The single storey 2371m2 Blueberry Community School was constructed in 1982. It was preceded by a 791m2complex of nine portable class rooms which are still in use and located on the south east side of the school.In 1992 a 750m2 five class room addition was constructed on the north east side of the school and in 1996 a 1433m2addition consisting of a small gym, library, two class rooms and two arts and crafts rooms. There are four 1992 portable class rooms on the east side of the school with a gross area of 389m2 and a portableclass room used for storage added to this pod in 2010. There is also a single 1990 84m2 portable class room locatedon the west side which appears not to be in use with a 25m2 connecting corridor.The total gross area of the school is 5900m2.The school has a student enrollment of 486 in grades K to 9.
General Summary:
Structural Summary:The foundations for the original 1982 school consist of reinforced poured concrete foundation walls carried on reinforcedpoured concrete strip footings.The foundations for the 1992 addition consist of poured concrete foundation walls reinforced top and bottom onreinforced poured concrete strip footings.The foundations for the 1996 addition consist of reinforced poured concrete foundation walls on reinforced pouredconcrete strip footings.
The building frame of the original 1982 school consists of Glulam beams spanning reinforced concrete block perimeterwalls and internal steel beams supported by hollow section steel columns.The building frame for the 1992 section consists of open web steel joists over class rooms spanning reinforced concreteblock walls. There are hollow section steel scissor trusses over the student activity area, art room and band roomspanning reinforced concrete block walls and steel beams.The building frame for the 1996 section consists of open web steel joists over the class rooms, library and gym spanningreinforced concrete block walls. The pitched roofs over the arts and crafts rooms are hollow section steel trussesspanning steel beams.
Overall the structural condition is acceptable.
Envelope Summary:The roofs are mostly built up membrane with an SBS roof over the large gym.There are also metal sloped roofs over the 1992 and 1996 sections of the school.Windows are aluminum framed and sealed units some with integral blinds.Exterior wall are brick skin in the 1982 and 1992 sections and concrete block with rigid insulation backing in the 1996section.
Overall the building envelope is in an acceptable condition.
Interior Summary:Interiors are a mix of ceramic tiles and epoxy in wash rooms and vinyl tiles and sheet vinyl in class rooms andcorridors.Walls are painted concrete block and gypsum board.Ceilings are acoustic tiles in T-bar grids and gypsum board in wash rooms and service rooms.
Overall the interior is in an acceptable condition.
Mechanical Summary:Water service is provided from a well and cistern at the northwest corner of the facility to the adjacent Pump Room.From this room services extend throughout the facility via the ceiling space to service the domestic and Mechanical

Room process loads. Drinking water is purified at the pump room and piped separately to the corridor drinkingfountains.
Plumbing fixtures are floor mounted tank type water closets, floor-mounted and wall-hung urinals, countertop and wall-hung lavatories and stainless steel sinks.
Waste from the various plumbing fixtures drain to cast iron piping under the main floor that exits the building southface and connects to a pump-out holding tank south of the building.
Storm drainage lines are provided from the roof drains to exterior splashpads for the original school and the 1992addition. For the 1996 addition, storm water collects from the roof drains to an underslab storm main that exits thenortheast corner of the addition and drains to a buried gravel pit north east of the school.
Two dry fire hydrants south of the facility are connected to a 10,000 gallon buried fire water holding tank south of theschool.
Natural gas from the municipal service north of the building is metered outside the west face of the north portion of thebuilding where it is routed to the Mechanical Room and extended via the roof to serve natural gas fired equipment inother Mechanical Rooms and the Portable furnaces.
The building is heated by hydronic heating boilers. A perimeter hot water distribution system and ventilation airsidereheat coils are provided to heat the various zones of the school.
Four air handling units provide ventilation to the facility via an above ceiling distribution system.
Fire protection consists fire extinguishers located throughout the school as required.
There is the lack of piping insulation in the water pump room and the need for cooling in Computer Lab 132. A majorheating and ventilation mechanical upgrade may be unavoidable within the next 6 to 8 years, due to the majority of themechanical equipment and systems for the original 1982 school now reaching their anticipated life expectancy.
Overall the school is well maintained and the mechanical systems are currently in an acceptable condition.
Electrical Summary:This building is serviced from a utility owned 300KVA pad mount transformer with secondary cables feeding aSiemens 1200 amp, 120/208volt, 3phase, 4wire Main Distribution Panel. Branch circuit panelboards are locatedthroughout the school. The interior lighting has been recently upgraded to energy efficient T8 with electronic ballasts.The life safety devices include emergency lighting and LED exit signs with battery packs and a Mirtone GS 7532 firealarm panel with manual pull stations, smoke/heat detectors, bells and strobes. Exterior fixtures consists ofincandescent, HPS and MH fixtures controlled by time clock/photo cells.
The electrical systems are in acceptable condition.

