The Business of Enriching Lives: The Essence of ALI’s CSRAyala Land’s commitment to corporate social responsibility is embodied in the company’s mission – “Enhancing land, enriching lives for more people.” It is a commitment that started when the forerunners of Ayala Corporation set up a school for girls in Sta. Ana, Manila shortly after they arrived in the country back in the 1830’s. That school, Colegio de la Immaculada Concepcion Concordia, still exists today.

ALI has carried on the vision of Ayala’s founders with respect to doing business in a socially responsible and relevant manner. In recent years, ALI’s CSR efforts have evolved from philanthropic initiatives to more strategic intents of contributing to nation building, uplifting the lives of people through education, health programs, and livelihood opportunities, and being a “preferred neighbor” to communities surrounding our developments. This has further grown into the broader concept of Sustainable Development, wherein CSR or community stewardship is now a key component of ALI’s Sustainability Framework.

In 2009, we focused much of our community building and social development efforts on the Canlubang communities neighboring our Nuvali project as we continued with our commitments in other areas.

The various programs implemented were mutually beneficial to the communities and to the company, creating employment and livelihood opportunities for community members and, at the same time, a source of services and products that ALI could tap for its requirements. We have also stepped up our contribution to primary education in public schools through various programs. As many of these initiatives become more and more self-sustaining, we can shift our focus to priority communities in other areas where we are present.

This year we also witnessed the strong spirit of volunteerism among ALIzens, who went into flood stricken areas to distribute relief goods to communities affected by typhoon Ondoy and help in the clean-up operations.

The details of these and other stories can be found within the pages of this edition of Groundbreakers. Our theme, “The Business of Enriching Lives,” echoes how CSR is a core value and so much a part of how we do business. Set against visual highlights of the new Ayala Triangle Gardens, it reflects the spirit of our resolve to building sustainable communities that thrive for generations of people.

Message of the PresidentDear fellow ALIzens:

Allow me to personally wish all of you a happy and successful 2010 and to thank you for a job well done in 2009.

Following a challenging and eventful year, we look forward to 2010 as we go full-throttle on our four-pillar strategy. By now, your managers must have discussed with you the details of our strategy and how your respective units will contribute to the four pillars – Growth, Margin Improvement, Capital Efficiency, and Organization Development.

The management team is very positive and excited about the strategy, and so are our shareholders and investors. We have spent a good part of 2009 planning for a strong ramp-up this year. The focus now shifts to our execution. We will count on everyone’s commitment to make it happen.

We have a very busy year ahead of us. We plan to launch at least ten new residential developments, aside from launching new phases of existing projects; begin constructing five new commercial centers, four new BPO campuses, and three hotels; and we’re launching new brands in the economic residential housing segment and small format retail to begin our conscious push towards servicing a broader base of Filipinos.

Managing our project costs and finding efficiencies remains a high priority for our organization. This is the only way we can return to higher margins and achieve the return on investment which our shareholders require. We must remain aggressive in managing our project expenditures. This involves a design-to-cost mind-set, as well as efficient procurement and construction methodologies.

The challenges we face with the project ramp-up can only be accomplished by new ways of doing things. This demands openness to change and looking at creative ways of being better at what we do. This is how organizational transformation takes place – when people work hand-in-hand towards positive change for greater business success in the face of shifting market realities.

Amidst all this activity, we must not forget a very important aspect of how we do business. That is, making a positive social and environmental impact through everything that we do. After all, we consider ourselves to be in the business of enriching lives. We must fulfill this by constantly integrating social and environmental goals into our business goals.

This is the reason we are expanding to the economic housing segment, complemented by small format retail. By doing this, we will provide housing opportunities for families of public sector employees, overseas Filipino workers, and business process outsourcing employees, and help to improve their quality of life. At the same time, we will contribute to our growth strategy by serving a broader market.

Sustainability will continue to be a core element of our business strategy and the differentiating factor of our developments. We will continue to lead the way in developing sustainable communities that promote healthy lifestyles and minimize environmental impact. Focus should be on achieving energy and water-use efficiencies, solid waste management, and livelihood and employment generation.

There is much to do and the organization will be stretched. Nevertheless, I am very confident that after having achieved positive results at the end of a challenging year, we are ready to meet and surpass our goals this year.

ATA is 2009 Management Man of the year

Awards and Recognition

The prestigious Management Man of the year award for 2009, conferred by the Management Association of the Philippines, has been bestowed on our very own President and CEO, Mr. Antonino T. Aquino. Congratulations ATA! We are so proud of you! Only business leaders of “unquestioned distinction” in the practice of management and in contributing to national progress have been given such an award. Criteria for which this award is given are anchored on the individual’s exemplary management qualities, his unwavering values and role in values formation in performing his duties as a leader. It also credits the manner in which the individual aligns business goals with its commitment to society in order to build a better nation and to touch more people’s lives. Mr. Aquino was chosen among other reasons for (1) his leadership role in a very successful waterworks privatization and public-private sector partnership; (2) steering the transformation of a moribund public service company into a publicly-listed private firm with remarkable growth and profitability; (3) making Corporate Social Responsibility (CSR) and sustainable development as integral parts of Manila Water’s overall corporate strategy; and (4) his contribution to national development by improving the quality of life of over one million people in depressed communities through Manila Water’s flagship program called “Tubig Para Sa Barangay” (Water for Low-Income Communities). Mr. Aquino’s commitment to build an organization that has a mindset for progress and nation-building remains strong. In his recent interaction with the ALI Management Team, he enjoined everyone to look at the bigger scheme of things as far the company’s role in nation-building is concerned. As one of the country’s business leaders, Ayala Land should help drive economic development and play an active role in poverty alleviation to improve the lives of the Filipino people. “I’ve seen the spirit of this organization. We can do all these things. We have a legacy to deliver nothing but the best for the Filipinos,” he said. Recent awardees of the “MAP Management Man of the year” award include: Oscar M. Lopez (2000), Tony Tan Caktiong (2002), Jesus P. Tambunting (2003), Rafael B. Buenaventura (2004), Manuel V. Pangilinan (2005), George S. K. Ty and Jaime Augusto Zobel de Ayala (2006) and Jose L. Cuisia Jr. (2007). The Awarding Ceremony was held on November 26, 2009 at the Rigodon Ballroom, The Peninsula Manila.

