The Unifold Gutter Lining System – An Introduction

Ampteam designed the Unifold Gutter Lining System some 15 years ago and from its introduction to the present day its development has continued and it is now the most complete and effective lining system available. There are no circumstances within existing gutters for which there is not a credible and correct solution. The Unifold system and its derivatives are the only products which are manufactured by Ampteam so the company’s energies are entirely focused towards design, manufacturing and service excellence. Unifold is a totally engineered product, manufactured using processes either developed by Ampteam or using the latest technology. Our machinery provides supreme accuracy, for example, folding tolerance is within plus or minus 0.3mm over a girth of 1500mm with complete repeatability. These are tolerances usually unheard of within our industry. Our fabrication techniques, whilst employing basic sheet metal technology, are totally unique. Using our hinge principles we are able to form and fold components that would normally be impossible. This ability has been an invaluable aid to the system and its component development. Unifold is guaranteed for a period of twenty years and this includes the installation. To date there has never been a call on this guarantee. Apart from the quality of materials supplied, the reasons for this success are due, I believe, to company policies which are “cast in stone” as follows:- Unifold is installed by approved contractors whose installation teams have been fully trained by Ampteam personnel, either on site or at the company premises. When-ever possible gutters are surveyed by Ampteam personnel. The company actively encourages contractors to use its survey services and this is available throughout Great Britain. Each Unifold solution is designed to provide the client, the building occupier, with the best possible solution and on occasions this will result in an improvement in performance to the original gutter Each Unifold consignment is supplied to site in its most complete form possible, leaving site personnel the easiest of tasks to fully install the system. It has since become the most comprehensive, entirely bespoke system available able to cope with complete success almost any circumstance encountered. Each prospective installation is treated as an individual with due consideration given at the design stage, following a survey, to improvements to the original gutter and outlet capacities. No other system can increase capacities or improve existing gutter systems with the ease of Unifold. Following design, “try” samples are sometimes used to site assess any likely fixing problems and following installation by an approved contractor, the gutter lining is guaranteed for a period of 20 years. Before & After Photographs of the HM Land Registry – Coventry More than 150 metres of Unifold was installed at HM Land Registry, Coventry. This installation utilised the Unifold patented clip-joint system designed to allow joints to be competently and successfully completed behind obstructions and where access is particularly difficult. The existing gutter systems installed on the roof of the building were manufactured from GRP (Glass Reinforced Polyester). The GRP gutter joints had broken down due to thermal movement, for which this material is particularly prone. In order to ensure the integrity of the lining, system expansion joints were strategically introduced to induce Unifold to move in complete unison with the gutters beneath. This was the second HM Land Registry building to receive Unifold. The previous installation was in Leicester.

Before & After Photographs of the Post Office – Oxford The above photographs depict the Unifold installation to the Post Office distribution centre, Oxford. More than 700 metres was installed on two buildings both of which had corners and the larger of the two buildings also had tees and factory fabricated sloping cascade sections which discharged the valley gutter to the boundary wall gutters which were at a lower level. This installation has been one of 12 Post Office properties to receive the Unifold treatment over a period of two years. The Swansea distribution centre is another notable installation as this was part of a major roof refurbishment programme designed to conform to current Document L2 regulations.

After Installation Photographs at Stratford Tools, Buckingham. The above photographs show a Unifold installation to Stratford Tools. The building had been plagued by persistent leaks and although several alternative treatments to the gutters had been considered, Unifold was chosen due to its guarantee and projected longevity. More than 350 metres of Unifold was installed including corners and tees as the roof was of hipped construction. Mr I D Henson, General Manager of Stratford Tools, wrote to us and expressed his satisfaction with the system.

Photographs showing the longevity of Unifold. Federal Mogul – Slough Ampteam were given the opportunity to inspect more than 1000 metres of Unifold which had been installed more than 15 years ago. The gutters at Federal Mogul, Slough were being cleaned and certain areas were given special attention to ensure that the surface of the gutters could be inspected. There was no deterioration to the surface of the gutters, or its component parts and this gives every indication that the projected lifespan of Unifold, above 35 years, can be confidently expected. Following installation, Unifold cured all the existing gutter leaks and the building has since remained water-tight. Once sealed, the system will not develop a leak due to the double-sealed joint technology and the cold vulcanisation of the joints.

Before & After Photographs of Corus at Grantham Corus, formally British Steel Corporation, have received the Unifold treatment many times. Since the first installation some 14 years ago, Corus buildings countrywide have had Unifold installed, many of which have been over 500 metres. The above photographs show the before and after treatment of the Corus distribution depot at Grantham where more than 550 metres was installed.

