CASE STUDY: THE ADMIRAL CODRINGTON, SOUTH KENSINGTON

Refurbishment to the luxury private dining room on the first floor of the Admiral Codrington pub.

Project Description

The majority of the refurbishment was to the luxury private dining room on the first floor of the Admiral Codrington pub and was finished to a very high specification in a short period of time. As the Admiral Codrington is a famous pub in the heart of Chelsea the project had to be delivered without disturbing the local community whilst still retaining a very high standard that reflected quality of the Cirrus Inns brand.

Overall the project was very demanding due to the high specification and very quick turnaround. The client continually changed the specification and did not select the finishes until the eleventh hour so the team had to be flexible to accommodate the client’s needs. The refurbishment to the private dining room was carried out within a two week window as it needed to be completed in time to accommodate a large breakfast meeting that had already been pre-booked. For example high quality floor finishes needed to be sourced and installed within the specific project deadline. The client also chose an extremely expensive wall paper which

required a special subcontractor to install it in the dining room. The team managed to achieve all of the client’s demands and even delivered the dining room a day before the project end date to give the Admiral Codrington staff time to dress the table ready for the meeting.

Achievements

• The pub remained open so not only were the team working in a live environment but they could only carry out the works during specific times of the day therefore limiting the amount of work that could be carried out at any one time.

• Working in an occupied environment caused difficulties to on site deliveries and storage of materials on site but with good site management the team were able to tackle the logistics and cause very little disruptions to the day to day running of the pub and surrounding areas.

CASE STUDY: EINSTEIN’S BAR, ASTON UNIVERSITY, REFURBISHMENTOF STUDENT BAR, BIRMINGHAM

Refurbishment and fit-out of Einstein’s Bar, Aston University.

Project Description

The refurbishment and fit-out of Einstein’s bar was taken over from another contractor who was unable to carry out the works.

M & E works were carried out by a contractor previously selected by the University.

Achievements

• At short notice, and over the period of 14 days, the 1000 square foot bar area was completely re-furbished.

• Tiled surfaces were replaced and vinyl flooring and ceramic tiles in main thoroughfares were fitted throughout.

• Four Upvc windows were installed.

• The bar itself was re-varnished and a feature vinyl finish was added to the front of the bar.

• A feature timber wall was installed to enhance the interior of the bar which surrounds the dance floor area.

• Time constraints were strict as the bar had to be ready for fresher’s week. Despite client concerns, on programme the Shaylor team finished two days early.

• 91.5% Customer Satisfaction Score.

The building was originally designed for office accommodation and was stripped back to shell and core providing a challenging space for Shaylor to create a restaurant facility in the heart of Birmingham’s business district and restaurant area.

This site was a ground floor, vacant commercial unit and Shaylor produced budget appraisals together with a cost and value engineering process alongside the interior designer. These were used as a business case for the client to acquire the letting of the building and to acquire the required licenses.

Due to design restraints of a structure used for office accommodation, there were many issues with the capacity of available services such as gas, electricity and water. The restaurant had to be heavily serviced to accommodate it’s kitchen and number of covers. Half the cost of the project was expended in carrying out alterations and upgrading of such services and their re-direction.

The fit-out was heavily influenced by the interior designer’s criteria. Shaylor was required to interface all critical services in connection with the kitchen layouts and

provide a seamless installation that achieved the design aesthetics with robust practicality. This was undertaken by working closely with the interior designer, Suzanne Barnes of The Suzanne Barnes Partnership.

The client provided the Chave kitchen from suppliers recommended by Shaylor. The kitchen was then installed with the chefs collaboration to achieve a perfect layout.

When carrying out the works and in consideration of the local community, project logistics and disruption was afforded a high level of input from the on site project team. Deliveries were scheduled for early morning or late afternoon. Noise breakout was kept to a minimum because of working within a business district and major demolitions and structure alterations were undertaken outside normal working hours.

