The Old Rectory

Believed to date from the mid-1890s and then substantially extended in the early 1930s, The Old Rectory is a large and unlist-ed example of a country rectory of the period and is built of local stone with a Roman clay tiled roof. The property is situated on the edge of the village and is set back from neighbouring properties, centrally within its large garden. It was somewhat neglected when it was purchased by the current owners two years ago. Since then it has been totally renovated to a very high standard and is immaculately presented throughout. The renovation enabled a certain amount of re-modelling so that the former rear entrance to the property has now become the primary entrance and leads through to the stunning kitchen, off which are the adjacent laundry room and the large dining and living area. All three rooms are

floored with black limestone flagstones and the dining area has exposed oak roof timbers. Beyond the kitchen is the inner hall, which leads through to the walk-through snug and off which are the sitting and drawing rooms and the study. All three rooms are of a good size with large windows looking out onto the garden, with views through a line of mature trees to open, rolling countryside beyond. On the first floor are the guest bedroom suite which has a walk-through dressing room and en-suite shower room, three further large double bedrooms and the family bath and shower room. The second floor comprises a suite of conjoined former servants bedrooms, which now form a striking master bedroom suite comprised of the master bedroom with adjacent dressing area and bath and shower room.

Situation & AmenitiesThe Old Rectory is situated on the edge of the small

village of Charlton Adam, which has a parish church,

village hall, public house and village shop/post office. The
