Swimming Pool register deadline extendedIn NSW, the owners of properties with a swimming pool and/or a spa pool are required to register their pools and spas on the NSW Swimming Pool Register. The Provisions of the Swimming Pools Act 1992 requiring pool owners to obtain a Certificate of Compliance before selling or leasing their property will now commence on 29 April 2016.In a media release sent out by Paul Toole, Minister for Local Government last Thursday, 26 February 2015, it was advised that “pool owners will be granted a 12-month extension to make sure they have a valid compliance certificate before the property can be sold or leased.” This means that if you are selling or leasing your property you do not need to attach a Swimming Pool Compliance Certificate to the Contract for Sale of Land until 29 April 2016.Minister for Local Government Paul Toole stated that “The evidence showed there was a high failure rate for initial inspections and a heavy demand to make pools compliant”.

Illawarra’s growing economyOn the back of a very strong 2014 where the Illawarra real estate market exceeded expectations, this year has started strongly, says property valuer Herron Todd White (HTW).HTW expects growth to continue until at least mid-year, with a slower rate of growth into the second half of the year.“Local real estate agents are bullish that results in 2014 will be replicated in 2015, with many claiming that the past 12 to 18 months’ strength is simply the catch up that was needed,” says HTW. “Whether that is true is debatable. In our view we can simply attribute the strength of the local market to one thing – a continued low interest rate.”Other potential drivers of the market are good employment prospects due to major infrastructure projects, such as GPT Group’s new Wollongong CBD shopping centre, West Keira, and the Shellharbour Marina development.“This will be felt principally in off the plan sales of new units in and around the CBD and vacant land in Shell Cove and Flinders,” says HTW.Source: Commbank My Wealth

Want to sell? Hire an attractive agentAcording to some rather debatable research out of the University of New South Wales, the attractiveness of a real estate agent spills over into the property they are selling, making it more attractive in the minds of buyers. Examining what is called the ‘standard deviation increase’ in real estate agents’ physical attractiveness, the study found that for every step up the attractiveness scale, the final selling price of a property increases by 2.3 per cent.“Attractive real estate agents do achieve substantial price premiums” says UNSW Business School Senior Lecturer Robert Tumarkin. “Our research shows that the degree of attractiveness of an estate agent influences the amount of money they receive from buyers. I was curious about why in Australia there is so much emphasis on the estate agents, and not on the property they are selling. There’s a huge incentive to be as rational as possible when buying a home.”Tumarkin’s research, which was conducted with UNSW Business School colleague Joakim Bang, is particularly pertinent to the Australian market where selling agents show properties directly to buyers. Momentum builds for back-to-back rate cutsThe property market might be about to get another shot in the arm, with a substantial number of economists forecasting a rate cut tomorrow.According to a survey by comparison website finder.com.au, 16 of the 37 economists and commentators it consulted said the Reserve Bank of Australia would cut rates at tomorrow’s monthly meeting.The other 21 forecast that the board would leave the cash rate at a record-low 2.25 per cent.The Reserve Bank caused a surprise last month when it reduced the cash rate by 0.25 per cent, having left it at 2.5 per cent since August 2013.Some economists think the Reserve Bank might further reduce rates to stimulate the economy and encourage a fall in the Australian dollar.However, others believe the Reserve Bank will be reluctant to give more of a boost to the housing market and will want more time to assess the effect of last month’s rate cut.ANZ chief economist Warren Hogan said the central bank historically makes back-to-back cuts when it begins a new interest rate cycle.“They’ve signalled that the economic outlook is a little bit weaker than they have previously been expecting,” Mr Hogan said.“They’ve factored in to their predictions further cuts to interest rates and so there’s little reason to wait.”St George Bank senior economist Janu Chan said the Reserve Bank would probably leave rates on hold this month.“We think that the RBA will still want to give the economy more support, but it will prefer to wait at this meeting so it can assess developments, particularly the currency and housing markets,” she said.ME Bank’s general manager of markets, John Caelli, said the Reserve Bank would definitely move in April if it doesn’t cut rates tomorrow.“Rate cuts typically operate in cycles – you can expect more.
