SOLAR straatligte in Eldopark

Eldopark beskik oor baie goeie sekuriteit - kameras, elektriese heining, wagte, golfkarretjies ens.Weens beurtkrag en kabeldiefstal word hierdie leefstyl geaffekteer. 90% Van sekuriteit se vermoë word daardeur geraak en beperk. Kort voor lank word Eldopark `n teiken en hou dit `n verdere sekuriteitsrisiko in, omdat toerusting nie optimaal kan funsioneer nie. Dit gaan Eskom `n tyd neem om 100% aan die land se behoeftes te voldoen. Die voorstel is om die huidige straatligte om te skakel/verander na solaraangedrewe ligte. Feite: al die kameras het lig nodig om die beeld behoorlik op te kan neem. Die

batteryleeftyd van die kamera is 3 ure, sonder genoegsame lig kan die kameras nie beeldmateriaal vasvang nie. Patrollering word nie optimaal uitgevoer nie, omdat hulle slegs op die flitse kan staatmaak.

Besluit:

Die voorstel word in beginsel goedgekeur.

Moet aan die volgende vereistes voldoen:

Direksie, indiepte ondersoek uitvoer. Loodsprogram – Solar lig op blindkol area implimenteer bv Park 2. Kwotasies. Regte prosedure volg vir implimentering daarvan. Tshwane in kennis stel en skrywe rig.

Inwoners sal in kennis gestel word wanneer die Loodsprogram in aanvang sal neem.

Kragopwekkers

Volgens Gauteng North Regulations mag geen kragowekker groter as 10Kva geïnstalleer word sonder spesiale toestemming van Tshwane nie.

Die riglyne waaraan installasies in Eldopark moet voldoen is die volgende:

Gekwalifiseerde Elektrisïen moet die installasie waarneem en die Wetlike riglyne nakom. Sertifikaat uitreik na installasie. Diesel eerder as petrolkragopwekker installeer- die geraasfaktor is veel laer. Klankdemper.  “Change-over switch” wat die krag outomaties laat oorskop vanaf elektriesekrag na die

kragopwekker. Kragopwekkerkamer (optioneel). Goed geventileerde area installeer. Uitlaatstelsel (optioneel). Omhulsel volgens spesifikasies. Geen materiaal in die omhulsel – Brandgevaar. Veiligheid aspek - Brandblusser installeer.

Estetiese Huisreël – Geen kragopwekker mag van die straatfront sigbaar wees nie.

Herwinningprojek:

Open Sky is die herwinningsmaatskappy wat die afgelope jaar met herwinning in Eldopark betrokke was. Alle herwinbare materiaal sal op 'n weeklikse basis deur Open Sky ingesamel word. Sakke of 'n plasiekhouer Bin“Wheelie” kan gebruik word.

Eldopark, 230 huishoudings, moet deel vorm van hierdie projek, sodat die verlaagde koste geimplimenteer kan word.

Koste R13.50 BTW uitgesluit per huishouding per maand. Gekombineerde faktuur sal aan Eldopark uitgereik word. Verwyder vullis 1 x per week. Plastieksakke kan aangekoop word by die kantoor. 12 maande kontrak.

`n Kennisgewing sal aan Inwoners gestuur word, wanneer die projek geimplimenteer word, asook die vereffening van die maandelikse koste.

A notice will be sent to residents regarding the implimentation of the project, as well as the settlement of the monthly cost .

SOLAR: NupowerNupower is `n maatskappy wat in Solar geysers ens. spesialiseer. Hulle is bereid om solar geysers teen `n verlaagde prys aan Eldopark te verskaf en te installeer. Die solar word aan die huidige geyser gekoppel wat dit meer koste effektief maak. Daar hoef dus nie `n nuwe geyser geïnstalleer te word nie. Indien daar 5 of meer huise is wat sou belangstel, sal dit teen die verlaagde koste geïnstalleer word. Indien inwoners sou belangstel kan die kantoor gekontak word om meer inligting te bekom

MOI – Eldopark RulesNa aanleiding van vele klagtes oor inwoners wat nie Huisreël nakom nie is besluit om weer die gedeelte oor Huisreël te plaas.

Members not Complying with the rules of the HOA often justify their actions with the excuse that other members are doing the same. In other words, instead of following the prescribed rule they prefer to follow the bad example

This is unacceptable and constitutes a recipe for chaos, to say the least. Members who do not adhere to prescribed rules cannot appoint themselves as authors of new rules or use other members as example to break approved rules.

Although management has a supervisory function to ensure uniformity in the application of rules, members must realise that they themselves are in the first instance responsible to abide by the rules. Members cannot circumvent their responsibility and then afterwards expect management to decide whether something is acceptable or not.

If management fails to take steps in accordance with the powers vested in it, then members are fully entitled to criticise and to lay blame on management for not executing its functions properly. But non-adherence to rules cannot in the first instance be blamed on management.

Important elements of uniformity in applying rules are:

members must show their willingness to support adherence to the rules as prescribed; members must voluntarily strive to abide by the prescribed rules and if unsure consult wih

management; management must create a climate of discipline and co-operation in which members can operate; and

management must ensure that the prescribed rules are serving the interest of the community.

Pets in EldoparkA Number of complaints have been received. Please adhere to this rule.

8. Pets

8.1 The Local Authority by-laws relating to pets are applicable and will be strictly enforced.

8.2 A Member or tenant may not keep more than two dogs on their property without the written permission of the HOA.

8.3 Poultry, pigeons, aviaries, wild animals or livestock may not be kept on the ELDOPARK ESTATE.

8.4 Pets are not permitted to roam the streets and dogs must be kept on a leash in all areas at all times.

8.5 Should animal excrement be deposited in a public area the pet owner shall be responsible for the immediate removal thereof.

