In any thriving metropolis, theheart of a city pulsates at a steadyrhythm. Business, housing,

entertainment and recreation are allimportant aspects that keep a cityvibrant and evolving.

Kingston has been Jamaica’s capitalcity since 1872. Formerly a hugeagricultural terrain, its prominenceactually began after the survivors ofthe 1692 earthquake found refugethere after decadent Port Royal wasalmost completely destroyed . Lyingon the south east of the island, population estimate in 2002 revealedthat a little less than 600,000 personslive here, making it the largest city inJamaica.

The heart of the city known as‘downtown’ lies below Cross Roadswith an invisible divide that starts atTorrington Bridge. It is a place wherethe rich hardly venture; socialiteswould not be caught hanging outand every day citizens look over their

shoulders as safety is always anissue.

By dusk, most of the major streetslook like a virtual ghost town. Add tothat the eye sore of raw sewage, debris, garbage and burnt outbuildings has made more than a fewbusinesses, especially governmentagencies, migrate ‘uptown’ so thattheir CEOs and employees can workin comfort.

Downtown Kingston is definitely notthe sweet, sophisticated place thatPetula Clarke sang about in herfamous song. However to say thatDowntown Kingston is dead wouldbe a misnomer as despite its shabbyexterior, dirty streets, dilapidatedboard structures and zinc fences, thecity is alive as commerce downtownbrings in more money to merchants’coffers than anywhere else in theisland. During the day businessthrives so offices, stores, wholesalesand haberdasheries do financial

transactions with relative ease. The cash flow is steadybecause market people, higglers, hustlers, merchants, housewives, schoolchildren and everyday bargain huntersall converge in this space to transact business of one kindor another. But that aspect of the city alone is not trulysustainable as outside of business, no one sees downtownas a place to ‘hang out’ with friends and family.

Downtown Kingston has experienced a steady declinegoing back several decades. Once the Myrtle Bank Hotelwas the place for Kingston’s elite; the Majestic, Gaiety andPalace Cinemas did brisk business showing cowboymovies and any act that hoped to make it big on Broadwayfirst had to ‘audition’ at the Ward Theatre, where the likesof Oscar Wilde and Gilbert and Sullivan have performedto sold out crowds. However by the 1970s political violenceand polarization began to take a toll on the once buoyant, beautiful city and by 1982, statistics show that 36% of thelabour force within a two mile radius of Downtown Kingstonwas unemployed.

Though a shadow of its former self, all is not lost andthough there had been talks for many years aboutrestoring the city to its former glory, finally there seem tobe concrete plans afoot. New businesses are moving inand the ‘open for business’ signs are going up all around, though definitely not in an organised fashion.

In response to the rapid decline of the social and economiccondition of the area, the Kingston Restoration Company

Limited (KRC), an urban regeneration agency, wasestablished in 1983. Shortly after their formation, theyundertook research on the restoration costs for thebuildings along the Harbour Street corridor where a clusterof businesses not only thrive but assist their surroundingsthrough a series of sustainable initiatives.

Because education is of vital importance to our nation’sgrowth, Grace Kennedy has sponsored Learning Instituteof Central Kingston (LICK) which is just one of threehomework centres established by the Grace and StaffFoundation. In addition to the mentorship they alsoprovide, LICK assists more than 300 students who aretutored at the GSAT, CXC and SAT levels. A photo clubwas also formed in 2006 initially to provide an extra-curricular activity to high school students residing in theCentral Kingston communities of Southside and itsenvirons. Now a well recognized youth club it alsoprovides options for students interested in non traditionalcareers such as photography and graphic design. Theirannual exhibition is held within the hallowed halls of thenearby Institute of Jamaica.

The Multi Care Foundation, which is sponsored chieflyby the ICD Group, has also maintained a positivepresence downtown, spearheading activities that promotethe growth and development of the young.