All re-fit works had to dovetail with the works required to divert the statutory services from the rest of the commercial building. At the same time, outside alterations to the building cladding were carried out. The elevator to the commercial building above, also had to be re-configured and levels adjusted.

CASE STUDY: NEW BUILD, OPUS RESTAURANT, BIRMINGHAM

OPUS has become one of Birmingham’s top notch restaurants with notoriety for it’s fine cuisine in superb surroundings. Shaylor were recommended to carry out this design and build project by Anne Tonks who had the vision to create OPUS.

CASE STUDY: RAIL GOURMET, REFURBISHMENT OF KITCHENS,PADDINGTON STATION

Complete refurbishment of the Rail Gourmet accommodation within Macmillan House adjacent to Platform One of Paddington main line station. Work was undertaken in 2 phases to allow continuous use of the office and catering facilities together with toilets and baby changing.

Project Description

Access was co-ordinated with the building and station occupants and the key driver was to ensure uninterrupted passenger movement to Platform 1.

The project driver was to create an open plan workspace and new modern catering and welfare facilities.

Achievements

• The project completed on programme and to budget and provided an exceptionally high quality working and catering facility.

• No disruption was caused to the main platform area and the general public were unaware of the works being undertaken. All project criteria was surpassed.

CASE STUDY: READING STATION HERITAGE BUILDING, THREEGUINEAS PUB

Project Details

Refurbishment to a Grade 2 listed building, whilst the adjacent building is being demolished.

Project Description

As part of a Grade II Listed heritage building, the pub was refurbished whilst the single storey adjacent building (housing the station’s operational staff, kitchen and toilets) was demolished.

Temporary accommodation in the form of office space, general storage and catering facilities was created to last until 2014. This will accommodate those people located on the first floor of the heritage building and in other parts of Reading station.

Achievements

• The pub kitchen was relocated to another adjacent unit in the station.

• A serving hatch was created from the kitchen into a walk in area on the current platform 4.

• Access was created from the kitchen through to the pub enabling food to be served to customers.

• Male and female public toilets were relocated to the east end of the building which originally housed the storage area. The WC layout at the station was designed to reflect the current facilities at the Three Gunieas Pub.

• A replacement storage area was built at the west end of the building.

CASE STUDY: RICOH ARENA – COVENTRY

Project Details

Value: £1.80m

Duration: 30 weeks

Alterations and modifications to the arena to form 41 new ensuite hotel bedrooms for De Vere Hotels.

Project Description

The project entailed the construction of 41 bedrooms within two areas of the arena 34 in the South stand and 7 in the North stand. The whole of the works were carried out in a live Hotel environment as well as having to cater for the other activities of a busy sports and conference facility, while ensuring all those activities were not disrupted.

7 Bedroom Area

The 7 bedrooms in the north wing were constructed in an area previously used as a store. The floor of this area did not extend over the whole area so the bedrooms below had to be closed down to facilitate the flooring works.

We were allowed 5 weeks occupation of these lower bedrooms, but subsequently returned them after only 3½ weeks.

These 7 bedrooms were handed over 2 weeks early.

34 Bedroom Area

The 34 bedrooms were constructed over an area of the 2nd floor that was previously a gymnasium.

To allow all rooms to fit in the zone a mezzanine floor had to be constructed and as a result all the structural and flooring materials had to be brought in

through a gap at second floor in the curtain walling formed by the temporary removal of glazed panels. The innovative installation of the structural steelwork was successfully completed using Europe’s largest Hyab lorry.

Additionally, very large diagonal steel bracing had to be removed to cater for storey height and these were replaced by substantial steel girders. These were also passed through the curtain wall and then assembled and installed from the floor.

The scope of work was a turn key project whereby all furniture fixtures, fittings and fitments required in the bedroom and bathroom were supplied as part of the project, including curtains and bedding.

Achievements

•Both sections of works handed over on time with 7 bed area delivered 2 weeks early.