There is a mezzanine mechanical room accessed by a steel stair consisting of 175mm reinforced concrete floor slabspanning 250mm concrete block walls and a roof of open web steel joists with metal deck and built up membrane roof.The mezzanine in the 1996 section consists of a 200mm thick reinforced concrete floor spanning concrete block wallsand steel beams with a roof structure of metal deck on steel beams.
Floors are concrete and noncombustible and fireproof.
There was no missing fire stopping to floors observed or reported during the building audit.
The main entrance canopy in the 1982 section consists of Glulam beams spanning steel beams on 100mm x 100mmhollow section steel columns with 400mm x 400mm concrete cover. The roof is built membrane on rigid insulation ongypsum board on metal deck. The fascia consists of wood siding on building paper on ply sheathing on 50mm x 100mmwood frame. The soffit is cedar on ply wood sheathing on wood hangers.The canopy in the 1996 section consists of metal deck carried on steel beams carried on 200mm diameter pouredconcrete columns with a built up roof and a soffit of prefinished perforated metal.The canopy in the 1992 section consists of a 300mm diameter poured concrete column on a pad footing carryingconcrete beams integral to the concrete block walls with a metal roof deck on steel beams with a prefinished metal soffitand a brick skin fascia integral with the exterior wall skin.
Roofs are steel and heavy Glulam beams having intrinsic fire proofing. It is assumed that the building complied with theCode at the time of construction.

Cast iron roof drains have been provided throughout the roof of the facility as required.
In 1992, a new natural gas service from the existing municipal main north of the school was installed, along with a newgas meter at the northwest corner of the original building. Services from this location are routed via the ceiling spaces toservice the natural gas fired equipment within the facility. A branch line along the roof of the facility is provided to servethe furnaces in the attached Portable Classrooms.
In Mechanical Room 201 in the 1982 original school there are two Raypak Model 750WTD copper water tube boilersinstalled, each with an input of 749,800 btuh on natural gas.
There are two B&G 1-1/2 HP base mounted primary heating pumps installed in Mechanical Room 201 to serve the 1982original school. B&G in-line heating pumps are also provided for the heating coils in each of the two air handling units.

The 1992 boiler is equipped with a 16" Type 'B' gas vent up through the roof.
The 1996 boiler is equipped with a 16" Type 'B' gas vent up through the roof. There is evidence of carbon build-up fromthe previous lack of combustion air. This is limited to the draft hood (cosmetic and should be cleaned) and an inspectionof the interior of the chimney indicates it is in acceptable condition.
Boilers are equipped with chemical pot bypass feeders. Boiler water is monitored monthly by a private contractor and thenecessary chemicals added the the systems as required.

In Mechanical Room 201 there are two air handling units for the 1982 original school, one for the Gymnasium and one forthe classroom and administration areas. Each unit consists of a return air fan, exhaust relief damper, preheat coil, mixingbox, 2" disposable filter section and a supply air fan. Inspection indicated that the preheat coil for the Gymnasium airhandling unit was extremely clogged and Facilities Management advised they will initiate a work order to clean the coil.
The air handling unit for the 1992 addition consists of a 3 HP return air fan with a 2" disposable filter section, a preheatcoil, mixing box section, a heating coil, an evaporative humidifier (not in use) and a 7.5 HP supply air fan.
In Mechanical Room 203, the air handling unit for the 1996 addition to the school consists of a Trane 7.5 HP return airfan, mixing box section, 2" disposable filter section, glycol heating coil, evaporative humidifier (not in use) and a Trane 15HP supply air fan.