A New Feather on their Cap. Ayala Land’s commemorative program 20 Days, 20 ALIzens and 20 Treats beat hundreds of entries at the 2009 Philippine Quill Awards. The program, entered under the Communication Management division and Special Events category, was designed to elicit excitement among employees through a raffle of 20 treats to 20 lucky ALIzens, 20 days leading to the company’s 20th Anniversary. Pinky Ruiz, Head of HRPA, Jorge T. Marcó, Corporate Communications Head and Suzette Naval, Corporate Communications Officer received the award.

A Mainstay at the Top. In Finance Asia’s 9th Annual Poll of Asia’s top companies, Ayala Land, along with sister companies Globe, BPI and Manila Water, emerged as leaders. ALI secured the seventh spot as the Best Managed Company and for Best Corporate Governance, nabbed sixth place in the Best Investor Relations categories, and fourth place for Best Corporate Social Responsibility. Ayala Corporation, meanwhile, was first in the Best Managed Company in the Philippines, Best Corporate Governance, and Best Corporate Social Responsibility categories. The Best CEO award went to AC Chairman and CEO Jaime Augusto Zobel de Ayala.

ICC Head Recognized. ALI’s Head of Investor Communications and Compliance, Alfonso Javier D. Reyes (third from left in ICC team photo) was also recognized as the “Best Investor Relations Professional in the Philippines” in the recently concluded Thomson Reuters Asia-Pacific Extel Survey 2009. The survey was participated in by global and regional fund managers and investment professionals as well as sell-side equity analysts and sales professionals.

Ayala Malls Wins Two Golds in ICSC Asia

The Ayala Malls won two gold awards in the recently concluded International Council of Shopping Centers (ICSC) Asia Shopping Center Awards program in Singapore. The first gold award was for Design andDevelopment and was given to Greenbelt5 for showcasing the best of Filipinoartistry and ingenuity alongside internationalbrands and providing lush open spaces for public events. The second gold award was for Marketing Excellence and was given to Ayala Center Cebu’s Think Pink campaign.

The campaign went beyond the traditional Pink October Breast Cancer Awareness campaign and launched a celebration that highlighted the importance of wellness and a healthy lifestyle. The ICSC is a global trade association of the shopping center industry, with over 60,000 members in over 80 countries. The ICSC Asia Shopping Center Awards recognizes excellence within the region’s shopping center industry and honors outstanding achievements in marketing and design/development of retail properties.

The awards were presented by Peter Sharpe, ICSC Chairman and Michael Kercheval, ICSC President to the Ayala Malls team led by Marivic Aonuevo, SVP and Group Head of Ayala Malls Group, together with Rowena Tomeldan, VP and COO, Ayala Malls Group and Cathy Bengzon, Senior Division Manager and Head of Marketing, Ayala Malls Group.

Ayala Land Wins Platinum Award for All-Round Excellence Ayala Land Inc. (ALI) was recognized for excellence in a recent poll by The Asset Magazine, a highly respected financial publication in Asia.

The Asset, a multi-media publishing and research concern catering to leading corporate and financial decision makers in Asia, gave ALI the Platinum Award for All-Round Excellence in Financial Performance, Management, Corporate Governance, Social Responsibility, Environmental Responsibility and Investor Relations.

This, according to an article in The Asset website, is a new category of excellence under the magazine’s Corporate Awards. “Companies were invited to tender submissions in five main categories: three-year financial performance, corporate governance, social responsibility, environmental responsibility and investor relations,” said the article. “Scores were given for each of the categories. In addition, in interviews with investors, analysts and industry specialists, the companies were assessed for their management acumen.”

ALI was among 20 companies from around Asia that achieved the threshold score. Included in the list is ALI’s sister company, Globe Telecom.

“This award validates all our efforts in upholding the highest standards in the areas of corporate governance, social responsibility, financial management, and shareholder value creation,” said ALI chief finance officer Jaime E. ysmael.

ALI Green Training Series Awarded at the Asian Forum on CSRThe Asian Forum on Corporate Social Responsibility (AFCSR) was held in Manila recently with more than 400 registered delegates from around the world, including delegates from Ayala Land, Ayala Corporation, Manila Water, and Globe. Held on November 19 and 20 at the Crowne Plaza Hotel in Pasig City, the conference tackled the subject matter “Sustaining CSR in Difficult Times.” The event was presented by the Asian Institute of Management (AIM) and was packed with various learning sessions. It provided new thinking and standards on CSR that companies may use as a strategy for raising the level of its CSR “beyond profit, compliance and form.” The AFCSR aimed to further clarify the CSR objective of doing good beyond corporate interests, social agenda and public relations. The highlight and culminating activity of the conference was the galadinner and awarding ceremony for the Asian CSR Award. Ayala Land was an Asian CSR Excellence Awardee for its program entitled “ALI Green Training Series: Fostering a Sustainability Mindset within

Ayala Land.” The company was chosen among 211 entries from 132organizations from 114 countries in the “Best Workplace Practices” category, together with two other finalists from Singapore and the Philippines. Ms. Pinky Ruiz, ALI Vice President and Head of Human Resources and Public Affairs, accepted the award on behalf of Ayala Land. Also present were AFCSR delegates Jorge Marcó, Macky Maceda, and Suzette Naval, and the ALI Corporate Learning and Development team of Gail Perez, Sheila Bermudez, and Joy Saclolo.

