    RELATIONSHIP TO THE COMPREHENSIVE PLAN: The Tulsa Comprehensive Plan identifies thesubject property as part of a "Mixed-use Corridor " and an "Area of Growth".

    Mixed-Use Gorridors are Tulsa's modern thoroughfares that pair high capacity transportationfacilities with housing, commercial, and employment uses. Off the main travel route, land uses includemultifamily housing, small lot, and townhouse developments, which step down intensities to integratewith single family neighborhoods. Mixed-Use Corridors usually have four or more travel lanes, andsometimes additional lanes dedicated for transit and bicycle use. The pedestrian realm includessidewalks separated from traffic by street trees, medians, and parallel parking strips. Pedestriancrossings are designed so they are highly visible and make use of the shortest path across a street.

    The purpose of Areas of Growth is to direct the allocation of resources and channel growth to whereit will be beneficial and can best improve access to jobs, housing, and services with fewer and shorterauto trips. Areas of Growth are parts of the city where general agreement exists that development orredevelopment is beneficial. As steps are taken to plan for, and, in some cases, develop or redevelopthese areas, ensuring that existing residents will not be displaced is a high priority. Þlr. Messick stated cìearly that the proposed addition 'is not apublic warehouse. The proposed site is located in the middle of three (3)commercÍai uses as of now, with Messick Construction on the east, SonicDrive-in to the west and Green Thumb Garden Center to the south.

    Mrs. Purser asked if the proposed bui'ldÍng would be attached to the exÍst-ing building, and Mr. Messick stated that it was a separate building. Mr.Messick also stated that it is a one-story building, approxímately 201hìgh, with a mezzanine floor in the center.

    Chairman Lewis asked about the elevation and Mr. Messick stated that thebuilding wou'ld be on the south side of 58th Street with the lower halfbeing masonry and the upper half beÍng metal.

    Chairman Lewis asked what was located north of the subiect property andMr. Messick said there !ì,as a vacant lot wíth CS zoning.Mrs. Miller stated that the office building located to the east of thesubject property also belongs to Mr. Messfck and is in the process ofconstructing office bui ldings.

    The Board asked Mr. Messick if he couJd do without the upper half, or atleast part of the upper section, but Mr. Messick felt that he needed ìtall for storage.Mrs. Purser told Mr. Messick that he needed to prove a hardship.

    Chairman LewÌs stated that the appearance of the proposed building wouìdlook like an jndustriai-type buí1ding. He also advised Mr. Messìck ofthe probìem, being the height of the building.
