Language I hope Every LL Adopts! Green Provisions. In Landlord’s management and operation of the Building throughout the Lease term, Landlord shall, in the exercise of its good faith discretion and to the extent practicable, (A) maximize energy savings, (B) accurately track energy usage, (C) conserve water, (D) reduce greenhouse gas emissions, (E) reduce and recycle waste, (F) implement green purchasing and green cleaning strategies, (G) encourage lower carbon impact transportation by Building tenants, (H) explore options for obtaining energy from renewable sources, (I) take into account in the calculation of Operating Expenses, any environmental credits or offsets realized by Landlord with respect to costs that would otherwise constitute Operating Expenses under this Lease (when measurable), net of costs to obtain such credits or offsets, and (J) obtain such green building certifications and ratings as Landlord and Tenant shall deem advisable and appropriate for the Building.
