RESIDENTIAL UNDERWRITING GUIDELINES- BINDING AUTHORITY
The Agent/Broker is authorized to bind and submit applications subject to the terms of the
Agent/Brokerage agreement and subject to the limits and restrictions as posted by the Company.
The binding limit will be $1,000,000. per Building / Structure, for all Residential properties.
A fully completed, signed application must be received by the Company within SEVEN d ays of
the inception date of the policy for binding authority to apply. If delayed please notify Underwriter.
No binding of coverage permitted prior to the date and time the application is completed
(No backdating of coverage).
ALL NEW BUSINESS AND ENDORSEMENT REQUESTS REQUIRE: (07/19 clarified includes endsts)

BROKER TRANSFERS / LETTERS OF AUTHORIZATION
Broker transfers will only be permitted 60 days before or 30 days after the renewal date
(Midterm transfers are to be strongly discouraged!).
Broker transfers must be signed by all Named Insured’s. If written in the name of a Limited or
Incorporated Company, the request must be signed by a signing officer of the Company
Broker transfers will only be accepted if the Named Insured’s policy-the one being transferred

The existing policy number will not change – only the Broker of record and Broker number will be
changed. Exception- when Upload is available number will change if new broker uses this
PAC If the transferring policy is / was written on a monthly payment (PAC) basis, written confirmation from the broker must accompany the transfer notice, confirming that there is no
change to the current banking information on file.
If a change is required, a new authorization form signed by the Insured, and banking information (including a void cheque) will be required.

A fully completed renewal application will be required prior to the issuance of the first renewal of the 'transferred' policy. This requirement only applies to Farm and Commercial accounts.
No renewal application is required for 'transferred' Residential or Auto accounts.
MID TERM CANCELLATION AND RE-WRITING OF A POLICY FOR A DIFFERENT BROKER
This practice is to be strongly discouraged! Requires Company approval.
Short Rated Cancellation will apply

If approved, the current policy would have to be cancelled at the Insured’s request (short rate), require a new, fully completed, signed application, plus banking information etc, prior to issuance of the replacing policy.

The new application would only be acceptable if the Named Insured’s account was in good standing with the former broker who will be given 7 business days to confirm or obtain a rescinding letter if they choose to.
FLAT CANCELLATIONS only permitted within 30 days of inception (new business excepted)
Risks cancelled after 30 days from the inception will be calculated on a short rate basis.
These policies will not be eligible for PAC until they have completed two full terms as Broker Bill, or Direct Bill
MINIMUM RETAINED PREMIUM OF $25.00 applies. INSURED & ADDITIONAL INTEREST COPIES MUST
BE RETURNED FOR FLAT CANCELLATION.
CANCELLATIONS FOR NON PAYMENT: Policies cancelled by West Wawanosh for non payment will not
be reinstated or written new as PAC. Subject to a review of loss and payment history, company approval, outstanding balances paid and a new application, if approved the risk may be written as Broker Bill; or Direct
Bill if full broker issued payment is received along with Direct Bill application

DEDUCTIBLES The premiums printed are based on a $500.00 deductible unless otherwise stated.
To amend the standard deductible, adjust the $500.00 deductible rate as follows:
250 deductible - Plus 20%
750 deductible - Less 10%
1,000 deductible - Less 17%
2,500 deductible - Less 22%
5,000 deductible - Less 26%
10,000 deductible - Less 30%
RISK SWITCHING FROM FARM TO RESIDENTIAL A new application is required for the new form of coverage when the switch takes place
RENEWALS:
Risks with Water Coverage losses-refer to that section for renewal guidelines.
OIL HEAT- A tank and installation inspection within the last 10 years, by an Oil Burner Technician, will be required. If not received 90 days prior to renewal, the Oil Tank & Installation Inspection Required charge will be applied until it is received.(See Personal & Farm Liability pages) Brokers will be notified of the renewals requiring this. Gauge-12 (2.5mm) or 14 (2mm) & Type-Single Wall, Double Wall required info for statistical purposes & must be provided by broker with the OBT inspection report.
Please Note: A complete inspection is different than the annual service. Please contact your underwriter if you require further information.
(New Business-continues to be subject to an OBT inspection within the last 10 years being submitted along with the current Oil Heat Questionnaire)
NOTE: Where an OBT has not been received and the inspection surcharge is on the policy:
Broker will be advised via a report that an OBT is still required
If no OBT is received; a Loss Control inspection will be required
If any issues or no inspection allowed, will be lapsed on renewal for failure to provide OBT
If a history of claims or a claims frequency exists, the Underwriter will review very closely. In addition to applying a claims surcharge, we will consider taking the following action: Increasing the deductibles without allowing a discount, delete coverage (or specific perils), or decline to offer renewal terms and lapse the policy as of renewal date.
Policies where warranties or restrictions have been applied: If the criteria has not been met prior to the next renewal or as specifically set down by the underwriter, certain perils may be eliminated, deductibles increased without credit or coverage lapsed on renewal.

