At the close of 2015, Tides IV had 25 residences under contract at an average price of $907,520. Under contract are a wide mix of residences from our smallest one-bedroom at $430,000 to our largest penthouse at $2.25M. The success of the pre-construction sales program demonstrates that there is strong demand for luxury, low-maintenance, residential real estate in A+ locations. We have found that by designing a building with thoughtful floor plans and finishes, great amenities, and a

walkable community, it appeals to multiple generations and owners. Plus, who doesn’t enjoy a beautiful view overlooking the marsh and Harbor? So far, our future owners have come from Omaha, Nashville, Atlanta, Connecticut, New Jersey, and Newfoundland, but the large majority coming from the immediate Charleston area. Contrary to the market dip we typically see in the Fall season, as the building went up, so did the activity. The topping off of the

building in October was perfect for those who wanted to get in on the ground-level, but wanted to tour the building and take a first hand look at the spectacular views. We had four new families buy in November and December for an average price of $992,000. In all, it was a fantastic year, but the best is yet to come! Construction: Tides IV is on track to be completed this coming summer. Sales and Marketing: Our next release of residences will be around the first of March. By then, the building will be far enough along that prospective buyers will get a good sense of the finish level, size, and views.
