Finally it is offi cially fall. So far we’ve avoided frost and the tail end of summer has been quite pleasurable weather-wise. The meadows are all ablaze with wild asters and goldenrod…what a show that is! The annuals are fl owering with all the energy they can muster and the lawn seems to be in overdrive. I’m still mowing but not nearly as much as earlier in the season.. It is a chore that I no longer look forward to but it is better that shoveling snow I guess. Soon it will be time for the mower to get a fi nal cleaning and oil change before getting put in the back of the shed for the winter. The seasons just keep rolling along.

This is the time of year that I like to collect seeds from annuals that I want to reproduce next year. At the end of a dry day, I’ll collect the mature seedpods from some of my favorites and put them into envelopes for storage. Cosmos, cleome, marigolds, and my purple amaranthus will all contribute to the collection. I’ll also gather seeds from easy-to-grow perennials like conefl ower, the several varieties of gallardia that my wife Sharon started from seed several years ago and, of course, the black hollyhocks. There is such an abundance of seeds that I like to scatter what I don’t save into outlying areas and down the long driveway. Sometime they come up, sometimes they don’t. When they do it’s always a treat.

Even as they say farewell to the waning season, real gardeners are working away on projects to make next year’s growing season even better than the one just passing. There are bulbs to plant, perennials to divide and shrubs that might need to be relocated. As the season winds down, time can often be found to build new beds for planting next spring. This is the time of year I like to look for bargains as the garden centers discount shrubs and perennials to move them out before winter. Often the plants I get during these fall sales don’t look like much with the leaves falling off as they go into dormancy but, as long as the roots and stems are in good shape, I’m willing to take a chance. Sometimes the bargains are so good that I buy plants that I have no plan for but the price is so good that I can’t pass them up. These plants will often have to spend the winter in their pots while I come up with a plan for them. I’m not afraid to winter-over perennials in pots or balled-in-burlap shrubs or trees. It’s all a question of knowing how to bring them through the harsh winter ahead.

First, scout out a sheltered location. We know that our prevailing wind comes from the west and north. The east facing wall of a garage, shed or even the house is a great spot. The building will block the cold, dry air that can dehydrate our wintering plants. I’ve got a 4’ high retaining wall on the western side of my vegetable garden that works well for this purpose. Parallel to the wall, I’ll dig a trench deep enough to set my potted and balled bargains into. If I happen to have a tree that is so tall that it sticks above the wall, I’ll tip it on its side so the branches are below the top of the wall, protected from the wind. Then, I’ll fi ll around the pots and balls with loose soil and tamp it in. Until winter sends my treasures into complete dormancy, I’ll keep an eye out that they don’t dry out but, with rain such a regular feature this time of year, that’s not of much concern. As early as I can in spring, I’ll fi nd places in my landscape for my fall bargains and plant them (adding bone meal, of course). So now, even though I take advantage of the fall planting season as much as I can, I know I can keep any leftovers safe through winter even if I run short of time this fall. Thanks for the read.

Paint and PrimerPainting is a job that requires preparation and the right equipment. Oftentimes homeowners are unsure about whether they need to use primer before painting or if just paint will do the trick. Although there are no fi rm rules, there are certain cases where one or the other will be adequate.

Consider a room where the walls have been heavily stained, either by moisture infi ltration, rust or another factor. Deep-set stains may bleed through regular paint, therefore a primer should be applied to help block and lock-in the stain. When a room had previously been painted in a very dark color, like red or purple, a primer can help cover the color quickly without the need for multiple applications of regular paint. There also are specialized prim-ers that can be used in rooms such as kitchens and bathrooms that often contain a lot of moisture. These primers inhibit the growth of mold and mildew on painted surfaces. Prim-ers also may be used on materials, such as metal or plastic, to help the colored paint stick to the surface of the item. If a room is only to be painted white or tinted slightly with color, then a primer alone can be used. Certain primers seal porous wall surfaces so they do not absorb paint, requiring more coats for coverage.

Rooms that are being painted that are already white and free of stains or other surface abnor-malities may be painted suffi ciently with just a coat of regular paint. If skipping primer, look for a high-quality, thick paint that boasts good cov-erage in one or two coats.

There are new products today that offer primer and paint all in one combination. The jury is still out on the effi cacy of these new items, but ho-meowners can experiment with these paints to see if they work for them. Keep in mind that the cost of a combination product may be more than traditional paint and primer.