Multicarefoundation.org boasts that among its mostsignificant achievements has been the establishment ofthe MultiCare Breezy Castle Centre Sports Complex onHarbour Street - the only true green oasis in downtownKingston. The complex comprises a regulation-sizefootball field and two multipurpose courts for volleyball, basketball and netball. Add to that their Visual Artsprogramme which provides professional training andguided practice for teachers and students of schools

under the MultiCare umbrella plus an ‘Art on the Street’workshop conducted regularly for neighbourhood youth.

But in the last 2 years new entrants have also beenmaking their presence known downtown. Proprietor of thevery successful Megamart franchise Gassan Azanreaffirmed his commitment to downtown Kingston inDecember 2010 with his new mega bakery ‘Sweet Tings’located at the intersection of Beckford and PrincessStreets. This 2700 square foot superstore of delicioustreats represents some $45 million worth of investment inthe area.

Patty god Tastee has also joined the list of happyinvestors with a brand new store on Harbour Street thatopened in July 2012. As hundreds of customers and staffare expected to make the trek downtown to Digicel’s new

head offices, Tastee has positioned themselves withinclose proximity to ensure that their culinary services arewell supported. This brings us to the huge structure nearthe waterfront that is the new headquarters oftelecommunications giant Digicel Jamaica.

Digicel Chairman Dennis O’Brien along with then PrimeMinister Bruce Golding broke ground in 2010 and twoyears later the offices are ready for use. Former CEO ofDigicel Jamaica, Mark Linehan once remarked that withimproved infrastructure and planning, downtown Kingstonhas tremendous potential to be a viable and business-friendly environment. The erection of this 11-storeybuilding is in keeping with that general philosophy.

Digicel has been investing in the area for some time.Among its biggest investment is the new look facility of theCoronation Market or ‘Curry’ to the people who actuallyshop there. Close to $200 million was spent to refurbishsections of the market with an ultra-modern roofing system

and stalls that are attractive, giving the decades oldmarket a much needed make-over.

From ground provision to deliciously prepared food theEast Car Park at Victoria Pier sees quite a bit of traffic onSundays as caterer Jackie Tyson and her team showcasethe very best in Jamaica dishes with a twist at ‘Rhythm andBrunch’ a monthly Sunday brunch that has finally gottensome of Jamaica’s high society to venture below CrossRoads. With the backing of the Urban DevelopmentCorporation (UDC), it is food and more food plusentertainment of course but nothing can quite compare tothe spectacular view of the pier. This initiative is one thatthe UDC is confident will stimulate more entertainmentactivities in this seemingly forgotten part of Kingston.

The National Gallery of Jamaica has for the past few yearsalso opened their doors on a Sunday for a number ofexciting exhibitions thus driving art enthusiasts andstudents to their location at the bottom of Orange Street.

In playing their part to redevelop Downtown Kingston, the Government of Jamaica recently announced that theyhave earmarked J$92 Million for the relocation of theMinistry of Foreign Affairs and Foreign Trade todowntown Kingston on the site of the current Police Area4 headquarters. High office rental costs in New Kingstonmay have spurred this decision.

A year ago, the Urban Development Corporation (UDC)outlined a list of development initiatives to beimplemented in downtown Kingston over 24 months.Among the projects mentioned were the refurbishment ofthe UDC developed structures along the waterfront;development of a hotel and apartment complex to theeast on the old Myrtle Bank property; the construction ofa state-of-the-art police facility along the west end; theconstruction of a major operational base for one of thecountry's leading security conglomerates; construction ofa multi-level parking facility along Orange Street; thedevelopment of low-income housing solutions under a

pilot programme to test desirability and sustainability ofthe model proposed and the continued build-out andreordering of the market district.

