Colonel Irvine Junior High School is generally a single storey building with a section that is two storeys in height due tothe slope of the landscaping. The original school was built in 1957. The first addition was constructed in 1960 andconsisted of additional classrooms. A second addition was constructed in 1968 and houses classrooms and theschool's library. The school is 7,522 square metres in size and is situated on 2.75 hectares (6.8 acres). Overall, the property appeared to be in marginal condition.

General Summary:

Structural Summary:The foundation consists of cast-in-place concrete with a slab on grade. The structure is a combination of load bearingmasonry walls and wood framing supporting wood and steel pan roof decking (1968 addition) . The roof structure in theolder section of the school is constructed of wood decking whereas the roof structure in the 1968 section is constructed ofmetal pan decking. A foundation leak was reported around the area where the old water main enters the building. Repair to the foundation isrecommended. Visually, the structural components appeared to be in good condition, no evidence of deflection, warp, twist orvertical/horizontal misalignment was observed in the structural framing.

Envelope Summary:The exterior of the building is clad with brick veneer. Painted panel boards are located above the top sections of theexterior windows. In general the brick veneer appeared to be in marginal condition and will therefore require restoration. The roof has 11 roof sections which are protected by both SBS modified bitumen and Built-Up Roof membranes. It wasreported that SBS modified bitumen roof sections A, B, C, & D were last replaced in 2003, sections H, I & J were lastreplaced in 1999 and roof sections E & K were last replaced in 1992. The two Built-up roof sections, F & G, werereportedly last replaced in 1984. The higher roof levels drain via scuppers and pre-finished metal downspouts to lower roofsections which slope towards drains which are connected to internal water leaders. With the exceptions of minordeficiencies, the SBS modified bitumen roof sections generally appeared to be in good condition. The built-up roofsections, however appeared to be aged and deteriorated and will require replacement within the 5-year tactical planningwindow. Wood and some metal skinned (1968 addition) exterior doors were observed around the perimeter of the building.Damaged and deteriorated exterior doors were identified and replacements are recommended within the 5-year evaluationperiod. The windows in the original 1957 building and in the 1960 addition are original wooden framed single glazed windowsunits with operable hoppers that were showing signs of age and deterioration. Evidence of air and water infiltration wasidentified in several locations. Replacement of the inefficient windows is recommended within the evaluation period. Thealuminum framed windows in the 1968 addition appeared to be the original units and also showed signs of deteriorationand will require replacement . Overall, the building envelope appeared to be in marginal condition.

The interior finishes consist of the following components: The ceiling finishes in the building are predominately 12" x 12" acoustic tile, however sections of the school are finishedwith 2' x 4' suspended acoustic panels, drywall and painted concrete. Floor finishes include, painted concrete ( service rooms), 9" x 9" VAT and 12" x 12" VCT flooring (corridors and someclassrooms), sheet vinyl ( a majority of the classrooms), hardwood flooring (Gymnasiums, and Construction Lab) ,carpeting (isolated classrooms, offices), terrazzo (basement corridor in the 1960 addition ) and quarry tile (mainwashrooms, 1960 addition). Wall finishes are predominately painted gypsum board, or painted concrete block with some wood paneling andwallcoverings observed in isolated areas. Replacement of the 12" x 12" acoustical ceiling tiles and millwork is recommended within the evaluation period. Partialreplacement of the lockers, washroom partitions, furnishings, vinyl tile and sheet vinyl flooring, areas of carpeting andswinging doors is also recommended within the five year tactical window. Repair to some swing doors and the terrazzoflooring is also recommended. The desks and chairs within the building appeared to be in marginal condition. Overall, the interior finishes appeared to be in marginal condition.

Mechanical Summary:Heating for the original (1957) section of the building is provided by two natural gas-fired, fire-tube steam boilersmanufactured by Liberty that have capacities of approximately 3,000,000 BTU/hr. Heating for the 1968 addition isprovided by one cast iron natural gas-fired hot water boiler manufactured by Peerless and has a capacity of 3,360,000BTU/hr. Domestic water is supplied to the building via the municipal supply system and the wastewater is discharged to themunicipal sewer system. Domestic hot water is provided by two John Wood natural gas-fired domestic hot waterheaters with capacities of 38,000 BTU/hr. and 34,000 BTU/hr. The tanks were installed in 2004. Ventilation for the original (1957) section of the school is provided by unit ventilators combined with a central exhaustsystem. A central AHU provides ventilation for the 1968 addition. Roof mounted mushroom type exhaust fans alsoprovide ventilation to washrooms and storage rooms. The unit ventilators are in poor condition and require replacement. Fire protection is provided by a standpipe and hose system in combination with wall mounted fire extinguishers locatedthroughout the building. Heating for the building is adequate. However, boiler replacement is expected within the evaluation period. The ventilationsystem in the original (1957) section is inadequate and requires replacement. Overall, the mechanical systems are inmarginal condition.

Electrical Summary:The electrical system is fed underground from an outdoor pad-mounted transformer that delivers 120/208V, 3 phase, 4wire power to an 800 A main distribution panel located in the basement of the original (1957) building. The 800 A maindistribution panel provides power to other sub-panels that serve various sections of the building. The main switchgearwas upgraded in 1990. The only panelboards replaced were those in the computer room. Lighting in the building consists mainly of fluorescent surface mounted and pendant T-12 fixtures with wraparound andeggcrate lenses. Exterior lighting is provided by surface mounted wall pack high intensity discharge (HID) fixtures.Emergency lighting in the school is provided by battery packs. The fire alarm system is a Simplex 2001 system consisting of pull stations, alarm bells, smoke detectors, and heatdetectors. Overall, the electrical system is in acceptable condition.

The building is clad with red clay brick veneer on a concrete block back-up wall. The main entrance to the school is cladwith a light brown brick which extends, approximately 3', above the roof level to accent the main entrance.

Joint sealant is located at the interface between the different cladding materials, including around doors and windows on allbuilding sections.

Metal screens have been installed on all lower level classroom and basement windows, with the exceptions of the windowslocated at the north elevation and the windows facing the courtyard. Screening was also identified at the roof level of the1960 addition's north elevation.

Exposed roof decking and wood beams on the original 1957 building and plywood on the 1960 addition.

The windows in the 1968 addition are the original aluminum framed units. The windows are double single paned units withinternal 1" venitian blinds sandwiched inbetween the two panes. The windows are equipped with a hopper operable section.