Undermount sinks are quickly becoming the most popular type of sink in today’s kitchens, likely because undermount sinks usually go hand-in-hand with solid-surface counter-tops. Since homeowners are choosing solid-surface materi-als, such as granite, quartz and even manufacturered stone for their kitchen counters, the need for an undermount sink becomes evident. Here’s why: Undermount sinks create a seamless surface that works well with solid-surface counter-tops while maintaining the counter’s aesthetic appeal. How to maintain your whirlpool tubWhen remodeling bathrooms, some homeowners prefer to add special features that give the room a spa-like feel. A whirlpool tub is one such feature that can help transform an ordinary bathroom into a relaxing oasis.

Whirlpool tubs have many benefi ts, which have helped the industry become a billion-dollar business. Massage and water therapy can be instrumental in reducing stress and easing tired muscles. Some people depend on a soaking bath with rejuvenating water jet propulsion as part of a sports rehab regiment or to alleviate pain associated with arthritis.

Whirlpool baths come in different dimensions and shapes to fi t just about every bathroom. The common shapes include corner size, recessed, platform, or freestanding. Whirlpools can also be sized to fi t two people or just one person. Many people prefer a corner style or a plat-form bath because they are easier to fi t than most.

Although the installation of an all-in-one whirlpool tub may be similar to a standard bathtub, with the addition of electrical hookup, the maintenance of the tub is somewhat different. There are certain products that should be avoided when cleaning or using the whirlpool bath to prolong its life.

* One of the plagues of any appliance that houses water is hard water. This can form scaling that may damage the internal components of the motor and water jets. Testing to see the hard-ness level of water may be a wise decision. This way a water softening system can be added to the home, which will also benefi t when doing laundry or running the dishwasher.

* Many whirlpool tubs list items that should not be used in the water while bathing. These may include sudsing bubble bath powders or scented oil additions, each of which may form a fi lm inside of the system, causing it to malfunction. Be sure to read the users’ manual prior to fi rst use or before introducing anything foreign to the tub.

* Tubs will require routine cleaning as well. Use a dampened sponge to rub off any grime and other deposits that can form an unsightly ring around the tub. Some whirlpool manufacturers will list recommended products for cleaning. In general, a mild, low-suds formula or a diluted bleach-and-water solution will be effective for routine cleaning.

* For tough grime, fi ll the tub just above the jets with water. Place about a capful of bleach into the water. Let the tub run for at least fi ve minutes to agitate the solution. Let the water drain and then rinse out the whirl-pool bath afterward. Bleach can also kill bacteria and pathogens that may have been left behind in jet plumbing that did not com-pletely drain out.

Whirlpool baths can be a prized addition to a bathroom and add re-sale value to the home. However, a whirlpool can quickly become ineffective if not properly main-tained and used.

Don’t be afraid of patternMany homeowners want to introduce pattern to their rooms but don’t know where to start. They may wonder if two patterns match or how to determine scale. It may take a little practice, but using pattern is easier than one may think.

Nothing adds visual interest to a room more than pattern and color. While homeowners may have the knack with color, they may shy away from pattern. Individuals can trust their instincts -- they’re usually right. For those who have mastered pattern with their wardrobes, it’s time to try out some pattern in home design.

Varying pattern size adds dimension to a room. Not every pattern should be the same size and variety, otherwise things can look too matched and staged. Try varying patterns of similar colors but experiment with size. For example, place a largely patterned area rug on the fl oor. An otto-man may feature a medium-sized pattern. Mix things up by alternating throw pillows in a fl oral or paisley print with subtle stripes. However, make sure the texture of the fabrics match. Gauzy curtains with heavy chenille pillows may clash.

When selecting patterned items, choose similarly colored items. This way even if the fabrics or patterns aren’t exactly the same, they’ll look cohesive through color. For a room to feel a bit more upbeat, consider complimentary opposite colors. If you prefer a more restful atmosphere, try a palette of colors from the same family. Just vary the intensity of the shades.

Homeowners who have gained some pattern confi dence may want to strike out on their own to create a room that is unique. Those who still need a little help may want to consider taking the path of designers before them. There are certain patterns and fabrics that have already been established as working together for certain design styles. Here are a few.

* American Southwest: Navajo patterns are at the forefront of this design style and can be used on upholstery or pillows. Use a smaller-scale stripe on window treatments. Solid-shaded throw pillows in a complementary color to the Navajo pattern will coordinate well.

