Cork South Docks Local Area Plan
Cork South Docks LAP
Adopted February 2008
The regeneration of the Cork South Docks Area will be a major element in the achievement of Cork’s Gateway status as set out in the National Spatial Strategy
BCAP acted in a consultancy basis with O’Mahony Pike Architects to provide the architectural and urban design analysis for the Local Area Plan.
The Plan’s targets will be achieved through the development of a high density urban quarter which will be based around a new District Centre and two Neighbourhood Centres.

Urban Design Manual, DoEHLG
Draft February 2008
The Department of the Environment, Heritage and Local Government published a guide in February 2008 to “provide best practice advice on the practical implementation of the policies” contained in “Sustainable Residential Development in Urban Areas”.
Good planning, architectural design and efficient use of space illustrates how appropriate higher density can enhance and enrich the existing urban landscape.
BCAP contributed to this document in providing examples of analysis and concept proposals for case studies looking at various urban typologies.

Kent Station, Horgans Quay, Cork
Kent Station, Horgans Quay
Pre - Planning
Manor Park Homes are developing a 17 acre brown field site that runs the length of Horgan’s Quay in Cork docklands. The proposed development will include the new Kent Rail Station which will front onto the River Lee.
The possibilities of such a site so close to the centre of Cork city mark this as one of the country’s major urban regeneration projects.
BCAP worked in consultancy with O’Mahony Pike Architects in the preparation of a Masterplan Study for the site in question as requested by Cork City Council prior to the lodging of any planning applications.
