Historic Imperial Hotel site at Clifton to be sold For the first time in 30 years, the historic Imperial Hotel at Clifton is on the market.

Colliers International Wollongong has listed the 2,600m site for sale by auction, citing its excellent investment potential with DA approval for a hotel. Opportunities also exist to turn the site into a guest house, backpacker lodge, restaurant or art gallery subject to Heritage and Council approval. Colliers International Managing Director Simon Kersten says the Imperial Hotel is a landmark venue in the Illawarra and its sale is likely to inspire plenty of interest.

“The Imperial Hotel dates back to the 1880s and it has always been an iconic site for people travelling along the coastal road between Wollongong and Stanwell Park,” he said. “With its inspiring architecture and amazing ocean views it has loads of potential for any investor and the tourism opportunities are boundless as it now sits just 500m from the renowned Seacliff Bridge in the heart of Grand Pacific Drive.” The auction for the hotel will be held onsite on Saturday, March 14 at 10am. Has the first home buyer crisis been exaggerated?The Australian Bureau of Statistics has admitted a 26 per cent error in its first home buyer statistics.A new reporting method has revealed there are more first home buyers in the market than previously thought.The latest housing finance figures, for November 2014, originally claimed there were 6,061 first home buyer loan commitments.However, the new methodology has seen that figure updated to 7,627, an increase of 26 per cent.There has been much talk in recent months of a first home buyer crisis, with their share of property purchases reportedly at an historic low.ABS regional director Jacky Hodges said it was initially assumed that the reduction in first home buyer numbers over the last two years was due to reduced affordability.“However, subsequent analysis and follow-up with lenders has confirmed that the drop was partly due to under-reporting by some lenders,” she said.An ABS investigation found that some lenders were failing to classify borrowers as first home buyers if they did not receive government grants.The ABS is working with the prudential banking regulator, APRA, to ensure all loans to first home buyers are recorded in the future.In the meantime, the ABS will adjust first home buyer data

for this under-reporting using estimates based on data provided by lenders that reported correctly.Source: Real Estate Business

Record improvements for homeownersRising property prices have delivered a windfall to Australians who have paid off their mortgage.Financial conditions improved by 2.6 per cent between the September and December quarters, according to a survey of 1,200 Australians by St George Bank and the Melbourne Institute.However, the increase was significantly bigger for people who wholly own their home, with their financial conditions jumping by 15.4 per cent – the biggest quarterly rise since the report started 20 years ago.St George retail banking general manager Andy Fell said the booming housing market has helped improve the quality of life and financial position of mortgage-free Australians.“The report is broken down by occupation group and the big winners were tradespersons and para-professionals, who recorded the biggest jump with a 21.5 per cent rise in December,” Mr Fell said.“The financial conditions for this group are at the highest index reading in five years and are most likely due to the rising supply of housing and the demand for construction work.”Although some groups are doing well, St George chief economist Besa Deda warned that overall consumer confidence remains fragile and that many households are concerned about their debt.“The number of respondents who said they would pay down debt with new savings rose by 3.9 percentage points to 17.6 per cent of all households in December,” she said.“This is the highest proportion in almost two years and the biggest quarterly percentage rise in three years.“The findings also show Australians are quite the savvy savers, with just 2.2 per cent of households reporting no savings in December, not far from the historic low recorded in June last year.”Source: REB Online