Recently the UDC launched a series of consultativesessions called ‘The Downtown Kingston Exchange’ togenerate ideas on how to streamline the redevelopmentof the area. UDC Chairman K. D. Knight acknowledgedthat while there are challenges none of them areinsurmountable. The general sentiment among many isthat slowly but surely life is returning to the area. One daysoon Downtown Kingston should be the place to relax, take the children, shop and later attend a party thatextends into the early hours of the night and from whichyou can access your vehicle and drive home in relativepeace and safety. Hopefully this dream is one thatmaterialises in our lifetime.

You cannot be a true Jamaican if youare not entrepreneurial or buzzing withnew ideas hence the conceptualisers

of ‘Jamaica Room’ have brought a totally newbusiness to the island.

Suzanne and Beverly Rousseau have soughtto showcase the best that Jamaica has interms of furnishing but with a twist as theyhave taken the real estate market by stormwith a novel idea that introduces a whole newsuite of services to the industry.

It is all about showcasing the best ofJamaican and Caribbean lifestyle throughcontemporary furniture. Through itslightness, ease and simplicity, Jamaica Roomoffers services that are threefold, chief

among them furniture rental with interiorstyling that is modern and chic.

As Suzanne explained, it is a new concept tothe Jamaican market but one worth exploringas there is definitely a demand for it. “Oursignature style brings the outdoors inside;our interiors are easy, simple and modernand with traditional accents that provide awarm welcome home to our clients. Weprovide home furnishing for expatriates andreal estate investors who are creatingresidences or need to showcase a modelhome.”

Their services of furniture rental, homefurnishing and staging are done in keepingwith their unique brand that is all abouthighlighting what is best about our island

flavour, from our colours and textures to ourextraordinary sense of style. “A lot of ourtraditional furnishing has been influenced byour history, most of which has been based onour colonial past. We have since evolved sowe highlight what Jamaica embodies soeffortlessly. We love contemporary shapesand simple, clean lines with accents so whenwe furnish a home it is a place where youwould want to stay.”

Everything that they do is customised so theydo not have a store room full of furniturewhich in turn means that no two furnishingprojects can ever be the same. “We docorporate and residential homes but it isimportant to note that we do not cater to anindividual’s personal taste. This is not adecorating business so if you wish toredecorate a room in your home that is forthe services of an interior decorator.”

It is all about showcasingthe best of Jamaican andCaribbean lifestylethrough contemporaryfurniture.Jamaica Room which got started in July, alsohas a long term vision to benefit not only thekey players but others as well. “We are alsointerested in helping small manufacturersby giving them an opportunity to have aviable business while making a contributionto the economy.”

at whatyou grow

In the hustle and bustle of modern living, sometimes weneed to take a step back from the madness and enjoythe little things and for some nothing is more enjoyable

that being in the dirt. But you do not have to putter aroundwithout a purpose as starting a backyard garden is a greatway to relax while economising on your food bill.

Few things are more satisfying that growing your ownfood. That said, you have to have a few things plannedout ahead of time such as what you intend to grow, howbig a yard space you have to work with and how muchtime you have to devote to your ‘farm’ daily. Remember togrow what you love to eat. It makes no sense to growasparagus if you hate the taste of the stuff!

The key to your farming success is to start small. Do notcontemplate growing fruits or vegetables for Denbigh yet.Do it on a small scale first to test your skills as too muchtoo soon can be chaotic.

You have to prepare the ground. Get rid of the stones, rocks, cans and other useless things and make sure yoursoil is fertile. If you do not think it is rich enough, startadding compost, which is cheap as well as easy foranyone to do.

Start with seeds or small plants and check to ensure thatthe plants are not discoloured or diseased. Monitor your

progress and choose vegetables or fruits ideal for yourclimate. For example: do not think about pumpkins if youdo not have a big yard as that vine will run wild like a childon a sugar high! Peppers, tomatoes, pear, banana, andplantains are easy to care for and do not require a wholelot of space.

Read up on the ones you have chosen, as the moreinformation you have the better. For vegetable farming, you need a spot where you can access at least 6 hours ofsunlight daily.