We insure structures or buildings separated from the dwelling by a clear space, on your premises but not insured under Dwelling. If they are connected to the dwelling by a fence, utility line or similar connection only, they are considered to be detached structures.
This coverage does not apply to any building or structure that is currently being used in whole or in part for farming or any other commercial or "business" purposes.
Where the building has multiple units that each have a legal address ie) 62-64 Queen Street, each unit should be insured separately with a specific limit as 62 Queen Street, 63 Queen Street, 64 Queen Street.
Houses that are divided into multiple modules or sections, manufactured in a remote facility and delivered to site, assembled using cranes. Ie) Royal Home, Quality Home
A factory built housing unit that retains the ability to be moved. Fitted with a strong trailer frame, axles, wheels and tow hitches and a very low pitched roof.
Structures falling under this coverage would include GARDEN SHEDS, DETACHED GARAGES, GAZEBOS, POOL MAINTENANCE BUILDINGS & CHANGE ROOMS, PLAY HOUSES, HOBBY WORK SHOPS, WOOD SHEDS , AND SIMILAR TYPE BUILDINGS.

FUEL OIL-LIABILITY SURCHARGE:
Renewals-A tank and installation inspection within the last 10 years by an
Oil Burner Technician will be required when requested. If not received 90 days prior to renewal, the Oil Tank & Installation Inspection Required charge will be applied until the inspection is received. (See Personal & Farm Liability pages). Brokers will be notified of the policies requiring this. Tenants Package -Surchage applies, OBT Inspection not requested
WOOD, GRAIN OR PELLET STOVES & WOOD BURNING FIREPLACES (SOLID FUEL)
$50 Surcharge will be applied to each premium where any of the above noted Auxiliary heat systems are used, except Mobile Homes where a $125 surcharge applies
The surcharge will be applied per building.
This charge will not apply to risks that are heated solely by wood stoves. Those risks will require individual underwriting and rating. There is no charge for wood furnaces or outdoor wood furnaces. This surcharge is not applicable to Seasonal Homeowners.

We will not insure ANY risk that has an underground or buried fuel oil storage
tank. Furthermore, we will not insure any risk that does not have a ‘ green ‘
inspection tag attached to the fill pipe --- if there is no inspection tag attached,
a recent ‘ Inspection report ‘ from a fuel oil supplier must be produced.
A 15% surcharge will be applied to any policy that has 3 or more losses in the last 4 yrs and has a 4 year loss ratio in excess of 60%, and not exceeding 74%.
A 20% surcharge will be applied to any policy that has 3 or more losses in the last 4 years and has a 4 year LR in excess of 74%, and not exceeding 99%.
A 25% surcharge will be applied to any policy that has 3 or more losses in the last 4 yrs. and has a 4 yr. LR in excess of 99% (if renewal terms are going to be offered at all).
A $54 Liability surcharge will be added to all policies that have a fuel oil storage tank on the insured premises. Surcharge increases with increased limit factors.

Homes built of field, or solid stone, logs, or straw, or any other unique building materials or unique design, or homes that are built into the side of a hill, or on stilts over water or a a swamp, etc., do not qualify. Dwellings that contain indoor pools do not qualify, unless an Evaluation is completed by the company currently used by West Wawanosh for High Value Homes

This endorsement provides coverage on the dwelling, for the perils insured against, up to the actual cost of repairing, rebuilding or replacing of the dwelling structure ( on the same site ) with materials of like kind and quality, using current construction standards and styles, even if the actual cost exceeds the limit shown on the policy declaration page.

SECONDARY COVERAGE
This coverage is designed to apply where the insured basically has two year round dwellings and spends approximately the same amount of time at each location. The location, to which the insured’s mail is sent, will be considered as the principal residence and the other dwelling will qualify for a secondary homeowners package. Can be written without the principal residence (when the Principal residence is located outside of our territorial boundaries), however, it is preferable for the two properties to be insured by the same Insurer.

1. Owner occupied, single family, winterized dwelling on a fully enclosed permanent foundation, with permanently installed heating source capable of preventing freezing inside the home. Ie) fireplaces and wood stoves acceptable.
2. Park Models (over 36 feet in length)or Park/Modular Units must be tied down on a concrete pad* & skirted. Not eligible for 'ARC or 'GRC'. See page 6 for "unit" criteria. *Concrete pad is not required if unit is no more than 15 years old when written

LIFE LEASE EXTENSION ENDORSEMENT EO-0820
To qualify, must fit the following criteria
Attaching this endorsement to the Tenants Package policy of the client brings them into compliance with their insurance obligations outlined in their Life Lease Occupancy Agreement clause. (ie. 37.3a) Community service or church affiliated groups have developed Life Lease projects that cater to "mature adults and seniors".
Requirements
Insured's lawyer can provide proper instructions for coverage required
Insurance clauses from the policyholder's lease are to be provided to the company
Tenants package-written the same as any other (Includes Improvements & Betterments)
Personal Property limit should include personal property and improvements including those purchased in the lease agreement ie) hardwood flooring
Sales people should check to be sure that 250% x the Personal Property limit equals or is greater than the leasehold cost of the unit
Decline if Waiver of Subrogation required