* English country: This style is about large-scale chintz on sofa and draperies. Mix in narrow striped, slip-covered lounge chairs for a little extra panache.

* American country: A small fl oral print on the sofa or comforter can be offset with a large country quilt pattern hung on the wall as a wall treatment. Checkerboard checks, medium stripes on draperies or select crocheted valences coordinate well.

* 18th century: Lavish patterned fabrics in chintz or paisley featuring golds and rob-in’s egg blue are just some of the options for classic decorating.

* Modern: Mix stripes and geometric pat-terned items in splashes of color to add a modern feel to a room.

Individuals can experiment with patterns to make a room more personalized and less of a neutral blank page. If it proves diffi cult to come up with patterns that work together, look at design magazines or books for some inspiration.

Try out pattern, even if it is only on an accent chair in one room of the house. It can add vi-sual dimension to a space.

Home equity loans typically offer interest rates that are lower than those linked to credit cards or offered with other types of loans. The interest paid on these loans also may be tax-de-ductible. Home equity loans are a good choice for responsible homeowners who have the means to repay the loan. They can be a pitfall for borrowers who overspend and need creative fi nancing methods to pay off outstanding debt.

Using a home equity loan to make a home improvement should be done carefully. Financial experts say that the loan should only be taken if the renovation will add value to the home. Cosmetic changes and personal additions, such as a swimming pool, may not justify the cost of the loan.

Individuals can talk with a personal savings bank, the compa-ny that holds their mort-gage, a credit union, or an-other fi nancial institution to determine if a home equity loan is the right choice in this current market.

* Fertilize. Fertilizing in the fall actually helps the lawn come the early spring. Nutrients remain in the soil throughout the winter months, and the lawn will utilize those nutrients once the snow melts and the sun and warmer weather return.

* Aerate. Lawns typically become compacted by late summer, making it diffi cult for the grass to thrive. When fall arrives, aerating the lawn can relieve that compaction by removing plugs or cores of soil from the lawn. Once a law is aerated, the grass roots can spread out and thicken the lawn. It’s good to aerate in the fall when grass roots grow.

* Edge the property. Homeowners who live in areas that experience heavy snowfall in the winter might want to edge their lawns in the fall. (MS) -- Whether you’re an experienced DIYer or painting your fi rst apartment, one of the most important decisions you can make in assuring a quality paint job is the choice of painter’s tape. The right painter’s tape can make all the difference in achieving clean, straight paint lines, and protecting surfaces that you don’t want painted, such as glass, woodwork, wallboard, ceilings, and carpeting.

Before you buy your paint and painting tools, do your homework on the variety of tapes on the market. Read package labels carefully before making your selection. For most surfaces, a premium-quality painter’s tape will do the job. Here are four essential quali-ties to consider:

Resistance to “bleeding.” One of the biggest problems painters face is paint seeping under -- or “bleeding” -- beyond tape edges. This can cause messy lines and uneven workman-ship, and result in the need for frequent touch ups. It’s essential that you educate yourself about the characteristics of painter’s tapes and un-derstand the surfaces you will be working with before you make your tape selection. According to a report from the United States Department of Labor, the average American consumer spends slightly more than 34 percent of their paycheck on housing. The average U.S. consumer makes $63,091 before taxes, with average annual expenditures of $49,638. That translates to nearly $17,000 per year spent on housing. This includes utilities, fuels and public services (which combine for 7 percent of expenditures for housing), shelter (20.2 percent), household operations (2 percent), house-keeping supplies (1.3 percent), and household furnishings and equipment (3.6 percent). What might come as most surprising, particularly to homeowners, is their annual expenditures on transportation. Transportation expenditures account for more than half of what the average American spends on hous-ing. Homeowners looking to save money and improve their home, therefore, should consider the pos-sibility of spending less on transportation, the costs of which include gasoline. Interestingly enough, spendings on transportation signifi cantly outweigh what’s spent on food. Again, however, homeown-ers hoping to save for their next big home improvement project might want to consider eating in more, as the average U.S. consumer spends nearly $2,700 per year on food purchased away from home.

Things to consider when budgeting your home improvement projectHome improvement projects have become de rigueur for today’s hom-eowners. Be it a kitchen remodel or the ever popular man cave project, home improvement projects remain a goal for many homeowners.