•Complicated heavy steel girders designed to be handled through a temporary opening formed in a curtain wall.

•Additional works to the floor below to improve fire protection carried out within contract period.

CASE STUDY: RICOH ARENA – COVENTRY

•Acoustic consultant engaged to enhance design of walls and floors to ensure correct sound transmission achieved through structures made slender by storey height issues.

•A complete site shut down and removal of site accommodation was incorporated in to the programme to accommodate the Olympic schedule.

•No reportable accidents, and independent safety audits average 78%.

•Considerate Constructors Scheme score of 36.

•96% waste from site recycled and diverted from landfill.

•Worked without disruption to the Hotel or Arena activities.

CASE STUDY TITLE: SHREWSBURY SCHOOL, NEW BOATHOUSE, SHROPSHIRE

Project Details

Client: Shrewsbury School

Value: £573,738

Duration: 24 weeks

Form of Contract: JCT Intermediate (Contractors Design 2011)

Demolition of an existing single storey Victorian Boathouse and the construction of a new two storey building for Shrewsbury School.

Project Description

The project was to demolish an existing single storey Victorian Boathouse, and replace it with a brand new two storey building. The second storey that the school gained, is used as a training facility.

The aim of the build was to provide the school with modern facilities but keep the aesthetics traditional.

The bricks used for face brickwork were chosen to compliment the surrounding buildings. Likewise a traditional slate roof was installed as to keep in with the adjacent Victorian buildings roof.

Supplier and material access was difficult as all deliveries had to be bought through a live school environment. To maintain total control, Shaylor had a strict delivery plan in place.

• All deliveries were scheduled to a specific time period.

• Each delivery vehicle had to contact site personnel before entering the school grounds.

• They then waited off-site in a designated waiting zone until the

site banksman arrived to escort them through the school grounds.

• Once the delivery was complete, they were then chaperoned back through the school grounds to the exit.

Project Achievements

• Project was carried out with extremely restricted access via a steep track therefore all components and materials used needed to be broken down into manageable sizes.

• Public access was maintained around the building and to the river bank fronting the boathouse.

• Project was value engineered from an initial estimate of 700k to an agreed contract sum of £573k.

CASE STUDY: THE SHAKESPEARE BIRTHPLACE TRUST, HORNBY COTTAGE, STRATFORD-UPON-AVON

Refurbishment and roofing works at Hornby Cottage Gift Shop for The Shakespeare Birthplace Trust.

Project Description

Hornby Cottage is a listed building which underwent external re-roofing (two new roofs and patch repair) alongside conservation remedial works. Internal structural alterations were undertaken along with an internal refurbishment and associated M&E works. The works were carried out in 3 phases.

External works: The works used heritage materials such as hydrated lime mortar. To the south elevation, timber repairs were made to imitation oak panels. 150 year old leaded glass panes were removed from the rear windows, repaired and replaced.

Internal works: All load bearing walls were removed opening up the gift shop to make it three times bigger than its existing size. New toilets were re-configured at the far end of the building.

The vaulted cellar housed the archive room. In order to make the internal modifications and due to the weight carried by the above floor, the cellar ceiling was supported whilst removing the load bearing wall for new steel structures to be put into place.

Achievements

• The site had limited access as it is in a pedestrianised area of central Stratford-Upon-Avon. Supplier access was difficult, as was material access – which was only permitted at certain times of the day. All this required managing by the on site team.

• The gift shop was open from 9am, so access to the shop could’nt be impeded in any way. Shaylor’s site team contended with maintaining the smooth running of the shop whilst it welcomed over 2,500 people per day, being the gift shop for the busy Shakespeare’s Birthplace Trust.

• ‘Eyes of the world’ were on the project as the building is regularly photographed and filmed by visiting film crews from around the world. A meticulous site was maintained at all times.

• Sound proofing and dust proof barriers were created by way of stud walls to minimize the work activity noise and to maintain a clean environment within the gift shop.
