LOCATIONThe Old Rectory is located in the heart of Uffington, an easy walk to the village pub, primary school and Church. The village itself is excellently placed just two miles to the east of the lovely Lincolnshire market town of Stamford with its historic buildings including the renowned George Hotel, and a variety of shops, restaurants and local schools set on either side of the River Welland. The renowned Burghley House Estate is next door and offers walks, a Sculpture Park and gardens: it also plays host to a number of events throughout the year, including Burghley Horse Trials. The property is well placed for road access with the A1 just a few miles away, and Stamford station has links to the Midlands and connections to Peterborough station for the high speed train link to London and the North. The area is excellently served for education with private schools closeby at Witham-on-the-Hill and Stamford, whilst Oakham, Oundle and Uppingham are all within driving distance, and local state schools include the Grammar School in Bourne. It is an easy drive to Rutland Water for outdoor leisure pursuits and there are golf courses at nearby Toft and Burghley Park.

Seller Insight “Before purchasing The Old Rectory in 2005 we were already living in Uffington,” says Jayne, “we’ve actually

been here for twenty odd years, but we were growing out of our previous home and so we wanted somewhere with much more space both inside and out. It was actually my husband who noticed that this house was on the market, and although it was in need of some TLC, it suited us perfectly.”

“Although we haven’t done anything structural to the property, we did put on a new roof and we also ended up updating all of the rooms in the house,” continues Jayne, “but everything that we have done has been extremely sympathetic to the style of this lovely old building.

“One of the things that I particularly love about the house is that throughout the day it’s flooded with natural light,” says Jayne. “We have floor-to-ceiling windows in the drawing room, the study and the dining room, and they all have working shutters. In fact there are large windows throughout the property and most of those situated on the ground floor have shutters. It’s always wonderfully light and bright, which enhances the feeling of space.”

This handsome home is enveloped by beautiful grounds, which incorporate rolling lawns, pretty patio seating areas and even and outdoor swimming pool. “The garden is absolutely lovely,” says Jayne, “and despite its size it’s surprisingly low maintenance. We’ve had a patio laid just outside the French doors of the breakfast area, and we’ve also redone the paving around the pool, the rest is laid to lawn with shrubs, beds of flowers and trees dotted here and there. An old stone wall surrounds the entire space, so it’s incredibly private. You can come home, shut the gates and you feel as if you’re in your own little world.”

We’ve put in new flooring, had the beautiful farmhouse units in the kitchen hand painted and we’ve also had

French doors installed in the breakfast area to create a wonderful connection to the garden.”

The Old Rectory effortlessly combines traditional décor and furnishings with more contemporary elements, and is beautifully presented throughout.

“Our children are leaving home now, so my husband and I feel that the time has come to downsize a little,” says Jayne. “It has been a wonderful home, but it now needs a new family

to fill it and bring it back to life.”
