Request for Registration of Usufruct Contract

This service allows clients to apply to register a Usufruct contract, which is an investment contract between the land owner and the persons or entities developing the land. The land must be vacant land intended for commercial use. (The land developer under a Usufruct contract must be a UAE national where the land is not in a freehold area).

Required Documents

1- Letter from both parties requesting the registration 2- Three copies of a Usufruct Contract certified by an advocate or

legal consultant3- Original Title Deed 4- Attendance of both parties to sign relevant documents

Fees

1- 1% of the value of Usufruct contract2- 250 Dirhams as Title Deed issuance fees 3- 100 Dirhams as Map Issuance Fees 4- Knowledge Dirham Fee of 10 Dirhams (added to each fee)5- Urgent processing fees: 5,000 Dirhams Innovation Dirham fees

Request for Registration of Long-term Leasehold

This service allows clients to apply to register a Usufruct contract, which is an investment contract between the land owner and the persons or entities developing the land. 1- Original Title Deed2- No Objection Certificate (NOC):3- Verification of the expiry date of the certificate4- Verification of the number of buyers in the certificate5- Inquiring about the allocation of areas (in case of multiple buyers)6- Sale Agreement (MOU)7- Legible black and white copies of valid Passports or Emirates ID

cards of the Seller and Buyer• UAE Nationals (Citizen File Number + Copy of Nationality

Certificate)• Non-UAE nationals (Copy of the residence permit, no objection

certificate and passport)

Documents required from companies, are the same documents required in case of ordinary sale.

Fees

1- Seller: 2% of the sale price2- Knowledge Dirham Fee of 10 Dirhams3- Buyer: 2% of the sale price, in addition to the following:4- 250 Dirhams as Title Deed issuance fees5- Map Issuance Fees: 100 Dirhams for a land plot, or 250 Dirhams for

villa or apartment6- 30 Dirhams as Knowledge Dirham fees (10 Dirhams added to

each fee)

Registration Fees • 4,000 Dirhams, if the real property price exceeds 500,000 Dirhams• 2000 Dirhams, if the real property price is less than 500,000

Dirhams

In case of partial sale, the Registration Fees will be as follows: • If the sale price is less than one million Dirhams (AED 1,000,000),

no fees will be charged• If the sale price exceeds one million Dirhams (AED 1,000,000),

4000 Dirhams will be charged

Registration Fees will be charged once for each real property irrespective of the number of transactions (provided that all transactions take place on the same working day)

Urgent processing fees: 5,000 DirhamsInnovation Dirham fees