Ayala Land, Inc. (ALI) was awarded the Best Large Cap Corporate in the Philippines for 2009, among companies having a market capitalization of over US$2 billion, by Asiamoney magazine. The magazine also named ALI president Antonino T. Aquino as the Best Executive in the Philippines in its recent poll.

“We are honored and very grateful for the recognition given by such a prestigious publication as Asiamoney. We have put great effort into overcoming challenges in 2009 and these awards validate the success of those efforts,” said Aquino.

Asiamoney is a monthly financial magazine that has been an important source of intelligence and information for corporate executives and the investment community in Asia since 1989. It is a division of the Euromoney Institutional Investor PLC, a respected global media group. In an article published on the magazine’s website, ALI was cited for taking “a strategic change of direction” and expanding into the economic housing segment in order to broaden the company’s market penetration. According to the article: “It is a move that makes sense as the bulk of the country’s real estate demand lies in this segment.”

Asiamoney also recognized Aquino for his work in implementing the strategic changes, after just eight months at the helm, to propel the company’s growth in the coming years. “The president of Ayala Land has wasted no time in changing its strategic focus, making it more effective and sensitive to the market,” said the article.

Ayala Land Creates New Subsidiary The retail landscape will take on a brandnew perspective with Ayala Land’s launchingof Primavera Town Centre. The newlyorganized ALI subsidiary is tasked to handleplanning, development and managementof the company’s latest retail product line, neighborhood centers—five of which will be launched in 2010. The projects of Primavera will be unlike the huge construction projects such as Trinoma, Greenbelt or MarQuee. These retail enclaves, which have also been coined as “mini-malls,” are commercial areas with a maximum gross leasable area (GLA) of only 10,000 square meters. These are existing spaces within ALI residential buildings such as The Residences at Greenbelt or will be built near ALI communities which have a ready market for convenience stores and service shops.

In November last year, the company disclosed to the Philippine Stock Exchange the incorporation and capitalization of its new 100% subsidiary. It will have a capitalization of P320 million which will cover the development in 2010 and an additional three to six more malls per year in the next four years.

According to the disclosure, “this is in line with the Company’s growth strategy to expand its market and geographic reach to serve a broader economic segment in more areas across the country.”

“Putting up a separate company allows us to manage available resources more efficiently to improve margins relative to theleasing business,” said Charmaine Bauzon,General Manager of Primavera Town Centre Inc., “It also gives us the opportunityto serve a different consumer requirementwhich will entail some customization as far

as merchandise mix is concerned.” She also added that the neighborhood centers will complete the mix of products being offered in ALI-integrated developments and play a vital role in priming up certain growth areas.

Ever wanted to be a part-owner of a super-regional mall or an iconic office building, but never had quite enough capital? The REIT bill was finally passed into law last Decem-ber 17, 2009 as Republic Act No. 9856, otherwise known as “An Act Providing the Legal Framework for Real Estate Investment Trust and for Other Purposes.” With this law in place, the Philippines is now at par with the rest of the world, which has had REITs for over 20 years now.

What is a REIT? It is a company that buys, develops, manages and sells real estate assets. REITs allow participants to invest in a professionally-managed portfolio of real estate properties. REITs are able to distrib-ute the majority of income cash flows to investors without taxation at the corporate level (providing that certain conditions are met). Another major advantage of REIT investment is its liquidity (ease of liquidation of assets into cash), as compared to tradi-tional private real estate ownership which are not very easy to liquidate. One reason for the liquid nature of REIT investments is that its shares are primarily traded on major exchanges, making it easier to buy and sell

REIT assets/shares than to buy and sell properties in private markets.

Because of these qualities, the establishment of REITs allows more capital into the real estate market, accelerating development. Since REITs were started in Asia in 2001 the Asian REIT market has grown to over $60 billion in market transaction value as of Sept 2008. In order to capture a share of this huge pool of capital, Congress developed legislation creating REITs.

How will REITs affect ALI? • REITs will bring more capital, at lower cost, into the Philippine market, enabling the development of more and better projects.

• As a leading player in the industry, ALI could be looked to as both a REIT sponsor (i.e. a company that leads the formation of a REIT, usually by forming one around a specific asset or group of assets) and a REIT manager (i.e. the entity that runs the operations of the REIT). In both ways REITs represent a new opportunity for growth in the company.

• REITs will give investors a new instrument for their portfolios, one that has the guaranteed yield of a bond and the potential appreciation in value of a stock. This will benefit retirees and other investors reliant on fixed-income investments.

Joint Venture Agreement Between ALI and NHA ForgedAyala Land and the National Housing Authority (NHA) announced that they have signed a Joint Venture Agreement to develop the 29.1-hectare North Triangle Property in Quezon City as a priming project of the government and the private sector. The joint venture represents the conclusion of a public bidding process conducted by the NHA which began on October 3, 2008.

