It’s time has come..

They say there's nothing more powerful than an idea whose time has come. Some say, it's really a matter

of being in the right place at the right time. With us it has been a commitment we made many years ago,

way beyond the needs of business. We wanted to offer security of water, and of energy, in cities that we

saw were running out of both precious resources. We understood housing is not just about walls, roofs

and pleasant floors and walls.

The young Indian professional's imagination is today captured with the simple idea of solutions that

beat the water crisis in our cities, supplies energy without depending on the external grid that is

becoming undependable by the day.

Zero-energy homes offer all that any home offers. But they offer more. They harvest the sun and the

winds to power homes. They catch water from the skies. They produce water from air for drinking and

cooking needs. These homes don't depend on city infrastructure for energy, water or waste. Every home

is air-conditioned but with systems that let you breathe the sky. We offer not just pretty homes; we offer

the company and neighbourhood of people who are leaders in their own right just as you are, who share

your values, your aspirations of a new India. Oh, there's more, much more.

Our pursuit has been to make us all acquire a new estimate of Earth's worth. So much of modern life can

be summarized as 'improved means used to an unimproved end'. This is the deep and haunting problem

that confronts us today. And we run a business that profits from this predicament of the world.

In the zero -energy homes we make, and in our innovation practices, something profoundly meaningful

is taking place. Old systems of construction are passing away, and new systems are being born. Doors of

opportunity are gradually being opened to people who want to develop, manage, occupy and live in

homes that offer security, solidity and serenity.

Solutions that inspire the

future

ZED is being watched with interest and intrigue by industry leaders. The ZED way is already seen to be

a model for sustainability that policy planners are working towards persuading the building industry

to adopt.

Our cities don’t have a choice. India imports 55 per cent of the coal it requires today to power its

electricity generation. Nearly 200 million tonnes every year is imported from Australia and Indonesia.

We are nearly fully dependent on the world outside for petrol and diesel.

As a country, India has never been as threatened before on security of water and energy as we are

today. Almost 60 per cent of India's greenhouse gases comes from buildings, and getting to those

buildings. Making the concrete and steel that is used to build those buildings and highways that

connect them is another 10 per cent.

The next ten years will see the most severe of power and water shortages in every city across India.

The scenario in many suburban parts of cities is grim, with water tankers being the only solution even

in luxury homes.

A rash of homes and offices, hospitals and offices are on the rise. And they offer no solutions for

water, and power. They rely on obsolete genset systems that work only on diesel—another precious

liquid that we are running out.

Against this unsettling backdrop in India's seemingly chaotic urban milieu stands out ZED and the

array of near-incredible solutions. And what makes the proposition irresistible for customers is that

they are simple, easy-to-manage, inexpensive, compact systems that make every ZED home farm its

own power and water, manage its own waste, cleanse air with world-class AC's that cost little, bring

farm-fresh vegetables with home-patches that are easy-to-maintain, use the least of resources from

the grid or city source...

Every idea at ZED is aimed at one thing: make the city depend the least on forests and rivers for

power and water; for timber and minerals. Protect your lifestyle but in ways that we scale down

dramatically the abuse of natural resources. That's the future.

We do business

differently

There has never been any thing like it before. Paying ten times more for water; paying six times more for

energy in many residential and office blocks; air-conditioning not just for cooling, but to shut off noise and

the city smog.

Companies are, for the first time, advertising 'green' not knowing what to offer that is sustainable,

effective, efficient and competitive on pricing. Business promoters are seeing value in doing things green,

but don't know how to go about it. ZED has been way ahead of its times, and continues to be so.

AT ZED, we have presaged these directions with our work for the last 16 years. We have driven ecologically

sound solutions with smart solutions, with integration of ideas, with common sense and common

knowledge. We understand we cannot do something different from conventional business; we have built

extraordinary, world-class expertise in doing conventional business differently.

ZED has grown its business by creating homes, technologies and products that are driven by social,

environmental and business values. Triple bottom line, to us, is outdated. We do not believe CSR initiatives

are a fig leaf to hide maximizing gains. We do everything to create successful business models within the

framework of ecological sustainability with excellence in products for our customers.

They watch us in

disbelief

Making homes that are net consumers, with water and energy not drawn from the grid is still a thing of

the future. Not at ZED. It's been a road paved with success and very satisfying rewards for our customers.

Our success is only sweeter for our knowing that we could rely on no suitable business models from the

past.

And the results are there for us to see: there is nothing in the world that can compare with what we have

accomplished at TZED Homes or ZED Collective; at Trans Indus or TownsEnd; at WildGrass or ZEDExpanse.

The closest, perhaps, in the world to the ambitious reach that ZED has achieved is one small

development in Adelaide that sprung up in 2004, but the promoters did nothing after. There was

another in southeast London, and again, the company drifted away from its purpose, fazed as they were

by the reluctance of customers to buy into the values that were well into the future.

Back in 2005, we steeled our resolve to offer homes in a future project where the resident would be

completely independent of the power grid. We knew, then, that this meant installing home-specific

power generation systems that will cater to all needs of a home with zero reliance and complete

freedom from the external grid.

By 2010, ZED Earth was born. We saw that resolve fulfilling with our new crop of homes that combine the

finest finishes you can get, elegant furnishing and wood fabrication that is setting new standards, and

energy systems that raise the bar at the high-end villas at ZEDEarth with the way we power homes with

solar-wind hybrids.

It shifts the conversation so dramatically that the rest of the professional world is watching us in

disbelief.

Poised with a rare pool of talent, expertise and execution excellence, ZED is today poised for a leap

forward. It is a classic example of a textbook case study of such innovation-focused companies. We

saw that a pioneering company like ZED needs business strategies that are different from normal

business practice. Our early

projects saw us mainly sell to

a technically literate

customer base. By 2005, ten

years on, we hit a lull as we

sought to cross the chasm to

mainstream buyers. We

moved slowly through the

gulf over 2005-2010, as we

created profiles and target-specific segments of the population rather than trying to flow right into

the mainstream. Today our buyers are 'early majority pragmatists' and the number is growing. The

graph shows the demographics of ZED clients over the years.

The tipping point is not too far. It will be reached with the fruition of the current projects with the

abundant proof of performance that they offer. That will 'push' ZED homes into the 'late majority

conservatives' – Apple reached that point with the touchpad that related directly to the customer's

perception of benefit.

Because such innovation is not easy for the mainstream market to understand, our market strategies

are chalked out for competing with rival companies and for assessing the best distribution channels

for penetrating the target market.

Growth over 16 years

As we enter 2012, there has never been a time at ZED when we have had as much certainty of direction, depth of

professional management, and the prospect of growth as we have now.

We have 7.5 million sft of such green communities behind us. The projects currently under way span 1.2 million

square feet. We have 1 million more sft of deep-eco, zero-energy spaces launching in 2012.

ZED sees spectacular opportunities for growth in the next 3 years and rewards for our customers.

Our projects are smaller in scale, with clear, defined exits for execution and for market closures. No project

represents any more than 2-4 per cent of the market offerings of the area where we develop.

We are secure in knowing that our zero-energy homes target customers in the upwardly mobile professional

segments, with incomes that afford them the opportunity to access home loans of the right size. We ensure that

every customer sees potential for capital appreciation as s/he invests.