As enticing as a home improvement project might be, no project can be successful until a budget has been established. The right budget will keep homeowners from going deep into debt when improving their homes, ensuring that, upon the project’s completion, they can fully en-joy their revamped castles without the specter of signifi cant debt hang-ing ominously over their heads.

Before beginning a home improvement project, homeowners can take the following things into consideration.

* Personal fi nances: It sounds simple, but homeowners must examine their fi nances before starting a home improvement project. Just be-cause a bank will loan out money for a project doesn’t mean the project is affordable. Homeowners should compare their monthly expenses with their incomes, and then determine what’s left that might be able to go toward a project. Monthly expenses include everything from gro-ceries to mortgage payments. When the comparison between monthly expenses and monthly income has been made, homeowners can get a grasp of just what they can and cannot afford.

* Credit score: Many homeown-ers fi nance home improvement projects with loans from the bank. Particularly in the current econo-

* Overrun costs: Not every home improvement project will come in at or under budget. Many, in fact, go over budget due to a host of factors. Homeowners should not be caught off guard when a project goes over budget. Instead, plan for the project to go over budget and expect such frustration. Allocate extra money in the original budget for overrun costs. This will reduce stress and frustration, and if the project comes in under budget, then there’s extra money when the project is completed. FH119218

Getting more for your money is a popular trend among consum-ers. As economic uncertainty reigns, smart consumers are looking for the best values in an effort to get the most out of each and every dollar they spend.

One of the best ways to stretch a dollar is to take better care of your vehicle. Buying a home and fi nancing a college education are perhaps the only times many consumers will spend more mon-ey than they do when purchasing a vehicle. But unlike a home or an education, few people take their vehicles seriously, all too often avoiding vehicle maintenance that can greatly increase a car or truck’s life expectancy.

Drivers who want to keep their cars going strong for years to come can do so in a handful of ways.

* Prevent, prevent, prevent. Preventive maintenance might seem like a boring way to spend a weekend morning or afternoon, but the efforts will be well worth it. Oil changes and fi lter replace-ments are quick and easy jobs but pay major dividends over the long haul. Drivers who aren’t comfortable performing these tasks themselves need not worry about costly trips to the mechanic. Routine jobs like an oil change or air fi lter replacement are rela-tively inexpensive, and today’s vehicles can go much longer be-tween oil changes and fi lter replacements. Each vehicle manufac-turer is different, so drivers should consult their owner’s manual and adhere to the recommended maintenance schedule.

* Stay balanced. Balanced tires are tires that will last longer. But an out of balance tire will not only shorten the life of tires, it can also do damage to the rest of the vehicle while simultaneously making riding in the car much less comfortable. When a tire is properly balanced, its mass is uniformly distributed around the axle, making for a smooth, vibration-free ride. However, an out of balance tire shortens the life expectancy of suspension com-ponents, including bearings and shocks. Repairs that result from an unbalanced tire can prove costly. Should a vibration occur as the vehicle accelerates (typically, this vibration will be noticeable when the car reaches speeds of 40-45 mph), chances are the tires are not properly balanced.

* Look good, feel good. The credo of “look good, feel good” isn’t only applicable to humans. In fact, a car that looks good likely feels good as well. Washing and waxing a car regularly helps avoid rust under the carriage and in the wheel wells. The longer a car goes between washes, the more likely it is to rust, and the paint is likely to corrode as well. There is no quick fi x to either of these problems, but preventive maintenance, like routinely washing and waxing the vehicle, can keep these potentially menacing issues from ever rearing their rusty heads. Preventing rust and corrosion is also a good way to ensure a car’s resale value does not diminish over time.

* Get out and drive. Cars that spend most of their life in stop-and-go traffi c likely won’t last as long as those that routinely get out and go. That’s because city driving with lots of stopping and going is very taxing on an engine. On a highway, air fl ow to the radiator, oil fl ow to the engine and everything that makes a car run is much more consistent, reducing the stress on the engine as a result. Con-stantly accelerating and decelerating is hard on an engine, while the consistent speeds of highway driving offer a welcome respite to the engine. City dwellers should get out and drive their car on a highway at least once a month for no less than 30 minutes. This is also a good way to get rid of potentially harmful condensation that can negatively impact engine performance.

When looking to get more for your money, one of the best ways to do so is to take better care of the car sitting in your driveway.