The project will feature the development of a new Central Business District (CBD) in Quezon City. This will be the country’s first transit-oriented, mixed use central business district that will be a new nexus of commercial activity. The total project cost is estimated at Php22 billion.

Where Did your Money Go?ALI Home Starter Bond lets people act on their dreams

In 2006, Ayala Land, in collaboration with BPI Capital, launched a financial product that aimed to instill the habit of saving up for a down payment on property. It was a financial instrument that underscored ALI’s mission of improving people’s lives by offering innovative products and services. The ALI Home Starter Bond encouraged individuals to put in a fixed amount of money in a bond subscription facility for three years at higher than usual interest rates. The money earned by investors was designed to, at the very least, cover down payment for a property worth 1 million pesos. While this program did not impose how investors could use their funds, it provided bonus credits for using the money to purchase Ayala Land property.

Three years had passed and in September of 2009, ALI offered a second tranche using the same model, with the same objectives. It was then more confident about take-up because of the positive

response to the first offering. People clearly had dreams that they wanted to realize.

I never saw myself venturing into purchasing property of my own but the program helped turn things around for me. I was able to find the courage to make a serious investment through the prodding of my daughter and one of my close friends, Dez. My daughter and I purchased a lot from AVIDA Settings Nuvali with the help of the Home Starter Bond and we are happy we did. We’re still saving up for the house that will be built on it but, at least, it’s a start. I believe in the program so much that I’ve availed of the second offering in October 2009.

ALI to Craft Olongapo City Triangle Masterplan On December 9, 2009, the City Government of Olongapo, Subic Bay Metropolitan Authority, and Ayala Land Inc. formally entered into a Letter of Agreement to masterplan the 7-hectare Olongapo City Triangle bounded by Rizal Avenue and Magsaysay Drive near the Subic Bay Freeport Zone’s main gate. Complementing Ayala Land’s forthcoming Subic mall development, this initiative

aims to promote economic activity and improve the quality of life of the community through the development of a masterplan for an environment-friendly, integrated mixed-use district. The said masterplan shall designate zones for residential, commercial, institutional, and socio-civic components with the end vision of transforming the Olongapo and Subic Corridor into a desired destination and center of economic growth in the region.

Through the years, Ayala Malls has been showing its unwavering commitment in providing not just innovative and rewarding experiences to its customers and patrons but also an atmosphere fit for the green lifestyle.

To launch the program, a series of earth-friendly events were designed to remind everyone to take care of the environment.

ECO TOTE. Fashion designers LouisClaparols, Michi Calica-Sotto, Vic Barba,Patrice Ramos-Diaz, Jun Escario and RandyOrtiz from the Filipino Zone in Greenbelt 5designed and created reusable bags foreach Ayala Mall. A portion of the proceedsfrom the sale of these designer totes went directly to World Wildlife Fund.

ECO ART. Edgy art installations featuring sculptures and 3D models highlighting the fundamentals of recreating were put on display at the malls. This was in partnership with renowned artists Alma

Quinto, Pete Jimenez, Mac Valdezco and Ral Arrogante along with students from different Universities. The art installation aimed to educate the shoppers on how much garbage is consumed using plastics or paper cups.

SWM or Solid Waste Management Program. This program integrates environmental responsibility with a clean and green mall lifestyle. Ayala Center pioneered in waste segregation which led to the establishment

of The Solid Waste Management (SWM) program. It also established the Material Recovery Facility, a first in the commercial center, which complies with Republic Act 9003, known as the Ecological Solid Waste Management Act. This environmental impact is through residual waste diversion from the landfill or reduction of waste that goes to the landfill by recovering materials that can be reused, recycled, and processed into compost and bricks.

ECO DASH. The Ayala Malls EnvironmentRun was held in Bonifacio Global Citylast September 13. In its commitment tosustainability, Ayala Malls transformed ECODASH into a means of creating awarenesson the state of the environment. Participantswere encouraged to donate at least 1 kgof commonly accepted recyclable itemsto get a P50 discount on the registration fee. All recyclable materials were turned over to Bantay Kalikasan.

It all started from an idea to beautify a dull space. Instead of the usual decorative foliage used by commercial centers, Market! Market! transformed its roof deck to a fully-functional organic garden – an oasis in the urban landscape.

The mall reused scrap materials, such as old tarpaulin banners for the garden’s base, discarded GI pipes as garden trellis and old paint pails as garden pots. Natural methods are also employed to care for the garden.

The Market! Market! green roof initiative is a shining example of Greenology – Ayala Malls’ commitment to an eco-friendly lifestyle and sustainable living. Greenology puts to the fore Ayala Land’s green philosophy, which is reflected in the design and operations of its malls. The green roof contributes to energy savings by reducing the solar heat gain inside that portion of the mall, thereby reducing the air-conditioning

load. In addition to energy efficiency and aesthetic enhancement, the project also promotes urban agriculture through organic farming. The green roof produces green, healthy and all-natural vegetables that are sold to Market! Market! employees for a minimal fee. Proceeds of the sale are used to acquire new seeds to continuously replenish the organic garden, thus ensuring that Market! Market!’s green roof will be around for many years to come.

