your new outdoor room is seamless. Before you design your garden, Jamie says to consider the style of your home and furnishings.

“A Balinese-style garden looks great, but it’s hard to make it work with an Edwardian home,” he says. “Th e interior can be a great inspiration for the exterior – for example a signifi cant colour in a painting can become the colour of a feature wall outside. Th is helps bring the outside in.”
