President’s Message:
We had great success in San Francisco at the NAR/CRS convention with the MN Chapter being named the midsized Chapter of the Year which is no easy task to do. It is with the help of the board of directors and chapter members support we were able to achieve this milestone! Our own board member Gary Williams was awarded the highest personal achievement award given to a CRS member with the “Medallion” award for his years of dedication and service to the MN chapter and the national council, way to go Gary! Then our past president Steve Stewart was appointed to a Regional Vice Presidents position starting in 2014! We are blessed to have both of them as part of the MN team. We are proud and thankful for all the accomplishments that the MN members were recognized for at the annual convention. I think our presence was felt by everyone at the gala event!
As we gear up at MN CRS to finish out the 2013 year we have so much to be grateful for that has taken place in the chapter this past year. We have been fortunate enough to have had doors and opportunities open up for us to reach out and meet so many new people. We’ve cultivated many new relationships at the various events that we can build on and grow the MN CRS organization with.

I am personally thankful to have been given the opportunity to be the 2013 MN CRS President and would encourage other members to get involved with the state chapter. I can assure you that you will be rewarded by the people and relationships you make along the way in the call of duty! I would also like to welcome Scott Norton to the MN CRS Board of Directors as a new area representative for the Fergus Fall district. Scott brings a wealth of knowledge and education to the table and we look forward to working with Scott in 2014 and bringing MN CRS to the Fergus Falls area. We would like to remind you of our 21st Realtors Holiday event coming up 12/5/13 at the Fort Snelling Officers Club from 5 – 8 pm. MN CRS Chapter Awarded the 2013 Midsize Chapter of the year Award The Minnesota Certified Residential Specialist Chapter "CRS" was recently presented the Midsized CRS Chapter of the year award at the National Association of Realtors convention for CRS in San Francisco! It is a privilege and honor to be given this prestigious award. Under the leadership and direction of Daniel D Boman the 2013 President of the Minnesota CRS Chapter this achievement was accomplished. All of the MN CRS Chapter Board Of Directors members helped support this efforts in making this possible! Our motto for the year was to “Reach out to our membership” and we did. We went to many of the state Realtor association’s expo’s, trade shows and talked with them about the value of earning the CRS Designation and becoming a CRS member. Those who hold the CRS Designation are among the top 3% of all Realtors in the Country! We also provided high quality education classes within the state. This award is given by the National Council Of Residential Specialist to recognize the chapter’s outstanding efforts to advance the Council’s mission and further the organization’s goals and objectives at the chapter level. The Council of Residential Specialists is a not for profit affiliate of the National Association of Realtors comprised of more than 30,000+ members worldwide. The CRS Designation is earned by Realtors who have completed advanced professional training and demonstrated outstanding achievement in residential as well as International real estate. Congratulations MN CRS Chapter on a job well done, and deserving in receiving this prestigious award!

Council of Residential Specialists Announces Medallion Award Winners
Recipients Honored at NAR Conference in San Francisco
CHICAGO, Nov. 9, 2013 — Three outstanding members of the Council of Residential Specialists were named recipients of the 2013 Medallion Award. The winners were honored during the Council’s inaugural and awards ceremony on Nov. 9, 2013 during the National Association of REALTORS® annual Conference and Expo in San Francisco and one is Minnesota CRS Chapter’s own, Gary Williams, CRS. The Medallion Award recognizes CRS Designees who have excelled in their real estate careers and have also volunteered their time and expertise to serve the Council and its members. To be eligible for this award, nominees must have 15 years of continuous membership with the Council and tangible volunteer work at the state and local levels. This year’s winners truly embody these values. Gary Williams, CRS, is an associate with Coldwell Banker Burnet Realty in Edina, M.N. Gary served as president of the Minnesota CRS Chapter in 2007 and served two terms as a CRS regional vice president before serving as RVP Vice and moving up to RVP Chair in 2013. He has also been involved nationally, serving on multiple CRS committees including the Council’s Executive Committee and Board of Directors. The Council of Residential Specialists is a not-for-profit affiliate of the National Association of REALTORS® comprised of more than 30,000 members. It awards the CRS designation to experienced REALTORS® who have completed advanced professional training and demonstrated outstanding professional achievement in residential real estate.

Bathroom Sense
The bathroom is a great place to start if you’re considering making smart improvements to
your home. This room affords many opportunities for simple yet effective changes that will
not only add value to your home, but also make your bathroom safer and more
environmentally sound. Here are just a few ideas:
Water Conservation
Low-Flow Fixtures
Cut down on the amount of water used in your bathroom by switching to a low-flow,
aerating shower head and faucets. These fixtures can reduce your home’s water
consumption by as much as 50 percent. Low-flow shower heads will use just 1.2 gallons of
water per minute as opposed to the 2.5 gallon average, but the aerating feature makes the
water flow seem just as strong.
Dual-flush Toilets
Dual-flush toilets allow users to select the amount of water flushed to correspond to the
task at hand. There are two options; for solid waste there is a handle for a full 1.6 gallon
flush, and for liquid you can choose a 0.8-1.1 gallon flush. You could save your family as
much as 1,500 gallons a year with a dual-flush toilet – that’s 60 percent to 80 percent less
when compared with high volume toilets.
Safety First
Twenty-five percent of all household accidents occur in the bathroom. Take precautions
and select nonslip materials for floors, tubs, and showers, and use bath mats with nonskid
backing. Make sure your electrical outlets are protected with GFCI circuit interrupters,
which cut off power immediately if the case of a current surge. These should be installed
by a qualified electrician. Choose shatterproof or tempered materials when possible, and
avoid installing wall fixtures at eye level. Finally, lower the setting of your water heater to
avoid scalding and energy waste.
Solar Water Heaters
Water heating represents 15 percent of your home’s overall energy consumption. Reduce
your household’s water heating costs with a solar water heater that utilizes the sun’s
natural resources to give water temperature a head start. Putting a solar heater on your
roof can offset 15 kilowatts of energy per day from other sources and could save you $450
a year.

QUOTE OF THE WEEK... "After all is said and done, more is said than done." --Aesop, Greek story teller INFO THAT HITS US WHERE WE LIVE... Plenty was being said last week about Existing Homes Sales, down 3.2% for October. The talk among some analysts was that the drop indicates a slowdown in the housing recovery. But October sales appear to have been somewhat affected by the government shutdown (remember that?), with closings delayed because the IRS couldn't verify income. Even with that, October posted the fifth highest level for any month since late 2009, when the home buyer tax credit was about to go away. In fact, October sales came in at a 5.12 million annual rate, up 6% from a year ago. The National Association of Realtors (NAR) feels a lack of inventory is holding down sales, However, the median existing home price is up 12.8% over a year ago, which should bring more sellers into the market. Rising prices also make buyers more willing to commit than when they feared values could keep dropping. Plus, the National Association of Home Builders confidence index held at 54 in November, near its highest levels in eight years, which should boost the new home supply. For the week ending November 15, mortgage applications for purchase loans jumped 6%. BUSINESS TIP OF THE WEEK..."Touch it once" is a time-tested time management strategy.
