Australia’s apartment boomHelped by a surge in apartments, sales of new homes rose 1.1 per cent in February, following a 1.8 per cent gain in January.Solid demand for apartments, townhouses and semi-detached houses across Australia contributed to new home sales figures rising again in February, an industry survey shows.The Housing Industry Association survey of large volume builders showed sales of new homes rose 1.1 per cent in February, following a 1.8 per cent gain in January. NSW record, strong Victoria approvals reveal two-speed nature of housing economyA record number of new dwelling approvals in NSW and stronger numbers in Victoria clearly reveal the emerging two-speed nature of Australia’s housing economy. NSW recorded 5660 approvals in February, its highest-ever number, as new townhouses, semi-detached dwellings and apartments rose to 3515, a 16-month high.Victorian approvals of new dwellings rose 20 per cent on January to 6267, as the number of so-called multi-unit dwellings rose by more than 1000 to 3387. But the strength seen in the two most populous states did not push the national total above January’s record 19,397, as declining approvals in the other mainland capitals pulled the total down 3.2 per cent in seasonally-adjusted terms to 18,768. Detached home dwellings rose while those for apartments, townhouses and semi-detached dwellings – a volatile number that can be influenced by individual projects – fell 6.6 per cent. Queensland approvals dropped almost 31 per cent in February to 3502 from 5048, as apartment approvals almost halved to 1730 from 3118. WA also had a decline, as total approvals dipped 8 per cent to 2217 from 2411. Apartment approvals in WA dropped to 350 from 531. South Australia also suffered a big decline, as overall approvals slid more than 41 per cent to 698 from 1191 in January.