Photographs showing examples of Laid to falls Unifold is often laid to falls, either to line existing gutters which are already laid to falls, or to create the falls condition with the use of tapered insulation, which is usually Cork. The above photographs show a typical installation of several for a major Aerospace company who we are not allowed to name for security reasons. Any laid to falls condition should have a minimum fall of 1:200. Any slope less than this should be carefully considered. Ampteam Technical Department should always be consulted if this type of installation is being considered.

MG Rover, Longbridge Before the unfortunate demise of MG Rover, there were several installations of Unifold above sensitive production areas. The above photographs show before and after treatments.

Lords Cricket Ground, Indoor Cricket Pavilion An installation to the Indoor Cricket Pavilion at Lords Cricket Ground was the result of some two years of design study and consideration to correct gutter deflections and broken gutter joints in the fully welded aluminium gutters. The broken gutter joints were the result of thermal expansion and contraction and were causing leaks into the building. The deflections in each of the four valley gutters and two outboard gutters resulted in standing water up to 60mm deep within the first 20 metres of the building. Unifold was chosen to correct the deflections using cut to falls insulation to provide positive falls of 1:200 in the problem areas. This resulted in the need for a new front Unifold gutter which was installed within the canopy at the front of the building and this was discharged to new drains via siphonic outlets and pipework systems. The work has been achieved with acceptable aesthetic conformity and has been fully water tested.

UNIFOLD GUTTER SYSTEMS

GENERAL SPECIFICATION &

MAINTENANCE INSTRUCTIONS UNIFOLD gutter systems are manufactured from a composite sheet consisting of a synthetic rubber membrane fully bonded to a galvanised steel sheet using a high pressure bonding process. The resulting bond is unaffected by the extremes of heat, cold or moisture normally experienced on roofs and buildings. The lining and its metal substrate form a homogeneous composite sheet giving optimum wet life performance with the strength, workability and handling qualities of steel. UNIFOLD employs CARLISLE SYNTEC “SURESEAL” EPDM which is a fully cured, single ply synthetic roofing membrane made of ethylene, propylene, diene, terpolymer which is renowned for its very long term stability and lifespan in excess of 50 years. “Sureseal” EPDM membrane is covered by British Board of Agrément Certificate No 92/2791, copies of which are available on request.

TECHNICAL SPECIFICATION - MATERIALS & COMPONENTS 1) CARLISLE SYNTEC “SURESEAL” EPDM MEMBRANE

A Black ELASTOMERIC MEMBRANE with a good combination of high elasticity and tensile strength.

Temperature stability from -45 degree centigrade to + 130 degrees centigrade retaining elasticity at low temperatures and resistance to temperature shocks up to 250 degrees centigrade.

SURESEAL has excellent resistance to U.V radiation and ozone concentration base. 2) STEEL SUBSTRATE HD Galvanised mild steel to E.N.10142-1991– FE PO2G / BS 2989/1982 Z2/G275, 0.7mm thickness. To provide further protection for the galvanised steel substrate, it is provided, as a

minimum specification, with a heat cured, high performance polyester topcoat over a corrosion resistant primer.

UNIFOLD STANDARD COMPONENT LENGTH - 2800mm 3) SOLE BOARD (closed cell Insulation Board) Extruded Polystyrene “STYROFOAM” I.B board (or similar approved) minimum density 28kg/m3 and

thermal conductivity value 0.033 w/mk. Insulation thickness to suit gutter bolt head/stud intrusion height and thermal requirements.

4) JOINTS: mechanical means utilising butt straps join Unifold gutter systems. There are

two types of butt straps. Type 1 - fixed with 4.2mm diameter low profile drill screws. Used for normal

installations Type 2 – Clip joint – Used for difficult access situations Both types are sealed with P40 polyurethane mastic which is permanently flexible. Mastic service temperature, -40 degrees centigrade to +40 degrees centigrade (dry) &

+50 degrees centigrade (wet). Following installation joints are further protected by an EPDM membrane strip,

covering the whole joint and fixings which are cold vulcanised in position. Normal width of membrane strip is 150mm.

5) OUTLETS: 1) E.P.D.M Elastoform factory fabricated in a spigot format to suit specified

down pipe sizes. Positioned through a cut hole into the Unifold gutter and spliced (cold vulcanised) into position in accordance with splicing instructions.

2) EPDM Sureseal Metal/Membrane factory fabricated in a spigot format to

suit specified downpipe sizes. Used to replace corroded outlets or provide new ones. Also used as a security point, at each side of an expansion joint, for Unifold.

All outlets can be manufactured to suit any existing outlet type 6) FABRICATION: Items to complement the system such as Sumps, Side boxes, section

changes are fabricated and sealed in the factory. These items are most often manufactured within a small section of Unifold to enable the simplest of operations to install.

7) HANDLING & PROTECTION: EPDM can easily withstand without damage, limited foot

traffic and light concentration loads associated with installation and maintenance. All maintenance or repair crews should be advised that the gutters are EPDM membrane lined and that care should be exercised to prevent damage. Any possible damage should be reported immediately. Ampteam Ltd recommends that a log is kept of all roof top activity.

