WE ARE CREATING A NEW LONDON

We’re building a new destination to fast-forward London’s eastern quarter. It’s one of the capital’s most ambitious and high-profile projects, transforming 35 acres of waterfront into a vibrant place to live, work, and enjoy.

The regeneration of Royal Albert Dock is well under way, and the future of London has started.

Page 8: WE ARE ABP - LoopNet...We’re as passionate about our heritage and history as weRoyal Albert Dock are about our future, which is why we’re breathing life into our listed buildings

Our 3.3 million square feet of office space will suit every size of business: for international headquarters to SMEs, there’s room for everyone.

2 / 15ROYAL ALBERT DOCK IS BUILT FOR BUSINESS

Royal Albert Dock 12 — 13

We’re totally unique to the market because of our design, and at a scale making it easy even for a single SME to take an entire building as their corporate HQ. It’s surprisingly human-sized, thoughtfully created with exceptional room inside and outside, for everyone to do their best work here. Twenty compact Type A and one large Type B office building mark our first release in flexible buildings and floor-spaces, available for companies to buy or to let on long- and short-term leaseholds.

3 / 15 Imagine Berlin and Bond Street and Florence and Farringdon all within easy reach. Our unique position gives you a bird’s-eye view of London City Airport and makes it just as easy to foster international relations here as it is to connect to the rest of the capital.

And it’s just getting better. London City Airport already connects Royal Albert Dock to more than 40 destinations across Europe, and in the near future it’ll be easy to get to Moscow, Tel Aviv, Dubai, Mumbai and the eastern seaboard of the USA.

London City Airport’s new CEO, Robert Sinclair says: “This is an airport playing a vital role connecting Britain, and in particular its business community, globally. Through our City Airport Development Programme we’ll be serving 6.5 million passengers per year, and 111,000 flight movements by 2025 – adding much-needed aviation capacity at a time when Britain needs it most.”

THE NATURAL FUSION OF EAST AND WEST

We’re creating a new global community with connections across the UK, to Europe and Asia. We’re giving enterprises the opportunity to sell services and products to and from the UK and Asia as well as Europe. A new formula for business in a global village where the Far East can connect with businesses in the UK and forward-thinking UK companies can easily reach the Asian market.

There’s nowhere else in London like it.

5 / 15LONDON'S ONLY ENTERPRISE ZONE

Royal Albert Dock 18 — 19

Starting a business here means having access to more than modern, brilliant new office space, because that’s just a tiny part of the picture. What’s unique is knowing that the task force set by the Mayor of London and the Mayor of Newham is now directing investment into the Royal Docks and is committed to making this London’s next fantastic destination.

Drive business growth in a place that puts business one step ahead. As London’s only Enterprise Zone, Royal Albert Dock is the capital’s only area where business rates are being reinvested into infrastructure improvements, exciting cultural programmes, and attractive and innovative public realm, so it makes great business sense to be in a place that’s always improving, always future proofing.

Page 12: WE ARE ABP - LoopNet...We’re as passionate about our heritage and history as weRoyal Albert Dock are about our future, which is why we’re breathing life into our listed buildings

We’ve got something even better for business – value. We’re the New London, with rental and operating costs that are 70% less than the West End. Close in geography yet far easier on pricing, being here allows business leaders to invest smarter, and keep more within the business.

6 / 15EAST LONDON IS A SMART INVESTMENT

Page 13: WE ARE ABP - LoopNet...We’re as passionate about our heritage and history as weRoyal Albert Dock are about our future, which is why we’re breathing life into our listed buildings

We’re building our own Low Carbon Energy Centre to create a better, greener, and more efficient business environment. The Centre provides heating, cooling, and power to all the buildings in the Royal Albert Dock and ensure your business is always switched on, and always connected.

High-speed Crossrail opens at exactly the same moment our first buildings are ready: perfect timing for London’s newest business destination.

London’s largest and most ambitious new transport line joins three DLR stations, London City Airport just five minutes away, and an abundance of bus transport, bike lanes, and good road links to the M11, all making connectivity natural here. Reach Canary Wharf in only five minutes, Farringdon in ten, and Bond Street shopping in less than 20, and by road, Cambridge is under an hour.

ROOM FOR INTERNATIONAL BUSINESS

Our office buildings are designed with one person per 10 sq m as minimum, so there’s much more room to breathe. Everywhere is created with 21st-century international business in mind, to care for employee well-being giving lots of natural light, fresh air, and inspiring views, as well as super-fast connectivity and so help retain top talent.

Influences from our links to the Far East will push the pace of innovation here faster than ever, as businesses will benefit from a first look at exciting new technology and concepts from our partners in Asia.

Having unprecedented access to UK business from Asia is key for a global-thinking company. We are the best place to connect to Europe and the rest of the world, with the space we need to do it right.

A new hub in London is always an exciting place to be for business as it allows you to be able to see the pace of change, welcome in the new, and be an integral part of it coming to life.

One of the most vital business assets is people and we understand the importance of recruiting and retaining the most exceptional talent. The Royal Dock benefits from its proximity to the University of East London Docklands Campus, as well as being close to some of the UK’s finest educational establishments in central London. We are within a district that can boast that it has Europe’s youngest and most diverse working population offering a unique set of skills, a young talent pool with an international mindset already here, so that business can tap into the latest thinking, technology and insights.

13 / 15GREAT PLACES ATTRACT GREAT PEOPLE

UEL’s former Director of Sport, David Cosford, said: “ABP is very strong in business and UEL also has a high-performing business school. Besides, our university shares this land and the dock with ABP, we are neighbours. Students can be the potential workforce of the new business district to rise from Royal Albert Dock.”
