The original two storey 1952 building received a two storey addition in 1959 bringing the total area to 2092 sm. A sloped standing seam metal roof was added in 1992. Barrier free compliance is lacking. A potential problem with site drainage that is flooding the basement and crawl space needs further study. The school serves grades K to 9 and current enrolment is 111 students. Overall the condition of this facility is acceptable.
General Summary:
Structural Summary:Structural frame wood joist second floor and roof, supported on masonry walls. Basement slab seriously deteriorated condition, structural foundation requires continued monitoring due to water infiltration. The overall structural condition is acceptable.
Envelope Summary:Prefinished sloped metal standing seam roofing built over existing flat roof. Metal fascia and soffit. Metal siding to framed window infill and wall area between windows on main and second floors, metal siding to second floor east half. Aluminum frame windows with operable vents. Substantial water damage in basement,crawl space and lower exterior wall due to site drainage problems. Overall building envelope condition is acceptable.
Interior Summary:Interior finishes, furnishings and fittings appear sound with very few problems noted or reported. New fire doors are required. Overall condition of the interiors is acceptable.
Mechanical Summary:The schools heating is generated by ten Weil McLain boilers, which are to be replaced in fall 2009. There is baseboard, millwork, and upper wall radiation in the school. Heat for the entrances is provided by wall force flow units. There is no humidification for the school. Air distribution is gravity type ventilation, as there are no air handling units; operable windows are the only source of ventilation for the entire school. Control for the school is via programmable thermostats inevery room. Domestic hot water is supplied by a John Wood electric water heater. Sanitary sewer, domestic water, and natural gas are supplied by municipal services. Part of the building roof drainage system is connected via a manhole to the town sanitary system, while some is drained along the surface. Fire protection is by ABC type fire extinguishers throughout the school and a municipal fire hydrant adjacent to the playground on the west side. This school is in acceptable mechanical condition.
Electrical Summary:Main service is aerial 200 Amp, 120/240 volt single phase. Distribution panels are original panels. Replace branch circuits distribution panels. Motor starters by Allen Bradley, c/w energy management system by Weil McLain. Original wiring is still used for branch circuits. Replace original wiring in conduit. Classrooms and offices have been retrofitted with fluorescent light fixtures with T8 lamps and electronic ballasts. Hallways have been 30% retrofitted. Gym has HPS and fluorescent light fixtures with T12 lamps. Retrofit T12 lighting and HPS lighting with new T8 fluorescent lighting fixtures. Line voltage switching in classrooms and offices. Keyed switches in hallways. Photocell controls for exterior light fixtures. Exterior lighting is adequate around the perimeter of school and in the play ground. Exit signs with LED lamps are installed at required exits. Emergency lighting is installed at required locations. Edwards 6616 fire alarm panel c/w 6 zones. Install smoke detectors in the library areas. Install strobes in school. Upgrade signal booster for newstrobes. DSC Security panel c/w AAA pad is used for intrusion detection. Rauland Telecenter interlocked to telephone system ONYX-VS2. Handles Bells in school. Handsets in classrooms and wall mounted speakers, provide public announcements. Data system consists of Supernet in school. Has microwave tower in school as part of the district network. Three AT&T patch panels that are 60% full. Two Cicsco Catalyst 3550 switches part of the municipal library system. One OmniSwitch 6648 full, and one OmniStack 5024. New Internet based video conference equipment and twoSONY televisions and Polygon Camera. School rating is acceptable.

Rain water leaders for the gym are connected to a storm drain below grade on the west side and connected to the municipalsanitary system through a manhole. All other roof areas are drained by rain water leaders to grade.
The roof drains by eavestrough and downspouts onto splash pads at grade.
Main gas service is high pressure with a regulator in the boiler room.
There are ten Weil McLain 150.0 MBH input boilers installed in the basement. Each boiler has circ. pump. There are two Armstrong pumps and a vertical expansion tank with site glass. The boilers are being replaced in fall 2009.
There is stainless steel venting into a brick chimney and combustion air is provided for the boilers.
