11 ST PETERS STREETSt Peters Street is one of the oldest streets in Stamford, and is a charming thoroughfare of largely seventeenth and eighteenth century houses in the soft-hued local stone. When the present owners moved to Stamford, they looked in the local ‘Good Pub Guide’ and found St Peters Inn listed. They decided to visit the pub, but were disappointed to discover it had closed down. After peering through the windows, they were fascinated by what they saw so, when the property came on the market in 2005 they were keen to arrange a viewing.

11 St Peters Street is just a few minutes walk from all the main attractions of the lovely Lincolnshire market town of Stamford, including the town’s many shops and restaurants, local schools and the open spaces of the Meadows. Renowned for its Georgian architecture, Stamford is largely built from lime-stone and has over 600 listed buildings including the well-known coaching Inn, The George Hotel. The nearby Burghley House Estate hosts a number of events throughout the year, including Burghley Horse Trials and has attractions such as the Sculpture Park, Gardens of Surprise and an 18 hole golf course. For rail travel there are connections from Stamford to the Midlands and to Peterborough for the high-speed direct link to London and there is easy access to the A1 for road travel. As well as the Endowed Schools in Stamford, the area is home to many private schools including Uppingham, Oakham and Oundle plus an excellent range of state schools. Stamford has a thriving Arts Centre for cultural entertainment and Rutland Water, about 8 miles away has an excellent range of outdoor pursuits.

Seller Insight They immediately fell in love with the character and quirky nature of the seventeenth century building, and working to the

highest specification, have created a modern and sophisticated home that complements the many period features of the building.

The house has a pleasant and welcoming façade; however like the Tardis, the interior is very much larger than the exterior suggests. Ranging over four floors, this unique house has its daily hub of activity situated in the lower ground floor. Originally the wine cellar, it is full of atmosphere and interest; this is where you cook, relax and entertain. The barrel-vaulted brick kitchen ceiling provides a dramatic setting for an ultra modern kitchen. The three ovens and generous work surfaces are perfect for the keen cook, and have allowed the present owners to cater for events with ease.

The biggest single room is the library, which has a double aspect onto the terraces, where there is an en suite bedroom annexe. The master bedroom suite ranges over the first floor, and with its dressing room and walk-in wardrobe is a superb adult sanctuary. The bedroom and bathroom in the top floor are perfect for guests.

The quiet and private terrace gardens are on three levels and with brightly coloured planters, have a Mediterranean ambience. This south facing walled garden is always a sunny or sheltered spot and a favourite place to settle and enjoy an evening glass of wine is on the kitchen patio surrounded by sweet-smelling herbs and plants.

It is only a few minutes’ walk to the town centre with its excellent choice of restaurants and individual shops, but five minutes away in the opposite direction are the stunning Stamford Meadows, where you can wander alongside the River Welland and take footpaths to Easton on the Hill and Tinwell. Stamford is a vibrant town with an active and varied cultural calendar that includes an annual Shakespeare festival and the international Burghley Horse Trials.

The present owners will miss the house and its individual personality, especially the glorious kitchen where they were able to offer such splendid hospitality.

The ground floor has two reception rooms that can be opened up into one considerable area, and the wow

factor is the formal dining room formed from an interior courtyard. With a glass ceiling and a mixture of natural stone and rendered walls it is a striking and sophisticated contrast of style.

Guests tend to congregate in the kitchen, chat round the breakfast bar, then maybe settle in the conservatory, or spill out onto the kitchen garden patio.
