The Maxwell – Indianapolis, INProject Manager/Chief Estimator Investment: $23.6 MillionDescription: The Maxwell is a contemporary, 5-story building featuring a blend of both residential and retail space. The 1st floor is completely dedicated to retail space and is designed to provide a tenant mix focused on goods and services related to the daily activities of downtown living. Floors 2 through 5 consist of 105 residential units, including studio, one-bedroom and two-bedroom flats as well as a select number of multi-story townhomes. Each residence features open-concept floor plans, designer finishes and secure underground parking. Monon Row Phase IV – Broad Ripple, INProject Manager/Chief Estimator Investment: $15.7 MillionDescription: Monon Row Townhomes are Broad Ripple's most exclusive residences, located adjacent to the Monon Trail at the Southwest corner of 67th & Cornell Avenue. These European-inspired buildings consist of exterior concrete, stucco and stone. Towers on Market - Indianapolis, INChief Estimator Investment: ConfidentialDescription: Towers on Market is the vision for revitalizing the former Market Square Arena site on the east side of downtown Indianapolis. The design is contemporary and calls for the creation of a new neighborhood consisting of two mixed-use high rise buildings and two open space public parks. Retail space is planned for the first floor of each of the buildings and floors 6-21 will be made up of a mixture of apartment homes and “for sale” condominiums making a total of 420 residential units. The design intent for The Towers on Market is to align multiple uses within individual buildings to provide a place to reside and shop, in an attractive, functional, all encompassing urban atmosphere.

This project was designed for snow-birds who want a maintenance free home with the all the amenities.

This building was 2-stories tall stone with painted wood, 22 luxury condos overlooking the prestigious Sagamore Golf Course designed by Jack Nicklaus.

Hoosier Village Condos - Zionsville, INPre-Construction Manager/Chief Estimator Investment: $15.7Description: Hoosier Village is a unique retirement condominium development located in beautiful Zionsville Indiana. This project was designed for seniors who want a maintenance free home with the all the amenities. Hoosier Village Retirement Community is nestled in the northwest corner of Indianapolis, on 150 acres of beautiful grounds covered with pines and native hardwoods. It is a natural retreat that combines the comfort and pace of country living with the opportunities and amenities of the city nearby. Everywhere you look you see the rustic beauty of the native prairie and woodlands. Walking trails on tailored lawns lead to several private fishing ponds. Although the Hoosier Village campus is in a natural setting, it is not isolated. Nearby there are many stores, restaurants, hospitals, and theaters, to which regular transportation is provided.

Oversaw all aspects of this project including value engineering the design and scope of work to win bid. There were 60 custom condos with 2-stories tall brick and painted cement siding.

Drees Homes, Inc. - Indianapolis, INChief Estimator Investment: $77 Million per yearDescription: Drees Homes is a high-end production home builder with headquarters in Fort Mitchell, Kentucky, and has operations in Cincinnati, Dayton, Cleveland, Indianapolis, Nashville, Raleigh, Frederick, M.D., Washington D.C., Jacksonville, Austin and Dallas.

Responsible for estimating, bidding, specifications, contracts, budgets, vendor selection and travel to project site for construction meetings with owners and vendors. Reported directly to market president and challenged to direct the purchasing and quality operations of a multi-million dollar office. Office produced over 320 new homes annually. Directed team of 12 purchasing agents and quality specialists. Consulted with homeowners and designed customizations. Estimated and provided pricing information. Process allowed a shorter change request cycle and helped to ensure that the changes were drawn and priced correctly the first time. Process created a high level of customer satisfaction and reduced redraw cost by $95K in one year. Analyzed existing production and purchasing process/procedures used to build and manage 256 home designs. Defined measurement baselines, identified opportunities for improvement and developed control standards. Identified over $1M of missed revenue opportunities in first year. Improved process and data accuracy reduced rework and redraws yielding positive impact reducing sales cycle time by average of 14 days. Managed contracts and relationships with over 90 vendors with cumulative contract values in excess of $88 million annually. Drees received “America's Best Builder" by Builder Magazine - an honor based on operational stability, excellence in design and construction, customer satisfaction and community service.

Along with new construction projects I have also renovated multiple rental and sale properties. Demolished; designed; reconstructed; and estimated all renovation tasks. Managed vendor contracts and build schedules. Created business proposals; obtained building permits; participated in building inspections. Solicited and negotiated property lease and sale contracts.
