ProfessionalAppraisers and Realtors® usethe word "comp" to mean acomparable sale, they are look-ing to compare apples toapples. A real estate profession-al sees the total market and howa property fits (or compares)within that market.

When you pull up a propertyon an Automated ValuationModel you’ll generally find a listof top “comparable sales.”Their idea of a "comparablesales" property is all aboutProximity. What does thatmean? Automated ValuationModels select comparable salesbased on their distance from the

subject property. Aselected "comp"based on proximitymay be a homebuilt earlier or laterthan the subjectproperty, or it mightbe new construc-tion. It can even bea townhome orcondo. AVM com-puter models seeproperties that

have sold within the closestproximity to a property.

Just because a home soldnear your home does not auto-matically make it a comparablesale. In a unique market such asMoore County local knowledgeand experience is mandatory indetermining a "comp’s" fairvalue. If you compare a 1970’sbrick ranch to a one year oldtwo-story contemporary, it’s nota fair comparison. If you com-pare a golf course home with anin-town home, it's not a fair com-parison. As the temperatures drop thiswinter season, one thinginevitably rises — your homefueling costs. Like many of youI just received my utility bill forthe month of December andreceived a bit of late holidaysurprise. My heating bill (elec-tric) was almost twice theamount normal for this time ofyear. My first thought was allthe Christmas lights; but eventhat didn’t explain the large bill.I then remembered slightlyopening the flu on our old brickchimney to let out some of theheat from the gas logs during aChristmas party we hosted lastmonth. What I didn’t remem-ber was closing the flue afterthe party – because I didn’t.The lesson learned was thatjust a one to two inch wide gapto the outside can cost youhundreds of dollars eachmonth.

Now you might say I don’thave any two inch gaps in myhome… but do you have aneight of an inch under yourfront door? Do you have aslight gap between windowpanes? Are the external electri-cal outlets on your house wellinsulated? How well insulatedis your crawlspace? It can alladd up quickly to the equiva-lent of a window being halfopen all winter.

According to the U.S.Department of Energy (DOE),families spend on average$1,400 a year on home utilitybills — with home heating andcooling making up roughly halfof the cost. With this winter’schilly forecast, ensuring yourhome is energy-wise is essen-tial for your comfort and yourbudget. Here are some ways

that you can keep the cold outand the costs down this winter:

Caulk and seal air leaks inyour house. By reducing airleaks, an average householdcan cut 10 percent of theirmonthly energy bill. While seal-ing windows and doors canhelp, usually the worst culpritsare utility cut-throughs for pipes(plumbing penetrations), unfin-ished spaces behind cup-boards and closets, and gapsaround chimneys and recessedlights. Your local builder orremodeler can recommend anenergy auditor to help spot theinefficiencies.

Check your insulation. TheDOE recommends you checkand replace insulation in yourhome if you have a home builtbefore 1980. A great place tostart is the attic.

For attic insulation, make surethe R-value falls between 30and 60. What many homeown-ers don’t realize is that even ifyour home’s attic was blown toR30 when is was built; over 10to 15 years it is very commonfor the insulation to compresswith time down as low as R10.Local insulation companies can“overblow” your existing com-pressed attic insulation with aR19 blanket to return yourhome to a R30 rating foraround $700 dollars for a 2,400square foot single story home.This represents one of the bestvalues for you money in termsof insulation.

Upgrade your thermostat. Ifyour own a heating system thatis older than 10 or 15 years,you may be able to lower yourutility costs by upgrading to aprogrammable thermostat;which automatically lowers the

heat at night or when you arenot home, which can save upto 10 percent on your annualheating bill. However, bewarned many newer very highefficiency systems actually areless efficient when controlledby a programmable thermostat.So consult with your heatingand cooling technician foradvice on your system.

Perform routine maintenance.Clean or replace filters on fur-naces once a month, or as indi-cated by the manufacturer.Make sure radiators, base-board heaters and warm-airregisters are clean of debrisand are not being blocked byfurniture or draperies. Also beadvised that many of the newand expensive “hypoallergenic”filters can actually make yoursystem less efficient. Mostcentral heating and coolingsystem were designed for nor-mal filters. The more expensive“allergy filters” contain a finerfilter material and by theirnature can reduce the amount

of return air flowing into thesystem from the house therebyreducing its efficiency.