8.6 Every pet must wear a collar with a tag indicating the name, telephone number and address of its owner. Stray pets without identification tags will be impounded and handed to the SPCA.

8.7 The HOA reserves the right to request the Member or tenant to remove his/her pet should it become a nuisance.

8.8 Where pets become a nuisance and where owners do not comply to municipal regulations regarding animal control/behaviour and complaints received by fellow residents, and after warnings issued by the HOA to such owners, the matter will be handed over to the local authorities requesting the pets to be removed from Eldopark without prejudice to the HOA to take appropriate further action.

8.9 No animal slaughtering.

FINES AND/OR PENALTIES

20.4 Until amended, the following fines and/or penalties are to be imposed upon owners from infringements arising from their actions or the actions of their tenants /visitors /contractors employees or as applicable, in terms of the Memorandum of Incorporation

20.4.13 Dogs not kept within owner’s property or on a leash whilst out walking R500-00

20.4.14 Dogs fouling the roads and/or common areas R500-00

It came to my attention that contractors arrive at your gates on a mission to install pre-paid meters. Herewith a few pointers that is very important.

1.      Especially the so called PEU contractors cannot just pitch to install pre-paid meters.2.      They have to meet with the body corporate in advance to negotiate the installation process.3.      Owners have to be at home for the installation to enter into these contracts. They have to sign the

contract only if they are sure about the following.a.      That the meter was installed actually. Stupid request but necessary.b.      Have to ensure that the electricity is working. Most of the times the meter is installed but not

connected leaving the resident without power.c.      Make sure that the old meter was removed.d.      Leave contact detail of the customer care centre were problems should be logged. You cannot

report faulty meters at the council because the council cannot work on these meters. In the lack of wisdom the mayor sold these meters to PEU. They own these meters and not us. We, as a council, cannot assist with anything should it go wrong. That is definitely NOT “igniting

excellence” and DEFINITLY NOT INLINE WITH BATHO PELE PROINCIPLES. See the attached document on Batho Pele principles.

e.      Phone the numbers given before you sign the contract. These centres are seldom working properly so ask for a back-up plan if the centres are of line.

4.      Make sure that you contract stipulate the promised turnaround time when there is a service call.

I hope these few suggestion will assist you in ensuring that you have some idea what you are in for when the PEU meters are installed. Maybe you will understand also why the DA voted against the budget because we foresee this mess whereby the Mayor decided to sign away your ability to control the services you pay the council to administer on your behalf.

WHAT YOU SHOULD BE DOING IN JULY

Mulch over the tops of beds planted with spring-flowering bulbs and see that the soil does not become too dry.

This is pruning time for most ornamental shrubs. All that is normally necessary is to thin out growth somewhat and remove dead wood. When pruning hydrangeas cut back only those shoots which have flowered. Many garden shrubs and hedges, particularly Pyracantha and quince, are host plants to fruit tree pests. When spraying your fruit trees also therefore spray your roses and other ornamental shrubs.

In areas where lawns come into growth early it is not too soon to start pre-paring for the new season by thoroughly raking, brushing and spiking the turf.

PRUNING FRUIT TREES

The pruning of fruit trees takes precedence over everything this month. There are two reasons to prune. One is to shape the tree, in its early years, by inducing it to develop into a nicely balanced specimen, the branches so spaced that they will make a good framework to carry the fruiting wood. The other reason is to keep the tree free from dead wood, which would prove a harborage for pests, and to remove weak shoots and unwanted wood - branches which may grow into the centre of the tree, keeping out light and air, and branches which may rub against another. Here are a few more pruning tips:

Be sure all your pruning tools are keenly sharp and clean, and when large wounds are made protect them by painting them over with builders' knotting, lead paint, or sealing compound. Then the wounds will heal over nicely.

Always cut cleanly, just above a good strong bud pointing in the direction in which it is desired the branch should grow.

Gather up the prunings afterwards and burn them, for there are sure to be the eggs of insect pests on them, and when all is done spray them with lime-sulphur.PRUNING ROSES

Pruning of rose trees follows much the same lines.

Cut out all dead, weakly and badly placed wood, then cut back the remaining stems, to a good outward-pointing bud.

The harder you cut back the more vigorous will be the resultant growth.

Prune a weakly-growing tree severely, to encourage more robust growth, prune a moderately strong-grower more lightly, and just trim back unripe wood and preserve balance in those roses which show a natural tendency to grow strongly

The committee appeals to everyone in town to regularly give attention to the upkeep of structures and gardens in order to maintain the high standard of Eldopark. The contribution by all owners in this regard has a definite impact on the investment value of all our property.

…dankbaarheid, liefde, respek, mentor. Vadersdag is ’n dag waarop vaders bedank word, omdat hulle nie net vaders in naam is nie maar ook vaders in daad.

Italian Beef stewIngredients (4 servings)

1 onion, sliced 1 garlic clove, sliced 2 tbsp. olive oil 300g beef stir-fry strips, or use beef steak, thinly sliced 1 yellow pepper, deseeded and thinly sliced 400g can chopped tomatoes sprig rosemary, chopped handful pitted olives

Method

In a large saucepan, cook onion and garlic in olive oil for 5 min until softened and turning golden. Tip in the beef strips, pepper, tomatoes and rosemary, then bring to the boil. Simmer for 15 min until the meat is cooked through, adding some boiling water if needed. Stir through the olives and serve.Tip

Make it vegetarianLeave out the beef and cook 1 chopped aubergine and 1 chopped courgette along with the pepper. Finish by sprinkling over some feta cheese