To avoid damage by sharp objects during roofing work programmes and particularly where the gutter is to be used as a walkway or work platform during these programmes then the gutter should first be cleaned in the prescribed manner, and then adequately protected by boards. On work completion and removal of boards, the gutter must be inspected for damage.

8) MAINTENANCE (Please see Unifold Care & Maintenance Guide)

a) The roofs of all buildings should be inspected at regular intervals as part of a planned maintenance programme, particularly where the building is in or near a wooded area, subject to high winds, or there are industrial pollutants which may accumulate in the surface water run-off.

b) CLEANING

i) EPDM gutter should be fully swept out and cleaned by hosing down and swept with

a soft broom. ii) Shovels or metal scrapers should never be pushed or pulled along the surface of the

EPDM. iii) Following sweeping, the EPDM surface should be inspected for signs of surface

damage particularly at joints or seams. iv) Remove, clean and replace all balloon gratings. Exercise care to prevent damage to

EPDM membrane outlets.

c) DAMAGE REPAIR

EPDM can be repaired throughout its extensive life using the following procedure.

i) Clean round the damaged area. ii) When repairing membrane which has been in service for some time, it is necessary

to remove accumulated dirt by first scrubbing the membrane with a brush and warm soapy water.

iii) After rinsing with clean water and drying, a second cleaning is required using a splice primer to prepare and reactivate the membrane.

iv) Cut a patch of membrane that extends minimum 80mm on each side of the boundaries of the damaged area.

v) Round all the corners of the repair piece. vi) Install the splice fully in accordance with splicing procedures.

9) APPROVED CONTRACTORS

Our network of approved installation contractors are available to affect repairs, clean gutters and to inspect for damage should this service be required.

existing gutter joints. (Thickness to suit height of bolt/nut/stud intrusions). 3. Install Unifold stop-end at commencement of run and lay Unifold gutter lining system

fully in accordance with manufacturer’s instructions. Note: Sole board to be installed together with the Unifold and at a similar pace.

4. Determine position of existing outlets as lining progresses, cut hole in Unifold 5mm-

10mm larger in diameter than existing and fit system outlets fully in accordance with manufacturer’s instructions.

5. Cold vulcanised Sureseal Pressure Sensitive membrane flashings, 150mm wide and to

the complete girth of the Unifold, over each joint area, fully in accordance with manufacturer’s instructions.

6. Provide system Tie-off kits (1 no per 50 metres) as provided by Ampteam Ltd, to be

used for over-night weathering of incomplete runs and as emergency measures to prevent storm water penetrating the Unifold and existing gutter cavity.

7. Following completion and final inspection provide Unifold 20 year guarantee.

UNIFOLD GUTTER SYSTEMS

UNIFOLD GUTTER LINING CARE AND MAINTENANCE GUIDE The UNIFOLD gutter installed on your roof will provide a long and trouble free life, however, in order to ensure your system performs to its fullest potential please observe the following care and maintenance requirements. 1. Ampteam requires that a Unifold gutter inspection be conducted at least once a year

by a qualified Approved Contractor. 2. Ensure that the gutters are cleaned on a regular basis. Pay particular attention to

outlets by cleaning all debris. Remove, clean and replace all balloon gratings with care to avoid damage to soft membrane outlet liners.

3. Ensure that the EPDM surface of the Unifold is not exposed to liquids such as

solvents, greases, oils, animal fats and petroleum products or other hazardous wastes as these may adversely affect the membrane.

a. If the membrane is subject to contact with any kind of chemical, Ampteam should be contacted immediately.

b. Should petroleum products, solvents, greases, oils etc. come into contact with the membrane surface of the gutter, clean the area immediately with Splice cleaner or unleaded gas.

4. If the gutter is to be trafficked on a regular basis i.e.: more than once per month,

protective walkways should be provided. 5. Caution all maintenance staff and tradesmen servicing the roof and roof equipment that

the gutters are EPDM lined and that they should proceed accordingly. If work is to be carried out within the gutters, i.e. to service glazing, then the gutters should first be cleaned and the protected with boards. Following work, the Unifold must be inspected for any damage and any suspected damage should be reported immediately. Ampteam recommends that a log is kept of all rooftop activity.

6. Should a leak or damage be reported: a. Try to determine the cause if possible. A leak may be the result of a blocked

outlet or overflow, or due to damage to the membrane. (Cuts will remain wet and a darker colour than the surrounding membrane when dry.)

b. Make temporary repairs using Lap Sealant or Water Block Seal or other non petroleum based caulking.

c. Contact Ampteam or a Unifold approved contractor immediately.

Failure to maintain Unifold could negate your guarantee.
