DESCRIPTION

The walled fore garden with shrubs and paved flagstones leads to the main entrance. A further path goes to a side door. There is a detached three car highly insulated garage and ample on street parking.

The present owners are very sad to be leaving the Willis having lived happily in the Grove for nearly fifty years. Their children and grandchildren have all played in the leafy seclusion of the garden. Roses, shrubs, pear, apple, and damson trees surround the lawn. The vegetable garden has apples, pears, red white and blackcurrants, jostaberries, gooseberries and figs. In spite of its ‘country feel’ the house is only a mile from the railway station. Sainsbury’s convenience store is five minutes walk away.

The entrance to the house is through an arched porch. A polished oak floor leads to the central staircase to the top of the property. Opening off the hall is the Drawing Room and Dining Room. In addition there is a washroom adjacent to the staircase.

The bright elegant Drawing Room has two windows with secondary glazing. Both have original shutters and look onto the garden. A marble fireplace surrounds a wood/solid fuel burning stove.

The east-facing conservatory doubles as a breakfast room. In the summer the vine provides shade and in the autumn many bunches of delicious black grapes.

ROYAL LEAMINGTON SPA

In 2015 the historic town of Leamington Spa was voted the third best place to live in the UK by The Times national newspaper. Many people are drawn to the area by the excellent schools, shops, parks and surrounding countryside. After a visit to the town it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors.

The town is split by the River Leam which runs east to west through the town. It was on these banks that the Pump Rooms was built for people to bathe in salty spa water to heal their ailments. As a previous Britain in bloom winner the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn.

The town is known for its excellent schools. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford upon Avon. Leamington Spa is also just seven miles from the world famous Warwick University.

WARWICK

The great fire of Warwick in 1694 destroyed much of the medieval town and as a result most of the buildings post date this period.

One of the most popular tourist destinations in Warwick is its world famous castle. William the Conquerer founded Warwick Castle in 1068 on his way to Yorkshire to deal with the rebellion in the north.

A consistent lure to the area for families is Warwick School which is believed to bethe oldest boys school in the country.

WARWICKSHIRE

Positioned in the heart of England the county is famous for being the birthplace of William Shakespeare. There are no cities in Warwickshire since both Coventry and Birmingham were incorporated into the West Midlands county in 1974 and are now metropolitan authorities in themselves.

Warwickshire hosts several key towns including Warwick, Stratford upon Avon, Kenilworth, Henley In Arden and Rugby to name a few.

The northern tip of the county is only three miles from the Derbyshire border. An average-sized English county covering an area of almost 2,000 km2, it runs some 60 miles north to south. Equivalently it extends as far north as Shrewsbury in Shropshire and as far south as Banbury in north Oxfordshire.