NUVALI’s Alay Sa Komunidad:

Not Just Another “Alay”Alay Sa Komunidad brings together, under one embracing andconcerted program, all the CSR initiatives that Ayala Land has beendoing in the past years for the communities in Barangay Canlubang.These include medical missions and livelihood programs, skillstraining, environment education and local government engagement.The objective of Alay Sa Komunidad is aligned with the company’ssustainability principles on community stewardship and socialdevelopment. Its goal is to touch the lives of families in sitios Putol,Majada In, Mangumit, and Buntog through activities that raise theirlevel of awareness for opportunities and resources around them. These efforts will hopefully empower them to take charge of their lives and their future.

A group of men and women from the 600 families at Pag-asa Neighborhood Association (PNA) and Pangarap Vesta Plains (PVP) in Barangay Canlubang have started to open their hearts and minds to these opportunities. They have tapped their innate culinary skills and have organized a cooperative that manages PNA Food Service, a food catering business that accepts food orders from nearby offices and from the community itself. They have tasked some members of the community to learn basket-weaving and briquette-making from skilled experts from Cebu who have successfully transformed their lives through these crafts. They have come together to put up a community sari-sari store which now generates income for the community. They are now more aware of what can be achieved through one’s own enthusiasm and hard work.

As a commitment to sustainability, Ayala Land strives to strategically pave the way for them.

EDUKASyONShoes for Little FeetIt is a fact that in some public schools in Barangay Canlubang, a number of children go to school with bare feet or in worn-out slippers. It is also a fact that many children fail to go to school for the simple reason that they do not have pencils. Ayala Land conducted a donation drive among employees and the response was overwhelming. Three hundred pairs of shoes donated by ALI employees and school supply kits donated by NUVALI and National Bookstore Foundation were distributed to Grade One students in NUVALI-adopted schools. Some kids were eager to wear their new shoes. Some quietly acknowledged the gift. Some appeared stunned to have received something at all. But the smiles were enough.

Good Governance Seminar for Barangay CanlubangA workshop on Good Governance was organized by Ayala Land and the Ateneo School of Government with the help of Canlubang Barangay Captain Eric Manaig and Barangay Treasurer Joven Licuanan of Barangay Canlubang. This was attended by several barangay kagawads and officials as well as 21 Sitio chairmen. ALI Vice President and NUVALI General Manager Jun Bisnar said that this is the company’s commitment to drive forward systematic and effective governance in order to achieve shared economic, social and environmental goals. He pointed out the value of good governance as a solid base whereby opportunities are seeded, grown and finally distributed to more people.

TINDAHANAccording to John Estacio of the NUVALI Team, the community’sTindahan Natin, which started out with only the basic sari-saristore merchandise, has now been designated as the area’sexclusive distributor of a popular soda product and is also earning quite well for the community. He said, “The challenge now is to help the community learn how to manage their money.”

KABUHAyANBasket-weaving and Charcoal Briquette-makingDuring the holiday season, men, women, and even their olderchildren who were on vacation from school weaved and worked to service orders for NUVALI baskets. When Ayala Land first facilitated the basket-weaving training, the same people were skeptical and were not sure if this activity would work for them. But they were inspired to work hard and they are now reaping the benefits of the growing enterprise.

TRABAHOAs part of its effort to provide job opportunities for the communities surrounding its projects, Ayala Land, by way of its locators, property offices and merchants, has made it a point to encourage employment of qualified applicants from the communities. They have become parking attendants, factory and skilled workers. To further reiterate this commitment, a job application workshop and a job fair was organized in NUVALI.

PASKOThe community celebrated Christmas with the NUVALI team with a mass held in front of Tindahan Natin and an organized distribution of Noche Buena fare which members of the community warmly appreciated.

KALUSUGANDental missions have always been a part of NUVALI’s Corporate Social Responsibility program. Part of the exercise is teaching young children how to care for their teeth.

Christmas Symphony of LightsA nightly holiday lights and sounds show twinkled its way through the Ayala Triangle Gardens from November 20 to December 23, 2009 to the delight of passers-by from nearby offices. The show was created by light designer Voltaire de Jesus and sound designer Jethro Joaquin.

Truly EnchantingThe Ayala Triangle Gardens was introduced as a foremost outdoor events venue with its initial concert offerings during the Christmas season. Featured were internationally acclaimed group performers The Philippine Madrigal Singers with Christopher Oracion and the UP Concert Chorus with Andreo Lukas Esguerra.

Garden passers-by and Makati office workers were enthralled by their captivating voices and excellent performances. With the lights and sounds show playing in between sets, the garden was simply magical!

Ayala Triangle Gardens: An Urban Oasis at the Heart of Makati CBDMakati dwellers now enjoy a new urban oasis at the heart of the business district – the Ayala Triangle Gardens. The executives, workers, and visitors who use Makati’s pedestrian walkways now go through a more pleasurable walking experience.

Launched last November 2009, the two-hectare garden lies behind theTower One and Exchange Plaza on Ayala Avenue and is bordered byPaseo de Roxas and Makati Avenue. It is home to over a hundred treescomposed of centuries-old acacias, stately palms and tropical foliage.Paved and carved with lush patches, the gardens is a place for officeworkers to chill, relax and rejuvenate. “you can take a walk, exercise your dog, or just enjoy a coffee break in this convergence area.” says Meean Dy, Head of ALI’s Strategic Landbank Management Group, “The place will also be a venuefor cultural, art and shared events.” She observes that great cities of the world are distinguished by their gardens and civic areas where the pursuit of art and other finer things in life can take place. In that sense, the Ayala Triangle Gardens will be another symbol of Makati’s progress.

