Research Commons is located in the heart of the world renowned Research Triangle Park (“RTP” or “the Park”), off of TW Alexander Drive, adjacent to the I-40 and NC 147 (Durham Freeway) interchange. The RTP is one of the most dynamic and prominent research parks in the world. The Park is home to more than 40,000 employees, 21 million square feet of office, industrial, and retail assets, and 170 global companies, specializing in medical, engineering, life science, or technology oriented sectors. As medical research and devices, and technology have been growing at much more rapid rates than the overall economy in recent years, firms in the RTP have as well. Firms located in the RTP have completed, or are currently constructing, more than $1.0 billion in capital investments since 2008. These firms have also added more than 2,000 jobs since 2010. The RTP is entering a very exciting and dynamic transformation as the Park is in the midst of mapping out its vision for the next 50 years. Last year, the Research Triangle Foundation (“RTF”) engaged Hines as the Park’s development partner, much of which will be focused on creating more of a mixed use environment. The Park was originally envisioned and developed as a series of research campuses, or “estates.” Residential and retail development within the Park was heavily restricted. The new and evolving vision for the Park will be focused on attracting a broader range of companies, creating more density, adding additional green space, generating a more modern,
diverse amenity base, and developing new housing options. The next few years will be a very exciting and transformative time for the RTP, and one which will be optimal for investors seeking investment opportunities during that time frame as the market will inevitably tighten and rents will rise as substantial new energy is created.