Buy good tools. Do not always buy the cheap stuff as itmay cost you in the end when it does not last as long as itshould.

Before the actual planting, give the plants some water asa moist plant root will assist them in adapting quicker tothe soil around it. Dig a hole that is as deep and usuallytwo times as wide as the root ball of the plants. Water itproperly. When all the plants are in their new bed give thegarden a three inch layer of mulch which can includeleaves or grass because this help to retain moisture whilekeeping weeds to a minimum. Then you have the fun oflabelling them so that you remember exactly what youhave in the ground to look forward to reaping.

After the success that was St. Catherine's SevilleMeadows I, developer MJC Masterbuilders, decidedto make more affordable yet elegant homes

available, hence the birth of Seville Meadows II off OldHarbour Road, which is literally a home owner's dreamcome true.

Because it was an obvious quality offering for a price thatwas very competitive, Seville Meadows I which has 70 unitswas sold out in short order, sparking a need for SevilleMeadows II which got started in July 2011.

According to Maurice Gabay Managing Director of MJCMasterbuilders Limited, Seville Meadows tops the marketin style, space and overall cost hence what they offer, prospective homeowners will definitely find satisfactory."This project has 155 units available in three differentmodels and we anticipate completion by the first quarter ofnext year."

The name Seville has of course Spanish connotation inkeeping with our Jamaican history, as the first Spanishsettlement in Jamaica was at 'Sevilla la Nueva', nowcalled Seville. But this modern day real estatedevelopment comes in three unique models, catering toyour family's size as well as your pocket. The 2 bedroom,1 bath is called 'The Seville'; the 2 bedroom, 2 bathroomunit is known as 'The Tangelo' and the 3 bedroom, 2bathroom home has been dubbed 'The Valencia'. TheSeville goes for approximately J$7.9 Million; The Tangelocosts $8.55M while The Valencia fetches a cool $9.95M.Not bad for all that they offer.

And they offer quite a bit, with features that includecasted drive way, cobble stone finish, car port, ceramictiles, cedar cabinets, large windows with insect screens, laundry area, plus lots of room for expansion at the back. The rooms are airy with huge glass windows for lots oflight. "This development will also be fully gated and the

Page 23: Places and spaces 2012

23Places & Spaces

great thing about the design is that from the outside youcannot tell which model is which so there can be no envy. There is a lot of space between you and your immediateneighbour so you will never lack privacy.

"Additionally, most homes currently being constructed aredesigned with a 'pitched roof' which means that they arepointed in the middle or they have a peak. This prevents thehomeowner from expanding upwards. We decided againstthat because people should have the right to expand theirhome in the future based on their finances and their familysize."

All the houses are protected by a covenant that specificallysays that homeowners cannot change the architecturalstructure at the front of the home. Any such action would bein breach of the covenant. However, if they would like toexpand they can go up or backwards. They can fence andgrill their property if they so desire.

Though in the past the terrain in the Old Harbour hasbeen flood prone, Seville Meadows has no problems inthis regard as they have been proactive in protectinghomeowners' investment, hence they have stormdrainage to capture heavy deluge of water. There aresufficient storm pipes, 'inlets' or catch basins to feed it offsite.

"Seville Meadows is perfect for newlyweds or a youngfamily striking out on their own. You are one and halfmiles from the Spanish Town round-about and mereminutes outside of Kingston, so the distance ismanageable if you work or transact business in thecorporate area. As to an open space for children, SevilleMeadows will feature two green areas for recreationalactivities."

Aman on a mission to havebuildings be more than justfunctional boxes, Zuar Ard Jarrett

is known as a force to be reckoned within the world of design. As one of theprincipals behind the successful KLEGroup that has transformed lifestyle andentertainment as we know it throughsuch prestigious brands as Usain Bolt’sTracks and Records and the FictionLounge, Jarrett has his fingers on thepulse of what is happening in Jamaica.