The focal point of the gardens is the courtyard, an outdoor version of the fountain area of Tower One. This is the main gathering place for events or activities for the office workers of MCBD. Illuminated with modern street lamps and underlighting for foot paths, the gardens played host to Christmas traditions last December kicking-off with the first-ever light and sound show entitled A Symphony of Lights, the Simbang Gabi and a concert series presented by Ayala Land Businesscapes.

2010 promises to be an exciting year for Ayala Triangle Gardens as plans are afoot for more public art exhibitions, musical performances and weekend family bonding activities.

come true, I had a chance to be part of this project which coincidentally was originally

the location of an airfield.

From the project concept up to implementation, the trees were given high regard, and as such, the facilities, utilities and design intentions were built around the trees.

Ayala Holds Its First Sustainability SummitNovember 10, 2009 marked a historic event in the 175 years of Ayala Corporation. Over 300 executives from the Ayala Group of Companies came together for the first Ayala Sustainability Summit, a one day conference designed to highlight the need for a paradigm shift to sustainability and a change in the way companies run their businesses.

“We are in a race against time,” Ayala Corporation Chairman and Chief Executive Officer Jaime Augusto Zobel de Ayala (JAZA) said as he opened the summit. JAZA noted that society is on a dangerously unsustainable track. As resources become increasingly scarce, he said tensions are building up. “We should be part of the solution rather than the problem. We must gear ourselves to be solution providers,” he emphasized.

In order to shift to a fully sustainable business, JAZA said there is first a need for those in the Ayala group to be more familiar with the concept of sustainability. “Even our planning assumptions will have to change,” he pointed out. He also said they have to be more proactive in integrating sustainability efforts in the way they do business. “After all, it opens up new opportunities as well as new markets for us,” he said.

Three local experts gave presentations on the three sectors which make up the three pillars of the Ayala Social Initiatives: entrepreneurship, education, and environment. University of the Philippines Professor Arsenio Balicasan spoke on poverty reduction, AIM President Edilberto De Jesus spoke about education, and WWF-Philippines Vice Chairman Lorenzo Tan spoke on the state of the environment.

There was also a session featuring three international experts, moderated by Ayala Corporation Senior Managing Director Jaime I. Ayala, who also spearheads the Ayala group’s sustainability initiatives. Mr. Olivier Kayser, Managing Director of Paris-based Hystra Consulting, spoke about social entrepreneurship and how to do business while serving the base of the pyramid. Mr. J.Robert Gibson, Director of Sustainable Development of the Hong kong-based Swire Group, spoke about building sustainability into management decision-making and company culture. Mr. Albert Wong, Regional Communications Manager of the Shell Group of Companies, spoke about sustainable development in Shell, which sits at the top of the Fortune 500 list of companies. The session segued to a presentation by Jim Ayala, where he drilled down the three important take-aways for the summit: (1) reduce our carbon footprint; (2) strive for high-impact, self-funding CSR; and (3) build businesses with significant social and environmental impact.

During the lunch session, Ayala Corporation Head of Human Resources JP Orbeta gave a report on the successful Project 175kb of the Ayala Group, and then did a ceremonial handover to the Department of Education. The delegates enjoyed the sumptuous lunch offering of chicken, fish and vegetables, carefully chosen by the summit organizer as part of their “green conference initiative.”

The afternoon session got underway with a 2-hour “Sustainability Café,” a brainstorming session with a wide variety of sustainability-related topics where the delegates participated in simultaneous roundtable discussions. Mostly internal speakers were tapped to moderate the individual roundtables, including ALI’s Maphi Tandoc and Macky Maceda, APMC’s Erick Calupe, CHI’s Elson Homez, and MDC’s Noriel Llanza. The session was recapped by AFI’s Bill Luz, who shared with everyone some of the great ideas generated during the sessions. “How come we never did this before?” Bill remarked.

The summit was concluded by a “Call to Action” speech by Ayala Corporation Vice Chairman and Chief Operating Officer Fernando Zobel de Ayala (FZA), who urged the group to take their learnings from the summit and, moving forward, make adjustments to their strategies, business models, products, and operations. FZA also formalized the Ayala Group’s commitment to the Pasig River Rehabilitation Project, which includes the masterplanning and development of the Calauan resettlement project, where thousands of Pasig River settlers will be housed. Another highlight of the summit was the official release of the Ayala Group Sustainability Report. The Ayala Group of Companies is the first business conglomerate in the Philippines to produce a group-wide sustainability report following the international reporting standards under the Global Reporting Initiative (GRI). Joining JAZA and FZA on stage were Ayala Land President Antonino T. Aquino, Manila Water President Rene D. Almendras, Bank of the Philippine Islands President Aurelio Monitinola III, Globe Telecom CFO Chito Gonzales, and Integrated Microelectronics Inc. President Arthur Tan.

For the first time, JAZA noted that the Ayala Group now has standard metrics of sustainability across all Ayala companies covering human resource development, environment, and financials. “Ayala has decided to take a careful and broader look at how we can incorporate more powerful and innovative sustainability principles into our business models and operating practices for

greater impact on the environment around us and the development of the communities in which we operate,” JAZA said. “While there are many challenges to achieving substantial and lasting impact, we are committed to being leaders and catalysts in moving business practices back towards sustainability,” he stressed.

Ayala’s commitment to sustainability includes continuously reducing the environmental impact of its operations; innovating in its essential products and services to serve the disadvantaged in an environmentally friendly way; addressing education, microenterprise, environmental and emergency issues in its community involvement.

