SituationThe village of Kingswear is situated on the banks of the River Dart in an Area of Outstanding Natural Beauty, surrounded by National Trust land in the South Hams region of South Devon. On the opposite side of the picturesque River Dart is the historic harbour town of Dartmouth. This area has an abundance of sheltered estuaries providing anchorages, deep water moorings and marinas making it ideal for sailing enthusiasts. From the River Dart, there are wonderful opportunities for cruising to Salcombe, Newton Ferrers and Plymouth Sound to the west, Torbay to the east and France and the Channel Islands to the south.

Dartmoor National Park lies approximately 10 miles to the north, providing an abundance of opportunities for riding, walking and fishing whilst there are well-regarded golf courses at Churston and Dartmouth.

Communication links in the area are excellent with access to the M5 motorway at Exeter via the A38 Expressway. There are regular rail services to London Paddington from Totnes, and a good selection of domestic and international flights from Exeter Airport, which is about 34 miles away.

The drawing room flows seamlessly with the dining room, which is south facing and

has seven full height, panoramic curved glazed double hardwood doors that fold back and open to the south facing flagstone terrace overlooking the infinity pool and to Kingswear, Dartmouth and the River Dart beyond. From the reception hall, an elegant oak staircase rises to a beautifully designed galleried walkway and landing in a square shape with window seats and glazed folding doors leading to a balcony and wrap around timber decked veranda, providing an idyllic spot from where to enjoy the far reaching views. Gardens and GroundsThe majority of the gardens that surround the property have been primarily laid to lawn, interspersed with a range of level terraces and borders filled with a variety of trees and shrubs. Directions (TQ6 0DZ)From Dartmouth, take the Higher Ferry to Kingswear, From the ferry, follow the A379 up the hill for approximately quarter of a mile and take the first sharp right hand turn up a private road. Follow this for a further quarter of a mile until you reach a pair of electrically operated wooden gates which will open onto the driveway of The Golf House.

Alternatively, you can approach The Golf House from Paignton on the A3022 to Kingswear. Follow this road until you reach Hillhead and take the A370 signposted for the Higher Ferry. Follow this road passing the entrance to the Noss Marina on the right hand side, then take the next left on a private road and follow directions above.