Founder, Design Principal andManaging Director of Zuar Limited, apremier architectural, planning andinterior design firm in Kingston, hiscompany’s portfolio spans government, corporate and a host of well appointedprivate residences. Jarrett has receivedvarious certifications in business, amongthem the European Union scholarship topursue a Masters of Architecture whichhe completed in 2004 at the University ofTechnology.

Places & Spaces (P&S) caught up withthe ever busy businessman and gotsome insight into his world of drawings, sketches and designs as he seeks tobetter Jamaica, one building at a time.

P&S: What led you to your chosenprofession?

ZAJ: It wasn’t something plannedactually. In high school I displayedcreative talents but was undecided on acareer path. One day my mothersuggested that architecture would be asuitable profession for me and madearrangements for my application to theCaribbean School of Architecture. So itseemed all very by the way, but you haveto trust the moms (laugh).

P&S: What are some of your morememorable jobs?

ZAJ: Doing Fiction Lounge was exciting. Most projects are guided by budgets andproject specific restrictions that

sometimes try and force a certaincreative direction by stipulatingguidelines that stifle any realpossibilities that you can create. WithFiction, I could dream aloud and pushthe envelope and it was also personalsince I was directly aligned. I was doingentertainment long before, so I was ableto merge my two passions together.

The first house I restored shortly aftermy master’s degree will always bespecial to me. It was for Peter Bunting inJacks Hills on the old Ivor Restaurantproperty. It was Architectural and Interiordesign. We handmade furniture, wecustomized materials and mouldedspace in dynamic ways. Just timeless!Currently, there is a new gaming loungein Marketplace between Fiction andTracks and Record to be completedshortly. Again, the client was confidentin my design capability so we pushed adesign that was advanced yet timeless, encompassing a lot of floating elementsthat played on scale and proportion andthe dynamic blend of materials. It is sexyin a premium way that doesn’t lend itselfto being dated. A lot of earth elementslike stone, wood, water. The feel of luxuryfinished metals in gold, polished steel, glass, etc. is used throughout to makethe space feel sophisticated.

P&S: Where do you draw yourinspiration?

ZAJ: Life in general is a huge inspiration.I’m an emotional person meaning Iabsorb the good and the bad aroundme. I’m motivated by the simple thingsthat most people take for granted. Thegeneral absorption of life are pocketsfrom which I pull, plus the team I havehere at Zuar Ltd. all think outside the boxand that is also motivating.

P&S: What do you look for when firstviewing a building?

ZAJ: Buildings have a responsibility torelay certain things and should speak to

rd JarrettBuilding his passion throughcreative design

Be Personable

Page 25: Places and spaces 2012

you by communicating fundamentalbasics such as how to enter it, how tointeract with it, what its functions are. Also it should speak to its context andrespond to its surroundings.

P&S: What makes a building beautifulto you?

ZAJ: Architecture for me it is the mostpowerful of art forms as it isfunctioning living aesthetic. So beautyis the perfect balance of scale, proportion and material which is a finebalancing act. Add to this themanipulation of light, shade andshadow. If it is all done properly it canreally be beautiful no matter theArchitectural style.

P&S: How lucrative is architecture asa profession in Jamaica?

ZAJ: (laughs) Not very. You have to bein love with this profession. If you do

the research most of the brilliantarchitects of this world, their bestfriend paid for their funerals. In adeveloping country where theeconomy and the work are notconsistent, it can be a carefulbalancing act. Architects in Jamaicacan have one great job every five yearsbut its the most amazing profession inthe world so it's worth it (smile).

P&S: What are your other pursuits?

ZAJ: Relating to other businesspursuits through my role as a Directorin the KLE Group, I help to develop ourlifestyle brands, dynamic marketinginitiatives and new business. When thebusiness side is turned off I like to feedthe two sides of my personality so I canparty hard and raise the roof and onthe flip side read and just chill out.

P&S: In terms of design what arepeople asking for nowadays?

