The school was originally built in 1955 as an elementary school, and has had numerous additions and renovations(1959, 1961, 1962, 1963, 1970, 1982, 1999 and 2002). The school is now a combined elementary and high school, witha gross area of 7,567 sq. mtrs. In 2002 and extensive renovation of the whole building occurred, and a large gymnasium was added. The site area is generally flat, however the adjoining east open field areas slope towards the building. A football fieldand running track are located on the North side of the building. There are asphalt and gravel parking areas for the staffand visitors. A gravel fire lane extends around the east side of the building. There are two portable buildings, which arein poor condition and will be removed from the site by the owner. There is a freestanding garage and shed on the site.There is a fire hydrant located opposite the main entry of the building. The work of the 2002 contract is incomplete with mainly the exterior wall finish system and site work remaining to becompleted. The work is on hold due to the resolution of issues through the court system. Due to the incomplete work,roof leaks, interior damage and slab heaving are apparent. The interior of the building is generally in good condition.
General Summary:
Structural Summary:The original 1955 building and additions up to 1999 are constructed with concrete spread footings and foundation walls. Themain floor is wood framing complete with piers and pad footing supports over vented crawl spaces. A combination of woodframing, glulam beams and concrete block load bearing walls support wood framed roofs. The 2002 addition has a pile andgrade beam foundation system with load bearing concrete block walls supporting steel beams, OWSJ and a metal deckroof. The main floor is a slab-on-grade. The overall structural systems in the building are in good condition. Areas of concern relate to the incomplete exterior wall finish (i.e. water penetration at floor slab and foundation areas).
Envelope Summary:Note: Events noted are related to ongoing legal issues due to failure of stucco system. Alberta Infrastructure andTransportation has approved funding to undertake repairs. Work should start Summer of 2004. The 2002 renovation upgraded the building envelope with new windows and entry doors, exterior air barrier, insulationand stucco finish. A new modified bituminous roof was installed. The building requires major exterior remedial work,due to the apparent failure of the new stucco system.
Interior Summary:Interior finishes throughout the whole building were upgraded in 2002 renovation, and are in good condition and wellmaintained.
Mechanical Summary:The school underwent a major mechanical renovation in 2002, all equipment and systems with the exception of some ofthe below grade sanitary are in new condition. With proper maintenance procedures, the mechanical systems shouldoperate with little or no trouble for the foreseeable future.

Electrical Summary:The school underwent a recent modernization. The main electrical service is rated at 1200 amp 120/208 volt. Branchcircuit panellboards are located throughout the school. The flourescent lighting is energy efficient T8 lamp technology.Emergency lighting consists of battery packs c/w reote heads with energy efficient LED stlye exit light fixtures. Sanitary is drained to town system. New piping installed in the locations where the washrooms were renovated. There isstill some existing piping in use in the crawl space. There were no reported or noted problems with the existing pipe work.
Roof drainage is piped to grade. The landscaping has not been completed from the renovation. There are numerouslocations where the grading should be revised to direct the discharge away from the building. Roof water is spilled on theground near the walls often 2 metres above the ground.