“While we are in the relatively early stages of our sustainability journey, we are confident that with perseverance and focus, we will be able to make significant and lasting contributions to a stronger country and a better world while growing our profitability as we have done for the last 175 years,” JAZA said.

There was once an overweight boy named Filemon Mamon.He was quite ordinary and never got noticed in school exceptfor the fact that he was big for his age. But, one day, Filemonwas asked by his teacher to play the part of Andres Bonifacio in a school play. Filemon did not want to disappoint his teacher and so he mustered all his courage and became quite a hero in school. Someone believed Filemon could do it and the boy believed it too. The lesson: Never stop believing.

The storybook Filemon Mamon and other titles such as AngPrinsipeng Di Naliligo, Ang Uhaw na Uwak, and Ang Lobo at angTupa, were the top picks for Ayala Land employee volunteers whoread them animatedly in front of wide-eyed, impressionable gradeone students in the various public schools and partner communitiesof the company. The story-telling activity allowed employees to interact with the communities that the company reached out to and at the same time underscored the value of reading and education among school-aged children. This activity was also in line with Ayala Corporation’s 175th Anniversary initiative, 175 kb, which engaged all Ayala companies in collecting 175,000 storybooks for hundreds of public schools nationwide. Ayala Land’s target was 7,000 books but the company successfully collected more than 14,000 just from its employees.

The storybook drive and story-telling activity allowed Ayala Land employees to experience the joy of sharing.

“Never Stop Believing” was Ayala’s 175th Anniversary catchphrase. Like Filemon Mamon, ALIzens believed they could achieve their targets and even did more. They never stopped believing. And like Filemon Mamon who became a hero in his school, ALIzens have become heroes to thousands of school children in under-resourced communities across the country.

Ayala Land celebrated its 21st Anniversary with a solemn morning mass at the Greenbelt Chapel. A number of ALI employees led by the senior management team participated in this event and as one family prayed in thanksgiving for ALI’s journey and success in the past 21 years. Take-away breakfast packs were distributed to ALIzens before they all headed back to Tower One for a typical work day.

The Mass was just one of the activities lined up to celebrate theannual event. It was to be followed by a tree-planting cum team

building activity called NUVALI Fiesta. However, this was aroundthe time Typhoon Ondoy and extreme flooding struck Metro Manila.This affected thousands of families and destroyed many homes. So, in response to this tragic event, Ayala Land opted to cancel theplanned event and channeled its efforts on providing much neededassistance for the victims.

Ayala Land’s anniversary became all the more meaningful, especiallyfor its employees who happily volunteered and shared theirresources to kababayans who were devastated by the storm.

ALI Athletes Vow To Conquer The Next RoundThe JZA Cup Games 2009 were exciting as ever as the Ayala Companies went head to head in bowling, badminton, volleyball and golf, pitting their best players for the championship. Kudos to Ayala Land athletes who went through the rigorous training sessions and truly gave it their best shot in all the games. Currently taking third place in the over-all JZA Cup tally, Ayala Land vows to play for the win in 2010’s round of tournaments. Groundbreakers salutes the men and women who make Ayala Land proud. Their physical prowess, discipline and determination are commendable.

The annual JZA game series culminates in a major Ayala Olympics every four years. Points garnered for each sporting event are added to make the yearly total which is then carried over each year leading to the Ayala Olympics. The last Olympics were held in 2008 where Ayala Land took the over-all championship crown.

Erick says: A true hero is someone that finds pleasure and happiness by serving others. A hero is someone who thinks of the welfare of other people first before his own.

Jun says: A true hero trains and works hard for the team and with the team. He tries to do all things humanly possible in order to win for his team. If there is a need to move mountains to win, a true hero will not hesitate - for he knows that life’s battles don’t always go to the stronger or the faster man, but rather to the man who actually thinks he can win!

Jefrey says: A true hero for me is somebody who values true sportsmanship. A person who is humble either in defeat and glory and more importantly gives his or her 100% effort no matter what the odds are.

Joey says: For me, effort and hard work along with passion make a true hero.

This is one company event that ALI employees look forward to every single year. It is truly an important tradition.

Ayala Land’s Annual Service Awards is the time we are reminded of what’s truly important. It is an occasion to celebrate friendship, honor, loyalty, and pay tribute to those who have been instrumental in the company’s success. This year, the company honored 67 service awardees and six retirees which included Marivic Añonuevo, Bernie Lopez, Pering Lagunsad, Zenie Entereso, Chito Gabriel, and Christine Reyes.

During the recognition event, ALI Chairman Fernando Zobel de Ayala expressed his gratitude towards the awardees for their loyalty to Ayala Land and how fulfilling it was to see people rising from the ranks through the years.

“We never have enough words of gratitude for everything that all ofyou do. We’ve gone through several generations of CEOs and eachCEO has a different style, and yet you stick to the institution and youmake sure that we move in a seamless manner, transitioning fromone to the next, and for that I am very grateful,” said Mr. Zobel deAyala, “It gives us so much happiness and fulfillment to see peoplerising from the ranks and taking on increasing responsibilities…thank you for the tremendous loyalty you’ve shown to Ayala Land.”

He also pointed out that Ayala Land employees of today are facing a new chapter in the company’s history as it moves towards creating products for the broader segment of the market. There is also the challenge of incorporating new strategies that will integrate sustainability goals and corporate social responsibility with the company’s business goals.