ZAJ: Everyone is going for more openfloor plans, uncluttered spaces. Theysee this a lot in more modern firstworld environments. There is a trendnow in residential living, where peopleare moving from the typical ‘big house’to smaller more efficient use of space.People are moving out of largerresidences and transforming them intoapartments or knocking them down tocreate these more effective spatialliving environments. People want moreeffective use of space and so theytailor it to be more premium in termsof usage and finish.

P&S: Have you built your dream houseyet?

ZAJ: No, not yet, but I intend to. If I livein the space I created I think I will seeall the flaws and think how to make itbetter next time. Maybe I will ask afriend to design it, who knows?(laughs)

It makes good business sense to seek legal advice whenpurchasing property because of the complexities thatcome with the process. There is a minefield of

information and detail which purchasers need to take intoconsideration before paying or signing a contract whichcould expose them to losing their initial deposit (as muchas 10% of the purchase price!). For example, whenpurchasing a single house, numerous factors such as thetitle(s), approved structures, surveyor’s identification reports, conflicting valuation reports should be considered.Similarly, when purchasing an apartment or townhousethere are additional factors such as restrictive covenants, strata rules, parking allocation, common area designationand maintenance fees. A lawyer can help you understandand protect your interests.

The industry standard for legal fees ranges between 2 and3% of the purchase price. Despite the increase in cost to thetransaction, this is money well spent.

Contracts

While most purchasers quite ably negotiate face-to-facewith the vendor or through their realtors, the terms of thedeal must be properly set out in a contract in order for themto be legally binding. As such, in addition to negotiating on

your behalf, lawyers may also make sure that thecontracts adhere to local laws and regulations as wellas address any specific issues that might affect the futureuse of the property.

Realtors often provide their clients with standard forms, which appear to cover all circumstances or seem easilycustomizable for unique circumstances. However, thestandard contract may fail to address a number of keylegal issues that may affect the present and future useof the property and potential costs. Among other thingsan attorney would ensure that the following issues areaddressed in the Agreement for Sale:

 whether or not alterations or additions made to theproperty were done within the confines of law;

 whether or not proposed changes to the property andits use can be done lawfully;

the risk of losing the deposit if closing does not takeplace or if he does not obtain the required financing;and

the security of properly worded escrow instructionsto protect your down payment.

he Importanceof An AttorneyWhen BuyingReal Estate

Page 27: Places and spaces 2012

27Places & Spaces

The benefits of seeking legal advice may also helpyou avoid some common problems in purchasingproperty. Benefits such as:

 Obtaining explanations of the terms of a contractand ensuring that it reflects the parties’ desires;

 Obtaining advice on complex mortgage loancommitments and loan documents and ensuring thatthe contract is subject to the purchaser obtaining acommitment for financing, if any;

 Performing a title search to ensure that the propertybeing sold is free of any encumbrances, such ascaveats or judgments, and that the vendor has thelegal right to sell the property;

 Ensuring that a Surveyor’s Identification Report ofthe property is obtained before purchase, to confirmthat the property being purchased is indeed theproperty contained in the title with itsprescribed/described boundaries, whether therestrictive covenants endorsed on the title have beencomplied with and whether there are any obvious orapparent easements or encumbrances that are notendorsed on the title;

 Obtaining answers to important questions, such asthe tax consequences of the transaction;

Obtaining advice on the nature, amount, andfairness of closing costs set out in a ClosingStatement; and

Obtaining advice on the proper execution of thedocuments

Buyer Beware

It is possible to save stamp duty in relation to thepurchase of a new home, by acquiring the bare land andthen entering into a separate construction contract forthe vendor and/or developer to construct a new building.Additionally the vendor will save on transfer tax. However, if these agreements are not carried outcorrectly, ill-advised purchasers could find themselvesfacing tax liabilities up to six years later.

The bottom line is that regardless of whether you are afirst home purchaser or a seasoned property investor, buying property can potentially have significantimplications if done without good legal advice.

