The Illawarra Real Estate Report Summary produced by IRIS Research stated that during 2014 the Wollongong Statistical District (WSD) experienced a 24.5% increase in the overall volume of dwelling approvals to 1,366. Wollongong’s commercial property market strengthened with $3.3million sale: agentThe sale of two major commercial buildings in Wollongong’s CBD has signalled a renewed strength in the city’s commercial property market, according to real estate agent Lou Niceski.Mr Niceski, principal of Elders Real Estate Wollongong, sold the ANZ building on the corner of Crown Street Mall and Kembla Street for more than $3.3 million to a consortium of local investors late last year.Mr Niceski also sold 48-50 Crown Street, known as the former Comelli Bros building, for an undisclosed price to a Hong Kong-based family of investors last month.He said the two significant sales, along with the massive investment by GPT in Wollongong Central, represented a positive turn for the once slow-moving commercial property market.‘‘The CBD commercial market is quite hot and vacancy rates on commercial space are quite low,’’ he said.‘‘There is new business coming into the city and we are attracting investors, including overseas investors, who are showing great faith in the direction the economy is heading.‘‘The Hong Kong investors wanted to get into the Wollongong market because it is so buoyant. ‘‘We have overseas investors in town and they are looking at spending quite a bit of money.’’The ANZ still operates a branch out of the building at 94 Crown Street but has moved its business banking operations to the new ATO building in Kembla Street.Mr Niceski said the ANZ’s lease on the building was current until June 2015, with an option to extend that.‘‘The new owners are a local consortium who plan to renovate the building and lease the premises as an A-grade commercial building,’’ Mr Niceski said.He said there was strong interest from multiple parties in the sale of the building, located in a ‘‘great spot’’ opposite the town hall and with

high pedestrian traffic flow.The substantial 809 square metres land holding comprises a ground floor banking chamber and first floor offices plus two-level basement car parking.Mr Niceski said the 50 Crown Street building had also attracted strong interest from local, national and international investors.The building had high corner exposure and solid long-term tenants over three levels, including the well-known Thai Carnation Restaurant, JJ’s Indian Restaurant and Bernardis On Crown.He said the new owners planned to keep the building as an investment with no immediate plans for change.Last year Mr Niceski also sold Wollongong’s well-known Slater building, a two-storey retail commercial building on the corner of Burelli and Church streets, which was put on the market for the first time in 50 years.Mr Niceski has another two Wollongong CBD commercial sites in the pipeline for sale early this year.‘‘Owners are looking at selling their commercial properties in the CBD based on the recent sales figures that have been achieved,’’ he said. ‘‘There’s a domino effect.’’Source: Illawarra Mercury

Tabloid TV slams ‘fast and easy’ home loansAggregators have backed the role of interest-only loans despite a warning from regulators and a scare campaign by A Current Affair.The current affairs show slammed interest-only loans last week, describing them as loans that are “fast and easy to get from the banks”, but which “can come at a huge cost”.The Nine Network program reported that one borrower and her family “lost their dream home because they couldn’t keep up with their interest-only loan”.Another borrower said he had lost approximately $150,000 from taking on an interest-only loan.ASIC and APRA united last month to sound a warning about the potential dangers of interest-

only loans as part of a wider probe into “higher-risk lending”.According to ASIC, interest-only loans as a percentage of new housing loan approvals by banks reached a new high of 42.5 per cent in the September quarter.“While house prices have been experiencing growth in many parts of Australia, it remains critical that lenders are not putting consumers into unsuitable loans that could see them end up with unsustainable levels of debt,” ASIC chairman Peter Kell said.Vow Financial chief executive Tim Brown said mortgage habits have been changing, and that interest-only loans can provide more flexibility and actually result in lower repayments.“I’ve got all my loans as interest-only and I get all my income paid into those accounts and I draw out from those accounts throughout the month,” Mr Brown told The Adviser.“Overall, I’m actually paying more off my mortgage because of that.”Mr Brown said that many borrowers are now ahead in their repayments. One bank told Vow that 80 per cent of its mortgages have been pre-paid 12 months in advance, he added.“I think a lot of the concerns that APRA and ASIC have around credit at the moment are probably unfounded, based on all the information that we’re getting,” Mr Brown said.Custom Equity Group chief executive David Haythorn said the rise in interest-only loans isn’t worrying at the moment, but could become a concern if property prices don’t keep rising.Mr Haythorn said that interest-only loans can benefit consumers if used wisely, and that they form a legitimate part of a broker’s offering.“If it’s for an investment property, then there’s no reason why, for the initial period, people shouldn’t have an interest-only loan,” he told The Adviser.“If it’s for their residence which they wish to hold long-term, then perhaps they should consider making principal-and-interest repayments.”ASIC is now conducting an investigation into interest-only loans.Source: The Adviser