CMSG Summit: Balancing Roles, Gathering Strength, Transforming as One

There’s Land. And There’s Ayala Land. A Photo Exhibit This was the theme of the recent collaboration between Ayala Land and the Pinoy Photography Organization (PIPHO), where the creativity of professional and hobbyist photographers was unleashed in pictures depicting Ayala Land’s commitment to enhancing land and enriching lives for more people.

The professional members of PIPHO were given 3 weeks (Oct 22-Nov 15 2009) to shoot project photos of Ayala Land Premier, Alveo, Avida, Ayala Malls, Ayala Land Businesscapes, and townships, BGC, and NUVALI. On November 24, 2009 a myriad of photos amazed the judges including Ayala Land’s CMSG head, Rex Mendoza, Cathy Bengzon (AMG), Ayin Fabian (FBDC), Rivka Nagtalon (SLMG), Pachot Villanueva (CKD), Rose Morales (Sales Dev’t) and Carol Magpantay (Corporate Sales). It was a challenging task, but eventually the winning photos emerged from the pile.

It was a day full of activities, fun, and surprises last Oct. 23 when the participants from the different units – Corporate Marketing, Customer Knowledge Division, Sales Development, Corporate Sales, Ayala Malls Group, Ayala Businesscapes, Strategic Landbank Management Group, ALSI, ALISI, and the marketing and sales groups of Ayala Land Premier, Alveo, Avida, and ALI Vismin/ CHI – gathered together for a summit at the UP Ayala Land TechnoHub. The summit was a one-day program facilitated by and planned with ALI-HRD, which aimed to focus on promoting a better working relationship within and among these units to strengthen the group, as it functions as a newly-converged Corporate Marketing and Sales Group (CMSG). Kicked-off by CMSG head Rex A. Mendoza, the Summit opened with a Chinese acrobats show to welcome the participants. The idea behind the summit revolved around the “yin & yang” concept to demonstrate that while each SBU in CMSG has individual roles to play, they gain strength by collaborating with each other and creating synergies. The summit began with engaging SBU presentations that introduced each team’s services through creative presentations. As the first group to present, Corporate Marketing, Customer Knowledge Division, Sales Development and Corporate Sales had a quick “Nobody But you” dance number with a “Who Wants To Be a CMSG Henyo” game show. Meanwhile the Ayala Malls Group showed a lifestyle AVP featuring their malls with various events and achievements. The ALI Vismin/CHI contingent wowed everyone with an AVP that incorporated their SBU’s strengths with Vismin’s regional specialties and even showcased authentic regional costumes. A percussion production number was presented by the Residential Business Group, similar to “Stomp”, while SLMG and ABG had their own version of “The Buzz” and their Tough 10 questions. Despite everyone’s busy schedules, these groups united and revealed their creativity! After the presentations, the HR group led the group discussions that generated key success factors from each SBU, identified opportunities and hurdles to achieve these goals, and drew out quick wins and some long-term ideas as commitments to synergize the CMSG group. The fruitful day was capped off with fun singing-and-dancing socials. The summit made each unit realize that one cannot exist without the other and that we need to support each other in order to achieve the group’s goals. This happy and productive co-existence is further strengthened with the refreshed and invigorated CMSG.

Ayala Land proved once again how every activity can be tweaked into a mission that impacts more people and enriches more lives. For its Christmas Party in 2009, Ayala Land infused the usual dancing, drinking and fanfare with the value of sharing by launching a “dance for a cause” concept for the annual new hires presentation. The groups were asked to draw among Ayala Land’s top five group or program beneficiaries – Centex, Hero Foundation, Gilas, Children’s Hour, and Red Cross. Each dance group performed dance routines from the year’s top MTV play list – Pussy Cat Dolls’ “Jaiho” and “Hush Hush”, Super Junior’s “Sorry Sorry”, Wondergirls’ “Nobody”, and a Michael Jackson Medley.

It was a fantastic and colorful performance with ALI newbies, including ALI’s new President and CEO Mr. Tony Aquino, showing their best moves garbed in almost the exact same costumes as the artists featured in the MTVs. The crowd rose on their feet, thrilled to see the President take the lead in the Jaiho dance routine. It was

clearly one of the high points of the party where there were also games, raffle prizes and lots of dancing.

Winning the dance contest was group one representing Hero Foundation, a non-profit organization which provides educational stipends for orphans of Filipino soldiers killed or fully incapacitated in the line of duty.

Another cause-oriented aspect to the AyalaLand Christmas Party is that party ticketswere issued to employees in exchange forold newspapers and directories which weredonated to the NUVALI livelihood program. These raw materials were used to make various baskets that were sold to help generate income for communities in under-resourced areas surrounding NUVALI.

The Christmas party was as always a happy occasion for every ALIzen, a time to mingle and spend some relaxed moments with colleagues. It was also a unique opportunity to do something good for others.

PHOTO OP. One of the emcees, Mel Cuvin took a chance to be photographed with ALI Chairman Fernando Zobel de Ayala just before the latter delivered his holiday message to all ALIzens. Mel literally stopped the program and hollered for a photographer…who wouldn’t do the same? HO! HO! HO! Each ALI group or department was to come dressed in

a specific team color. Well, you really can’t take innovation out of IDG who topped their own red suits with cute Santa hats for some extra holiday cheer!

SORRY, SORRY! No apologies needed from this very cool, all-male newbie

team who danced to the popular Korean dance tune in perfect synchrony like true “can-do” ALIzens.

BEAT IT! The zombies and ghouls came thrilling back as this

team superbly performed Michael Jackson’s hit songs in costumes and props that all-in-all made it awesome!

This team bagged the “Best Dance Group” title.