Starting a home office can be challenging but onceyou have determined what you want toaccomplish, things can more or less fall intoplace.

You first have to determine if your work project is a hobbyor a conduit to transforming your family’s finances. If it isthe former then a shelf or an accordion file may do thetrick. If it is a bonafide money maker, a filing cabinet, phone extension and computer should be in order. Thefollowing are tips to get that office up and ready.

Make sure you have good lighting and that the areais comfortable to be in for any extended period of timebecause if it begins to feel like a cubicle in an officecomplex, you may not desire to spend any quality timethere. Add some plants and a painting for a bit ofdecor.

If you do not have an entire room, find a corner andmount shelves and find a screen that can be used asa partition.

Separate the personal from the professional. It isimportant to keep your personal life from spilling overinto your business life (and vice versa). Setting up a

business bank account is the first step in helping youavoid mixing personal expenses with that of yourbusiness.

Get a bulletin board to hold your major ‘to do’ list andevents and make sure it is in a very visible place.

Invest in a good ergonomically friendly chair. Yourhealth outweighs your need to be frugal.

Keep it a single purpose environment which meansthat you do not get to turn it into a storage space.

Try to have a comfortable sofa chair nearby so thatwhen not on the computer you can grab a note padand brain storm. Having space away from thetechnological gadgets increases your creativity andsparks new ideas.

Organise and prioritise. If you put in a television butfind that you spend more time watching the soaps thandoing actual work, it is time to remove it.

Establish office hours. While you have the flexibilitythat a workplace does not offer, you still have to putin the time to be successful.

There is no worse feeling than getting home andrealising that someone broke into your house, violated your space and handled your most prized

possessions. For some, a burglary leaves them feelingunsafe and on edge. This has led some people to movehouse because that sense of violation, especially forwomen, does not disappear easily.

While no security system is completely foolproof, there areways to not make your house an easy target thusprotecting your possessions, your family and mostimportantly your peace of mind. The great news is thatmost home burglaries are done by amateurs. Compiledbelow are pointers from experienced locksmiths and aprominent security company. These tips will ensure thatany potential burglar who wants to pay you an unexpectedvisit will leave empty handed and maybe second guessinghis chosen ‘profession’.When you move into a new house, change all the locks immediately.

If you lose your set of key, change the locks instantly. You never know whose hands they may turn up in.

If the helper, plumber, electrician is not someone withwhom you previously had a long standingrelationship, do not take it for granted that they arehonest. Check their background and referencesthoroughly.

Stop leaving spare keys under the mat or flower pot!

Do not leave notes for family members on the frontdoor. That is like waving a welcome sign or aninstruction manual for thieves

If you are out try to make the house seem as if someoneis home. Leave a radio on and use timers to switch onthe lights when it gets dark

If your alarm system is very sensitive and tends to gooff easily, have it fixed and inform your neighbours. Many people tend to ignore an alarm if it goes offperiodically.

For back or side doors a good old fashioned Dutch potcover balanced on the door works wonders as nothingis as loud and offensive in dead silence than that!

A spring-latch lock is an easy pick as thieves can usethe ‘loiding’ technique. Loiding is the method ofslipping a plastic credit card against the latch tongueto depress it and unlock the door. A deadbolt defiesany such attack. It is only vulnerable when there isenough space between the door and its frame to allowan intruder to use power tools or a hacksaw.

Trim back fruit trees at the entrance of your home andinvest in some motion sensor lights as thieves hatebeing observed

If a sales person or utility company worker comes toyour home, ask for photo IDs before letting them insince this can be a cover for a later burglary.

Dogs are great deterrents especially indoor dogs asthese are an unwelcome surprise for burglars

Install 1-inch deadbolt locks on all exterior doors.

If there are door hinges on the outside of your house, take down the door and reset the hinges inside.Otherwise all a thief has to do to gain entry to yourhome is knock out the hinge pin.
