The Property

Penrallt is something rarely available to buy – a substantial landholding with more than one business strand.

This hotel and holiday/leisure complex sits in a substantial site, with sea views, and offers hotel, self-catering cottage and leisure facilities. The approach down a long straight tree lined drive creates a real sense of arrival and as the visitor reaches the hotel the beautiful vista of Aberporth Bay catches the eye. The hotel is a superb Edwardian house, elegantly proportioned and with lovely features. The self-catering cottages add another leg to the business, and are a sector showing growth as more people enjoy this form of short and long holiday. Leisure facilities and excellent staff and owners accommodation complete the package.

This is a beautiful region and tourist attractions in the area include the nearby Blue Flag beaches in Aberporth, Oakwood theme park, a sea life centre and a butterfly park. The area is popular for walking, particularly on the Pembrokeshire Coast Path, together with dolphin watching, cycling and surfing at nearby Cardigan. There is business occupancy to be had to as nearby is Parc Aberporth, a technology park created on the former Aberporth RAF station which is focused as an operational test and evaluation centre for Unmanned Aerial Vehicles.

The property was acquired by the present owners in 2004. They have undertaken extensive works of improvement to the hotel accommodation, refurbishing all of the public areas and bedrooms and creating new letting bedrooms, both from former self-catering units within the hotel and from former outside self-catering units. Following the appointment of the joint administrators, the business closed for trade on 16th January. The opportunity exists to continue the work of the directors, extending it to the holiday cottages and creating an improved marketing platform to drive the business much more actively.

Dating from the early 1900’s the house has grace and style and a particular feature is the entrance hall with its lovely staircase and stained glass windows.

To the right of the entrance hall is the Bar arranged in two sections, one with a panelled bar servery for about 14 persons and the other about 16.

Terrace Restaurant/Bistro, a conservatory style room seating about 22 and with two sets of double doors out to the side terrace and gardens.

To the left of the entrance hall is the Lounge with dado panelling, fireplace, and doors through to the Conservatory. To the rear of the ground floor is a Meeting Room to accommodate about 20.

LETTING BEDROOMS26 letting bedrooms (24 double/twin and 2 single). Fifteen are situated in the hotel (ten on the first floor and five on the second floor) and 11 are garden rooms situated close by. Three rooms in the hotel have balconies with sea views.

SELf-CATERINGThere are 18 self-catering cottages. Each has a lounge/dining room/kitchen, two bedrooms and bathroom or shower room. Some of the cottages have sofa beds in the lounges; and each has one car parking space.

Some of the self-catering units were converted from former coach house and stables and others are new build. They are short terraces of property, attractively spaced within the grounds.

LEISURE CENTREThe leisure centre accommodation is arranged in two sections. In one section are the leisure facilities comprising a Swimming Pool with spa bath and children’s pool, Changing Rooms and Two Gymnasiums with a combined total of about 12 exercise stations. The other section comprises the Leisure Reception, with counter and pool table, and a Café Bar with seating for about 36 persons and doors out to an enclosed patio, a seasonally heated Outdoor Pool and surrounding paved area for loungers, etc. A former solarium has been converted into a Beauty Treatment Room.

OWNERS HOUSEThe house is an attractive building with private garden. Open plan reception/dining room, kitchen, second sitting room, conservatory sitting room, office and three bedrooms, one with en suite bathroom, and separate bathroom

STAff ACCOMMODATIONThere are Two two-Bedroom Staff Flats, each with sitting room, kitchen and bathroom, and One Staff Bed-Sitting Room.

Three self-catering cottages are currently used for staff accommodation.
